BACKGROUND Thermotherapy a form of heat therapy that involves sauna, steam, and a hot/cool bath has been popular in Finland and other Scandinavian countries for centuries. The medical and psychological benefits of this practice has been well documented. The founder of VETTA, Eric Thomas Harkonen, is a first-generation Canadian whose parents emigrated to Canada (Northern Ontario) in the 1950s from Finland. Mr. Harkonen grew up with a Finnish sauna in his home and a lake or pool nearby. After obtaining first an engineering degree and then an MBA, he decided to take the benefits of thermotherapy he was so familiar with and bring it to the commercial stage. The proposed VETTA Nordic Spa will consist of a reception area with large change rooms and a massage vista, multiple saunas, a bistro/ restaurant, steam rooms, pools of various sizes and temperatures, and several relaxation areas, both inside within solariums and outside on hammocks/loungers. The spa will also have an on-site corporate meeting facility and chalet. All of the above will be situated on the proposed parcel of land, nestled within trees to aid in the patron s relaxation. Maintaining and enhancing the treed area and wood lot protection is paramount to the facility. Additionally, the walking trails within the site will be maintained and enhanced to allow patrons to enjoy a nature walk or some cross country/snow-shoeing (depending on the season). Enjoy a relaxing day, the Scandinavian way.

VISION VETTA Nordic Spa will be one of Canada s premiere outdoor Nordic spas and will be known for its Scandinavian design, its serene natural environment, and its world-class thermotherapy and massage-therapy services. MISSION VETTA Nordic Spa will focus on providing clients with an outlet to recharge, rejuvenate, and reconnect and will serve as a reprieve from our fast-paced, overworked, and stressed society. BUSINESS OVERVIEW VETTA Nordic Spa will become synonymous with wellness retreat by providing clients the advantages of thermotherapy and massage therapy, as is tradition in Scandinavian society. It will be located in an area that offers the serenity of nature, yet allows convenient access to other recreational activities.

PLANNED LOCATION Horseshoe Valley s rolling hills, mature woodlots, and beautiful country setting met VETTA s first objective: to be located in a serene, natural environment. As one of Ontario s premiere outdoor recreation destinations, the Horseshoe Valley area also provides an abundant tourist draw from which VETTA wishes to expand upon. VETTA s planned physical location is a 25-acre parcel of land on the southwest side of Line 3 North, approximately 1.5 kilometres south of Horseshoe Valley Road. The property is currently vacant. A consent application has been submitted to the Township of Oro-Medonte to sever VETTA s proposed site from a larger land holding. The previous image illustrates the proposed VETTA Nordic Spa site in blue. PLANNING PROCESS A Zoning By-law Amendment (ZBA) application, together with supporting documentation, was submitted to the Township of Oro-Medonte in early November 2017. The purpose of the ZBA application is to specifically rezone the proposed severed parcel to permit the establishment of a Nordic spa and meeting facilities/chalets. The statutory public council meeting associated with the ZBA application will be held on January 3rd, 2018, at 5:30pm at the Township of Oro-Medonte municipal office.
