TIMBER CREEK RV RESORT, LLC 2018 RULES & REGULATIONS The rules of this campground have been designed for your safety and comfort. PLEASE TAKE THE TIME TO READ AND REVIEW THESE RULES & REGULATIONS. Thank you for your cooperation in obeying all the rules and posted signs. EMERGENCY PROCEDURES All medical, fire, etc. emergencies need to call 911 immediately. If possible, please call the office and let them know the nature of the emergency so we can assist in any way possible i.e. opening the gate, etc. After hours for emergency calls only, please call 401-525-6374 to alert us of a medical or fire emergency. Septic pump systems have an alarm that can be silenced by pushing the red button. Please do so and then notify the office the following morning. Water leaks, etc., please call the emergency number. All nuisance related problems should be directed to the security person or come in the following morning to the office. During normal business hours contact the office for all concerns. An AED unit is available at the pool restroom. Most emergency personnel have access to a code to enter the park. QUIET TIME Quiet time is from 11 p.m. to 7 a.m. Children under 16 must be at their site or accompanied by an adult by 10 p.m. All others must be back on their site by 11 p.m. Campfires must be allowed to die down after 11 p.m. All outside music must be turned off at this time and only quiet conversation is allowed after this time. No partying will be allowed to go on after this time. Security will be doing rounds. SPEED LIMIT The speed limit is 10 mph in the park. Beware of speed bumps. Speeding will not be tolerated. Anyone receiving more than one warning may have their privilege of driving in the park suspended. This includes golf carts also. GATE ACCESS STICKERS To enter the park through the security gate you will need An access windshield sticker. Windshield stickers are issued in the office for $25 non-refundable for site holders only. Timber Creek window stickers will be installed by the office staff. All cars parking outside of the gate must be registered and have a pass hanging in windshield. INSURANCE Proof of r.v. insurance is required for all site holders. Make sure you have liability and comprehensive insurance and make sure it covers hurricane and storm damage as well. Hurricane damage and storms with related high winds including fallen trees on your trailer is not covered by Timber Creek RV Resort. Make sure your insurance covers this in the event something happens. We are in a hurricane prone area and a hurricane could happen at any time with little warning. Please be prepared in the event of a storm warning to secure your trailer and personal property as soon as possible. In the event of a hurricane warning when we are instructed by officials to evacuate the park, all persons will be required to leave immediately. Please fill out an emergency contact information sheet and hand into the office. In the event of an emergency we will notify you. UNITS RV s must be clean, modern and well kept. No trailers allowed over 12 years old. Park models (A-roof park models with asphalt shingles or steel roofing) may be allowed for up to 20+ years depending upon condition and upkeep. Flat-top park models 15 year maximum. No sale of this type of unit after 15 years. Prior to this any sale of this type of unit must be disclosed to the buyer that an upgrade will be required once unit is 15 years old. If for any reason a trailer or RV unit begins to look unsightly, unsafe or out of place in this park, at the sole discretion of the management of Timber Creek RV Resort, you will be given notice to upgrade your unit or we will refuse to renew your lease and you must remove the unit from the park.

VISITOR POLICY & FEES All visitors must register at the office. You as the site holder are responsible to register your guests. We reserve the right to refuse guests if this policy is not followed. Visitors must be preregistered at the office. We need to know how many vehicles are on your site (maximum of two) and how many people are on your site so we may direct your guests either to your site or to park in front of the registration building. Sites are limited to a maximum of 6 adults and 6 children including visitors. Holiday weekend visitors are limited to 2 adults and 2 children per site. Absolutely no visitors will be allowed to drive into the park on holiday weekends regardless of available parking in campground with the possible exception of handicapped vehicles and/or women expecting or with newborn. You may prearrange to use the picnic pavilion if you are having a group of guests. Daytime visitors must leave the park prior to 11 p.m. Anyone coming in after 7 p.m. will be charged the overnight fee. Anyone who has a site phone or cell phone needs to give the office your number so we may contact you when visitors arrive. Visitors are not allowed to bring in pets. No Exceptions. Monday through Thursday there is not a charge for visitors staying for only a couple of hours for a meal or visit. The visitor must still be registered at the office. Anyone using the facilities or coming in for a longer time period must pay the visitors fees. On Friday, Saturday and Sunday all fees will be charged. If your guest is out of the park within a half hour, the fee will be refunded. Visitors Fees: Per person per day Per person overnight 3 and under no charge 3 and under no charge 4 11 years old $3.00 4 11 years old $5.00 12 and older $8.00 12 and older $15.00 OVERNIGHT visitors fee is valid until noon time the following day. Season s Pass Fee for site holders only. Site holder s extra child fee: 3 and under no charge, 4 12 years old $75, 13 17 years old $100. Site holder s children fee (18 22 years old) is $150 and Site holder s children fee (23 years & older) is $175. Extra adults are $175. All seasonal passes are to be kept in the office. When your guests arrive we will hand the pass out to them. If the passes are not in the office, we will assume that you already have visitors on your site using the pass and any other visitors will be charged. When you are not on your site the only people allowed to stay free of charge, are immediate family up to 2 adults and 2 children. They must still register at the office. Anyone else who will be staying in your trailer need to pay the visitors fees and are only allowed 2 adults and 2 children per site. They must also register at the office. It is your responsibility to advise your guests of the fees and rules of this park. Any visitor not wishing to comply with the rules will not be allowed in the park. Be advised you are responsible for your guest s actions. GOLF CARTS Golf carts anyone planning on using a golf cart in the park must be at least 16 years old and possess a valid driver s license. Sixteen year olds must have a copy of their license in the office. The golf cart must have its own liability insurance. Your auto insurance does not cover your golf cart. Proof of insurance needs to be on file in the office before the cart is used in the park. Gas golf carts must be 4 cycle or you may have an electric golf cart. Headlights and taillights must be on your golf cart to operate after dark. Your site number must be on your golf cart in large numbers on front, back and sides of cart. Please follow manufacturer s specifications for seating capacity and never have more people riding in a golf cart than the actual seating capacity allows for. No modified or altered golf carts are allowed i.e. lift kits, oversize tires, etc. unless it is a factory direct installation as original equipment. Anyone under 21 years of age is not allowed to drive golf carts after dark. All golf carts must be back on site by 11 p.m. Exception would be for an emergency. REMEMBER: Golf carts are motor vehicles. While driving a golf cart you are subject to state motor vehicle laws thus we must require no drinking and driving and no one under the influence of alcohol is to operate a motorized vehicle in this park. This rule is for your safety, your children and neighbor s safety. Speed limit is 5 mph for golf carts. Anyone seen operating a cart suspected to be under the influence of

alcohol and or drugs will immediately lose their right to operate a cart in this park. Remember no atv s, minibikes, mopeds and hover boards allowed. You are not to drive any motorized vehicle while under the influence of alcohol in this park. Anyone who acts in a manner not keeping with the standards of this park due to alcohol and or drugs will be asked to leave. PETS Polite pets welcome-dogs and cats only with proof of rabies shots. At the beginning of each camping season we must have a current rabies certificate on file. Upon expiration you will need to give the office a copy of the updated rabies vaccination. No pets allowed on the premises that do not have a current rabies certificate. Pets must be on a leash at all times. Please use doggie pots located throughout the park. All pet droppings are to be immediately cleaned up regardless of where this is. Please see that they don t disturb other campers. Animals are not to be left unattended. No Dobermans, Pit Bulls, German Shepherds or Rottweiler s are allowed in the park. Any dog that shows aggression, barks constantly or becomes a nuisance to others will be asked to leave. Owners that do not clean up after their dogs will also be asked to leave. No more than two pets per site. Any dog that is causing a disturbance or showing aggression will be asked to leave the park immediately. Visitors are not allowed to bring in pets. No exceptions. DOG PARK RULES Park hours 7 am Dusk. Owners are legally responsible for their dogs and any injuries or damage caused by them. Any dog exhibiting aggressive behavior must be removed immediately. Dogs must wear a collar or harness at all times and owners MUST carry a leash. Owners are responsible for picking up after their dog. No dogs that are sick or in heat are allowed. Every dog must be accompanied by an ADULT, limit 2 dogs per person. Children under the age of 14 are not allowed in the park without a parent or guardian. No alcohol, food or glass allowed. Puppies using the park must be at least 4 months of age. Dogs should not dig or destroy property. Only registered campers are allowed to use this park. Dogs should be within view and control of owner at all times. Use of this park is a privilege and any violations will result in loss of that privilege and could result in being asked to leave the campground. POOLS Pools are open from 8 a.m. to dusk. No lifeguard on duty-swim at your own risk. No one under the age of 18 is permitted at the pool unless accompanied by an adult. No pets allowed in the pool area. No persons incontinent or infants in diapers are permitted in the pool. Children cannot be changed in pool area. All untrained children must be in swimmies. Any person known or suspected of having a communicable disease or open wounds cannot use the pool. Zero entry pool is for family use. Adult pool is for adults only please, 18 years old and up. There is to be no horseplay, running or diving at either pool. There is to be no glass, glass bottles, glass in coolers, etc, brought into either pool area. Please shower in our heated shower located in the adult pool area before entering the pool. Leave the sand and seaweed there not in the pools. Smoking is prohibited inside the pool area. No flotation devices, tubes or boogie boards are allowed in the pool. Exceptions will be made for arm floats and noodles. No reserving lounge chairs by placing towels, etc. All chairs are on a first come first serve basis. You must be present to save a chair. The cushions are for the wooden chairs only. No loud music. Recyclable bins available in the pool area. Please advise your guests of the pool rules. By state law no food is allowed in pool area. Please use the new shaded, eating area to eat your lunch. TRASH Please put your trash in the dumpsters located throughout the resort or leave trash for roadside pickup daily at 11 a.m. No other times. If you leave to go home after we have done our garbage rounds, please dispose of your own garbage. All fish, lobster and clam remains must be double wrapped in plastic bags before disposal in dumpsters. Recyclables need to be placed in container by main bath house. Recycling is mandatory. Furniture, mattresses, refrigerators, electronic equipment and other large items are subject to a disposal fee. Do not leave them by dumpsters. Make prior arrangements for disposal. DECKS, SHEDS & SCREEN ROOMS Decks, screen rooms, sheds, landscaping must be pre-approved by management. All decks must be under 400 sq. ft. and no wider than 10. They must be pre-approved by management and built in 10 sections. Type of lumber, heights, and railing types, as well as how it sets on the ground needs to be known. This is a State of Rhode Island law. Those who choose not to follow this rule of under 400 sq. ft. will be subject to removal of the overage. SAFARI area is restricted to a removable 10 x 20 deck. Sheds-maximum size is 6 w x 8 H. Any built by you or bought outside of Timber Creek RV Resort must be pre-approved by management. No plastic or rubber sheds unless approved by management. Sheds must be purchased through Timber Creek or of equal quality. Screen rooms must be factory canvas zip in type under rv awning or Dura-bilt type solid screen rooms. Stop in the office for brochures and information. Solid type screen rooms must be purchased through Timber Creek as we are a Dura-bilt dealer. No other units will be allowed. Other screen enclosures must be preapproved. REMINDER: All utilities are underground DO NOT DIG. Make sure you ask management if it s ok before you dig any holes or trenches. No outside contractors are allowed to do work in this park. You can do the work yourself provided it is done correctly and follows campground specs. A copy of insurance certificate must be on file in the office. SPECS for Park Trailers under 400 sq. ft., 2 holding tanks gray & black, rv/marine toilet and gas hot water heater. No dishwashers or washers and dryers allowed. All park trailers must be pre-approved by the management. WASTEWATER DISPOSAL All camping units at Timber Creek RV Resort must have marine toilets, black and gray water holding tanks, and shut off valves controlling each tank. The recommended size of black tanks is 40 gallons. In the event of a prolonged power failure, pump failure, or early in the season, prior to the activation of the pumping system, all wastewater must be held in the camping unit, until the pumping system is functional. Formaldehyde free chemicals must be used in all units. You must use a deodorizer and digestor for chemicals. Marine or RV toilet paper is required. Paper towels, cigarettes, and feminine hygiene products must not go into toilets. Dispose of grease and oil in the dumpsters only. Do not put grease or oil down the drain. Sewered sites please do not leave valves open. Close valves and empty when full. For non-sewered sites mobile pumping is available. Advance notice is required for scheduling pump outs. Pump outs are not done daily but on Wednesday s. Please arrange for your pump out by business closing time on Tuesday. There are additional charges for non-scheduled and weekend pump outs. Clogged systems and cleanouts are also subject to additional charges. Your gauge is not always an

accurate assessment as to what is in your tank. They are prone to catching debris and will give a false reading. To save everyone time and money don t go by your gauge. Gauges stick. Any units with more than one bathroom on a non- sewered site will pay an additional pump out fee. Any units with more than two valves will be charged an additional fee. Surface dumping of gray water in Rhode Island is prohibited and no dry wells are allowed. All waste water must be disposed of at dumping station. All pump outs must be prepaid. STORAGE All boats, jet skis and trailers must be kept in boat storage area. Storage fees need to be kept current or prepaid. There is no charge for boat trailers. Boats are not allowed in the park. There will be assigned spots for all boats, campers and trailers. You must check in at the office when leaving units in the storage area. The fee for a designated spot in the outside storage area during the camping season will be $50 per month. In the off season the fee for outside winter storage, etc. in an assigned spot will be $300. This is from the end of the camping season till May 1. After May 1 the fee will revert back to the monthly rate. Inside winter storage from the end of the season until May 1 is as follows: inside boat storage $400 (up to 20 ), inside golf cart storage $100 and inside car storage $300. Anyone using the storage areas will be required to sign a damage waiver. All indoor storage is at a first come first serve basis. KEYS Every site holder needs to give us a set of keys for their unit. Occasionally it is needed to shut off a smoke alarm, co2 alarm or for your convenience when a repairman is scheduled. Also when you forget your keys at home they come in handy. DELIVERIES-COX-REPAIRMEN You must schedule all appointments for repairs, Cox techs, etc. during business hours.. As of November 1 no outside contractors, deliveries, insurance adjusters will be allowed inside the park except in case of emergency. Work will be allowed to commence mid- April weather permitting. Do not schedule installation before May 1. LAUNDRY The washers & dryers are on a first come first serve basis. Please do not leave them unattended. If you do and are not there to remove your clothes when the cycle is complete, they will be removed. Please be considerate of others wanting to use this facility. AIR-CONDITIONING If you will not be in the park for an extended period of time, please shut off your air-conditioning unit. Help us to conserve electricity and keep our rates down. No air conditioning units in screen rooms. TRANSIENT SITE Site Roman Numeral X (10) in safari is available for relatives and friends of site holders in this park. Site holders wishing to reserve a site for a friend or relative must make the reservations for them. A onenight deposit is required at time of reservation. We must have 7 days notice for refund. Also if your guest will not be able to check in to the office prior to closing time, you will need to make other arrangements. Reservations will be taken for the upcoming season beginning April 1. FIREWOOD We have been informed by the state that there now is a moratorium on bringing firewood into this state because of the threat of the spread of the Asian long horn beetle which has devastated sections of Massachusetts and other states. This is a very serious pest as it completely kills all hardwood trees very quickly. All firewood must be purchased in the state of Rhode Island that is brought into this campground. The last thing we want to do is lose all our trees. You must comply with this new regulation. MISCELLANEOUS An adult member of the campsite must be present at all times when the site is in use. No one under the age of 21 is allowed to occupy the site without an adult present.

Two cars only per campsite. Please do not park on other people s sites. Your neighbor may come in late in the evening and not be able to park on his site. Remember all public buildings and the pools at Timber Creek are non smoking. This is a RI State law. Please respect our environment by not cutting down trees, brush, shrubs or removing any branches without management s permission. For safety, your children should be supervised by an adult when at the playground or fishing at the pond. Please be considerate of other campers. Do not do such things as cut through other campsites, keep an untidy site or act discourteous toward other campers. Pond is for fishing and canoeing only. Fishing is catch and release. No swimming please. No Tents allowed. No outside refrigerators or kegs. No clotheslines except portable types attached to the trailer are permitted. Small campfires are permitted except when notice from the local fire chief directs otherwise. No hoover boards and drones in the park. No skateboards on shuffleboard court. No watering sites all day. One hour per day only. The road behind the pond (Yogi Bear way) is for site holders only. No through traffic is allowed. MAIL Your mail cannot be addressed to 118 Dunns Corner Road. All your bills and mail must go to your primary address and then be forwarded here. It is your responsibility to have all your mail go to your winter address and not come to Timber Creek during the off season. SPECIAL NOTE Anyone not wishing to continue camping at Timber Creek RV Resort must remove their unit, shed, deck, personal property, etc. from their site at time of departure. Failure to leave the site clean from debris and improvements will result in a charge for cleanup and removal. No units will be allowed to be sold on or along with sites with the exception of park models that are approved by Timber Creek management that have been determined to be clean, in good repair and of a certain age limitation. It will be at the sole discretion of Timber Creek management which units are allowed to be sold on site. Anyone wishing to sell their unit must notify Timber Creek management before proceeding and sign a seller agreement form. Prospective buyers will be subject to the review and approval of Timber Creek management and must agree to sign appropriate forms. No travel trailers, 5 th wheels and motor homes will be allowed to be sold and remain on the site. Remember, you are only leasing your site on a yearly basis. No for sale signs shall be placed on any unit. All sales of units are subject to an administrative fee of $2,000.00 and will be assessed on all units sold within the park. Anyone found not following the rules will first be given a verbal reprimand. The second time a written warning will be given and the third time you will be removing your unit from the park immediately. Timber Creek reserves the right to immediately evict any person or persons who in its judgment is creating a disturbance, participating in undesirable behavior or causing harm to persons or property of Timber Creek RV Resort or other tenants, persons or personal property.
