04 The Modern Team DESIGN MEETS PASSION D+P GEDE Developments Petridis Architects Steve Rosendale, Artist Our mission is to create great liveable spaces within quality built structures that make a design and architectural statement. A family-owned company, GEDE has been developing and managing projects within the property industry for over 25 years. Both George and Debbie Ioannou bring their respective strengths in construction and design with passion and commitment to delivering quality products. The company has evolved from renovating homes into the development of townhouses and multi-residential developments, as well as managing construction projects for major clients. A collaboration between designers, architects and visual artists, THE MODERN aims to channel into the strong atmosphere of Preston. Petridis Architects is a thriving local architectural practice with plenty of knowledge and experience of the inner North. The practice has undertaken many of the recent apartment developments along High Street, St Georges Road and Plenty Road and it holds a strong personal connection to the area. In fact, their office opened in the mid 1980s on High Street, Thornbury - just down the road. Petridis Architects is an expert team of Architects, Interior designers, Architectural Draftspeople and a Town Planner. I prefer to use nostalgic stills from a luminescent past that are strangely familiar, yet eerily distant Vignettes from the urban underside and romanticized cityscapes in lurid high contrast. From his earliest days as an artist, Steve Rosendale has drawn inspiration from film, television and vintage magazines as source material for his work. His collaboration with Debbie of GEDE Developments for THE MODERN came from a discussion on the urban renewal currently taking place in Preston. The chosen subject and style references retro and pop culture from the 60s, 70s, 80s and beyond.

05 Sustainable Environment Investment THE MODERN has been designed to reduce environmental impact through Environmental Sustainable Design (ESD) principles. Three main principles of ESD have been adopted including improvement of liveablility of homes, reduction of energy use and associated costs as well as reducing waste to landfill. GEDE Developments has worked closely with Local Council, the design team, builders and suppliers to ensure THE MODERN provides the following: Premium 6-Star Energy Efficiency rated apartments Commercial rated double glazing throughout Acoustically rated walls, floors and doors to minimise noise Energy and water saving fixtures and fittings through-out Solar panels for hot water systems and common area lighting Rainwater tanks will capture 17500L of water for reuse in flushing toilets Bicycle parking for 40 bikes are provided Expected building design life of more than 50 years Rivaling its neighbouring suburbs, Preston has experienced an influx of new residents attracted to its relative affordability, accessibility (well serviced by train, tram and bus), proximity to the CBD and to prestigious education institutes. Previously industrial, Preston is making way for modern high density residential, similar to the nearby suburbs of Collingwood, Fitzroy, Brunswick, Northcote and Thornbury.
