Project Summary BACKGROUND: The applicant requests approval to install two (2) Plexiglas panels in an existing multi-tenant sign at 1910 Waukegan Road. The tenant relocated due to the pending demolition of their original tenant space in conjunction with proposed right-of-way improvements at the intersection of Chestnut Avenue and Waukegan Road. The installation of a wall sign was previously approved by the Appearance Commission on August 1, 2012. Appearance Commission Review KEY APPEARANCE PLAN COMMENTS: Staff comments after evaluating the proposal for compliance with the Appearance Plan: Sign Criteria from Appearance Plan: Compatibility with building architecture Compatibility with signs on adjoining buildings Harmony with surrounding landscape Good scale in relationship to surroundings Use of harmonious colors Staff comments: Staff has coordinated with the applicant on the included submittal which substantially complies with the Appearance Code criteria. The proposed multi-tenant sign panel has colors that match the wall sign that has previously been approved. POTENTIAL NEIGHBORHOOD IMPACTS: The proposed sign is located in the public right-of-way, however the proposed face change would not be expected to create any new impacts upon any neighboring properties. Sample Motion I move in the matter of A2012-092 Premier Fitness at 1910 Waukegan Road, the Appearance Commission grant a Certificate of Appropriateness based upon the findings the petitioner, through testimony and application materials, has demonstrated compliance with Section 54-64 Appearance Plan and in accordance with the following: A. EXCERPT MINUTES FROM AUGUST 1, 2012 APPEARANCE COMMISSION MEETING A2012-055 1910 Waukegan Road - Premier Fitness - Signage Skip Spanjer, North Shoe Sign Contractor, and applicant Goran Mladenovic were present. The applicant requested approval to transfer existing raceway and channel letter wall signs from 1805 Waukegan Road to 1910 Waukegan Road. The tenant was relocating due to the demolition of the original tenant space in conjunction with proposed improvements associated with the intersection of Chestnut Avenue and Waukegan Road. The applicant would be changing the channel letter faces to white to comply with the shopping center s private tenant design guidelines. The raceways was also to be painted to match the mansard roof. Mr. Spanjer stated existing letters are green and will be white translucent and the raceway will be painted brown to match the mansard roof. Commissioner Demsky wants to know the light source (Mr. Spanjer replied that it was a neon light source. Commissioner Bradshaw questioned the angle shown on the exhibit of the sign and if sign bracket is behind raceway. Mr. Spanjer explained that a piece of angle iron would be used to make the raceway and sign level and to compensate for the angle of the mansard roof. Commission Shaw s had concerns over the sign be located over the door and not in the middle of the tenant space and how did this relate to other signs in the center. Mr. Brady explained the signs are over each tenant space. Commissioner Demsky asked if bottom of sign will line up with the others in the shopping center. Mr. Spanjer stated yes and that Premier Fitness will be centered over tenant space. Commission Demsky in the matter of A2012-055 Premier Fitness at 1910 Waukegan Road, the Appearance Commission grant a Certificate of Appropriateness based upon the findings the petitioner, through testimony and application materials and discussion for a new sample be submitted. Commissioner Shaw seconded the motion. Upon voice vote, motion carried. 8
