The Jungle Lodge Hotel in the Amazon Description Amazon Jungle hotel for sale providing an exotic and unique property with over 250 acres of Amazon Forest. Location: County Guajará Mirim, Rondônia (320 km from the capital city of Porto Velho), in the Vale of Guaporé- Mamore (wildlife sanctuary), western Amazon, Brazil. Located right infront of the meeting of the waters of the rivers Mamore and Pacaás. The hotel is located only 1.5km by road from the main city of Guajará Mirim, RO (practically located in the urban area, so close to the city that it is within easy walking distance if you want to move from the ecological scenario to the city). The municipality of Guajará-Mirim, Rondônia, is a wonderful place for those who want to experience peace and quiet away from mass civilisation. Guajará Mirim city also has got an airport to receive private planes and commercial flights (This airport works as a support air line for the traffic between Porto Velho and Guajará Mirim, to receive and locate visitors and tourists that come to visit the Amazon Rain Forest where the hotel is located. Please note that the current owner has outline planning permission to build up to 50 lodges (cabanas) in total within the existing suspended walkways, thus increasing the present day accommodation by 22 new units. At this location you will observe from the hotel itself a natural phenomenon where the rivers 'Mamore' and 'Pacaás' converge to provide a spectacle similar to the 'meeting of the waters' seen at the beginning of the Amazon region where the dark waters of the 'Rio Negro' meet the sandy colored waters of the 'Rio Solimões'.

The Pakaas Palafitas Lodge offers over 2.5km of walkways over 20ft tall for watching avi-fauna (there are guests who have seen and photographed the greatest predator of the Amazon: the Jaguar), suspended infront of the pool of the Mamore rivers (waters "muddy") and New Pacaás (waters dark"). 28 Indian-style cottages connected via 2.5km s of walkways, distributed in the tree canopies providing a bird's eye view right inside the jungle, a panoramic restaurant, fitness room, infinity pool and more.

Financial profits view from an average occupancy rate of 80% over just two packages: Estimation of only 80% is the occupancy rate a) Oro W'arii (cottages type double bed) 9 Luxury cabanas Superior Double Bed: the daily rate is R$621,00 Per day = R$5.589,00 X 30 = R$167.670,00 what memorized, only in this package, R$134.136,00 monthly or U $ -78,903.52 b) Oro W'arii (cottages type double bed) 14 Standard cabins, the rate is R$563,00 Per day = R $ 7.882,00 R$7.882,00 X 30 = R$236.460,00 This package makes monthly the amount of R$189.168,00 or U$111.275,29. c) Dolphin-Pink 5 double cabins, the rate is R$855,00 per day = R$4,275.00 X 30 = R$128.250,00 Total amount monthly only for this package is R$102.600,00 or U$60.352,94 SUMMARY: a) U$78.903,52 b) U$111.275,29 c) U$60.352,94 Total amount annually R$250,531.75 X 12 = R$3.006,381,00 (sales likely annual) Note There are other packages to produce revenue to the restaurant, rental halls, etc.. If the occupancy rate is logically expanded revenues will be increased as the hotel has already got planning permission and authorization to build 22 additional cottages. Licenses have already been issued by the Brazilian authorities. At the moment the owners are only keeping the business alive - they are not making impact on the international tourist market at all. With little investment, time, and some marketing with publicity to the right international channels, the hotel would easily gross approximately U$5,000,000.00 annually - this was the projected revenue issued by the bank project manager.

THE HOTEL WAS ESTABLISHED AS A FAMILY BUSINESS AND BECAME AN INVESTMENT OPPORTUNITY FOR A SUCCESSFUL INTERNATIONAL BUSINESS The investor has to see this enterprise as an opportunity to make money, to raise the business and aggregate value to this business as at the moment this is a great infrastructure in the hands of a family business that does not have the expertise to administrate the property as it should be. Including other types of business such as corporate conferences, weddings and celebration parties, improving restaurant menu and availability, promotion of tourist trips, etc along with aiming for full occupancy rates, the hotel can clearly reflect the projected amounts assuming we have a captive audience - for example with North American and European revenue streams, it would exceed the gross U$5,000,0000 revenue annually. You as an investor have to be prepared to identify this Hotel as an acquisition where you can add value by making business forecasts for medium to long term, and scientifically calculate cash flow requirements for capital to make use of the potential found and finally take advantage of the bridge linked to this power with your network of international contacts. Notice, at the moment Brazil is the target, it is simple and evident for some few reasons as it has emerged itself as a leading economy, booming with long term prospects, it has gone through the current global financial troubled times without damage, and is continuing to go from strength to strength providing a stable economy for the future of the country. The other very strong point of consistency is the fact it does not suffer any sort of natural disasters such as tropical storms, tsunami, hurricanes or earthquakes, which gives peace of mind to the investor because of less risk with their investment. As the most promising destination we would say the trick is to seize the opportunity from the start as it is a country typically made up of natural resources with a large domestic market in expansion combined with complementary assets and strategic business, meaning that the country can provide stability and success. In spite of the most tourism activity being centered on the north-east of the Brazil, this region invites as much the local as the international market, as everybody is looking for that little something different, because the vast majority are tired of the accelerated rhythm of the metropolis and thus, their determined wish is to seek harmony and peace with the nature. So, where can they find this conjunction? The Amazon rainforest is one of the world s greatest natural wonders, holds all the potential and especially now as recently the Brazilian authorities are making massive investment in the Legal Amazonia Region regarding to the development of the economy and sustainable tourism in the Amazon Rain Forest. The objective is forming the foundation and infrastructure to open borders to the Pacific Ocean, thus, increasing the economy associated with the tourism, education, and cultural exploration of the natural resources facilitating the transit route for a large-scale of international tourism in the country. According to former Secretary for Minister of Strategic Affairs (SAE), Roberto Mangabeira Unger (currently a professor at Harvard University), he says Brazil is getting prepared to open borders and invest in sustainable development, promoting the integration of productive sectors and researching institutions, conducting exchanges between Brazilian and foreign organizations (...) in general, he says the ultimate goal is the realization of technical co-operation activities and services to promote the development from Rondonia State, located within the legislated Amazonia region, and indeed, all the regions from the country encompass his vision. Ecological tourism is seen as the economic sector of tourism in Brazil to focus upon in this coming decade with the country's river systems, tropical beaches and rain forests, general environmental diversity, and great year round weather delivering a few indicators of what this country has to offer ecologically speaking. In addition, no terrorism or natural disasters minimizes the risk to any investor considering Brazil as their chosen destination for investment. This country is being favored as an investment destination for the ecologically minded investor ahead of many countries from around the world due to its vast size and varied eco-systems the country is only now receiving major investment from foreign organizations who understand what Brazil has to offer, and by working in conjunction with State departments from around Brazil, investors are starting to train personnel and improve infrastructures to establish Brazil as one of the world's most favored destinations for ecological tourism offering international standard services as well as first class destinations.

ADVICE REPORT: HIGH-LEVEL BUSINESS APPROACH FOR THE NEW BUYER ON THE HOTEL TAKE-OVER i 5 year high-level business plan End of 2011 - purchase of property complete by new buyer and start fast track change management. 1st half of 2012 - will comprise of 'steadying the ship' with a hotel handover from current owners and identifying the skilled labour needed to manage and increase revenue into the business for the 2012/2013 high season Sept. 2012 - beginning of high season should be in a position whereby global marketing of the hotel has been performed incl. holiday operators from within Brasil too (São Paulo and Rio de Janeiro in particular) being informed of the various holiday packages on offer at the Amazonia hotel, and in addition, improve on-line web presence for the hotel itself. March 2013 - should aim to have received a successful high season (7 months) of around 50% occupancy for the period - 210 days x 14 lodges occupied @ R$650 per night = R$1,911,000 (gross revenue). March 2014 - should aim at this point to see in full first year under new operation and be aiming for 60% occupancy for that complete year - 360 days x 17 lodges occupied @ R$650 per night = R$3,978,000 (gross revenue). March 2015 - should aim at this point to increase annual occupancy to 70% - 360 days x 20 lodges occupied @ R$650 per night = R$4,680,000 (gross revenue) March 2016 - prior to 5 year business plan terminating expect that hotel has been upgraded at this point and increase annual occupancy to 75% at increased daily rates - potentially then aiming for 360 x 21 lodges x R$750 per night = R$5,670,000 (gross revenue). March 2017-5 year operation complete - aim to have globalised the hotel and engaged with major tour operators to achieve higher occupancy and higher daily rates - assumption is 80% annual occupancy at average daily rate of R$850 per night - 360 x 23 lodges x R$850 per night = R$7,038,000 (gross revenue) Comments This 5 year business plan should see revenues well exceed what has been achieved in the past at this hotel. The above numbers are based on ROOM RATES ONLY and do not include revenue that can be generated via other tourism activities once guests are on-site - trips to Bolivia, Forest treks, night-time treks, local town visits, river expeditions, party nights, helicopter trips, restaurant/bar revenue for lunch and evening meals, fishing expeditions, weddings, corporate events, etc... The above numbers are very realistic in our view and can be achieved earlier than plan with an aggressive marketing strategy and the right management staff placed at the hotel. Within 5 years the real estate value should have increased significantly, so above numbers do not include any capital gain for the property itself, but, as an ongoing concern at this point, with a potential bridge having been built connecting Brasil with Bolivia along with local town and State business expansion as a result, all signs are positive for the region, and of course the hotel value itself should easily double by end of 2016 if above plan is achieved. i To arrange an inspection trip please contact Patricia L.
