MASTER DEVELOPMENT PLAN 2021 Delhi has witessed a huge gap betwee demad ad supply of housig uits. Whe the Delhi Master Pla was reviewed i 2006, it was observed that 35 lakh housig uits were required whereas DDA provided oly 3.5 Lakh uits. Lack of ifrastructure ad acquisitio of lad i Delhi affected the process of meetig the demad. The process of acquisitio was cotiually challeged by the lad owers due to low compesatio. The Govermet realized these facts ad otified a ew pla kow as MPD 2021 vide Gazette Notificatio No. SO 141 dated 07/02/2007. The pla focuses o optimum utili zatio of available resources, both public ad private i lad assembly, ad housig. For the first time i Delhi, private builders/ farmers/ soci eties have bee allowed to come forward ad buy or emble the lad i otified zoes ad desigated pockets meat residetial use. Delhi is spread i over 1402 square Kilometers ad the a Delhi is over 704 square kilometers. Pay the lad share moey as per size of the apartmet chose alog with membership applicatio form. All paymets are to be made through a Cheque/DD i favour of Jeeva Vihar Welfare Society. Membership will be grated after due verificatio ad cofirmatio of iformatio as provided i the applicatio form. With regard to costructio cost, we have take ito cosideratio our architects' estimatios, based o possible prices of material at the time of costructio. However, ay major escalatio i the basic cost of materials will be factored ito the costig ad shall be shared by all members proportioate to the category of flat chose by them. Developmet Cost Ay developmet cost/taxes/duties that may be levied by the Govt. shall be charged extra ad bore by the members i a uiform maer. Maiteace Cost Actual maiteace cost shall be arrived at oce the possessio process is complete. Projected pla for executio of the Project The society has already draw up a pla for time boud executio of the project. The total time frame for the completio is pegged at 5-6 years, of which the iitial two years would be utilized for developmet of lad procured ad thereafter the costructio of the flats, etc., is pegged at 3-4 years. However this period shall commece from the date of possessio of lad ad ot from the date of registratio of Society. Bye-laws of the Society The bye-laws of the Society have bee approved by the Registrar. Surreder of Membership O receipt of writte applicatio from the origial member followig amout shall be refuded.
