Spain-Holiday.com Holiday rentals in Spain Executive Summary Welcome to our Holiday Rental Prices Report for Summer 2018 Spain is known for its Costas, the sandy stretches of coastline that attract millions of visitors every year. Most people tend to head to the better-known Costas: Costa del Sol, Costa Blanca and Costa Dorada but Spain has more than 3,000 miles of coastline with hidden coves, shallow and tranquil bays, and undulating sand dunes that perhaps you have never heard of. Each Costa has its own distinct characteristics and personality but additionally, as this report shows, the disparity in pricing in the high season also varies considerably. 2017 marked a turning point in tourism in Spain. It was a record-breaking year regarding the number of tourists, but the celebrations of the landmark figure were slightly marred by some complaints of the negative impact of over tourism in the most popular destinations such as Barcelona and Palma de Mallorca. If things are to improve in 2018, we need to seek out brave, alternative adventures and step away from the most popular tourist destinations in the most popular weeks of the year. This report reveals some invaluable insights for travellers looking to beat the crowds and get a great deal on their summer holiday in Spain. Flexible travel dates can reap the biggest bargains: Just one week either side of the peak season can see prices drop by an average of up to 13 per cent. Two weeks either side of peak season and you could save up to an average of 32 per cent. Spain-Holiday.com encourages travellers to consider alternatives to the usual hotspots and instead consider different destinations and activities, away from the crowds and peak season. Explore new areas. For example, the tranquil Costa Calida has sea temperatures 5 C warmer than the neighbouring Costa Blanca thanks to its protected location in the Gulf of Mazarron. The Costa de Almeria has the warmest temperatures in mainland Spain as well as the cheapest average rental rates, yet it is one of the least visited destinations. And the Costa Tropical has the only subtropical microclimate in the whole of Europe, yet it is relatively undiscovered compared to the neighbouring Costa del Sol. Where will you holiday this summer? Methodology This latest Travel Trends Report by Spain-Holiday.com studies the price variations of holiday rental properties in high season and shoulder seasons in summer 2018. Destinations were selected based on the top ten summer destinations on Spain-Holiday.com from November 2016 for a 12-month period. Fieldwork was conducted in December 2017. The destinations included are: Costa de la Luz, Costa del Sol, Costa Tropical, Costa de Almeria, Costa Calida, Costa Blanca, Costa de Valencia, Costa del Azahar, Costa Dorada and Costa Brava. Results show high season rates for each destination with peak rental prices and off-peak reduced rates for summer 2018. Prices are based on a one-week s stay for 4 guests, arriving/ departing on a Saturday. The study compares weekly rates, in June, July, August and September 2018. The data was requested on 4th December 2017. Exchange rate as per 18th December 2017 of 1 to 0.88. Terminology High Season - the time of year when a place has most tourists or visitors. In mainland Spain this is usually the months of July and August. Low Season - the time of year when a destination receives the least visitors. Warm weather is not guaranteed during this period and often tourist attractions and amenities are closed in low season. Peak Rates - the most expensive weeks within high season. During peak season (the first two weeks of August) one week s stay costs on average nearly 900 In comparison, the same week s stay on the Costa de Almeria is nearly half the price (46 per cent) at 479, which is a saving of 413. Overall, savings of up to 15 per cent can be found during June and September compared to peak rates in August. Average weekly peak rates start from 479 ( 120pp based on four sharing) on the Costa de Almeria. Average school holiday rates start from 444 per week for a family of four on the Costa de Almeria. A week s self-catering holiday in summer 2018 available from 89 per person per week (based on four sharing) on the Costa de Almeria. Biggest savings for families travelling during the school holidays is on the Costa Dorada where savings of up to 32 per cent can be made travelling at the end of August. Bargain hunters should consider the Costa Calida and Costa del Azahar for their summer holiday. The Costa Calida is 22 per cent cheaper on average than the more well known neighbouring Costa Blanca with the same temperatures. Results The table and graph below show the peak rate weeks in red, and the cheapest weeks in green. The results indicate that the high season runs from the 7th July until the end of August. The first two weeks of August are the peak of the high season on the majority of Costas. Both Costa del Sol and Costa Blanca have the highest prices per week, and maintain a steady peak rate during almost the entire high season of July and August. It is notable how Costa de Almeria is significantly cheaper compared to all the other Costas throughout the whole summer period of June-September. Costa Dorada has the biggest range in pricing, varying more than 500, from 894 in the peak of the high season (early August), to 366 in the shoulder season (end of September). In comparison, Costa de Almeria has the least range in pricing, varying only 123, from 480 in the peak of high season (early August), to 357 in the shoulder season (beginning of June). Week / Date C. 22- Sept Costa de la Luz 141 pppw. The Costa de la Luz is the only Costa situated on the Atlantic coastline included in this report. It is characterised by its undeveloped coastline and natural beauty. Surprisingly, the Costa de la Luz is one of the most expensive Costas for accommodation due to limited availability. Accommodation tends to be private villas and there are no large tourist resorts along this stretch of coastline. Playa de los Alemanes, Zahara de los Atunes. The peak season on the Costa de la Luz runs the whole of August, with little variation (less than 3 per cent) in the average price per week during that month. Weekly rates during the shoulder season (the months of June and September) are on average 36 per cent cheaper than peak travel rates with temperatures in the high 20s. 2-9 June Costa del Sol 153 pppw. The Costa del Sol enjoys a typical Mediterranean climate and is one of the most internationally renowned tourist destinations in Spain. Marbella. The high season on the Costa del Sol is one of the longest lasting two months (July and August) with the peak rates during the last two weeks of July. For families, the best week to travel during the school holidays is the last week of August which is an average 4 per cent cheaper than the peak rates. Whereas all the other Costas have their peak rates at the beginning of August, the peak rate on the Costa del Sol is the last two weeks of July. The Costa del Sol is also the most popular destination for tourists and due to this high demand, peak rate variations are minimal (less than 4 per cent) during the high season. The shoulder season is the entire month of June and the last two weeks of September. The Costa Tropical, also known as Costa de Granada, on the coast of the Granada province has a unique subtropical microclimate, thanks to the nearby peaks of the Sierra Nevada mountain range. Playa del Muerto - Almuñécar. The high season on the Costa Tropical lasts 8 weeks (from 7 July 1 September). The Costa Tropical has one of the lowest numbers of tourists during the summer months. The influx of tourists to the region remains steady throughout the four months of June-September. The shoulder season on the Costa Tropical is June and September when prices drop by more than 20 per cent with temperatures ranging from -32 C. Costa de Almeria 2-16 June 89 pppw. The Costa de Almeria is called the Vegetable Garden of Spain due to the agriculture in the area. It is hot and arid and its desert-like qualities have made it a popular location for filming everything from Wild West films to the popular Game of Thrones series. Cabo de Gata. The Costa de Almeria is the cheapest beach destination to visit in Spain. The average price in the first two weeks of August is 480 per week, which is 46 per cent less expensive than the same period on the Costa Dorada, and is 3 C hotter. The best week for family holidays is at the beginning of the school holidays (14-21 July) when prices are an average of 7 per cent less than peak rates and temperatures are still over the s. Costa Calida All of June 103 pppw. The Costa Calida is also known as the Warm Coast. It gets its name from the fact the water temperature is an average 5 C warmer than the surrounding areas, thanks to its protected location in the Gulf of Mazarron. Mar Menor. The Costa Calida has one of the shortest peak seasons, lasting only two weeks at the beginning of August. On average, the Costa Calida is 22 per cent cheaper than the neighbouring Costa Blanca. The Costa Calida has lots of appeal for families with average savings of up to 18 per cent off peak rates at the beginning of the school holidays (14-28 July) when temperatures are already in the s. Costa Blanca 22- Sept 128 pppw. The Costa Blanca, on the Mediterranean coastline of Alicante, has been quoted by the World Health Organisation as being one of the healthiest climates in the world. Playa de San Juan, Alicante. Costa Blanca is one of the most popular beach destinations in Spain, and this is reflected in the peak season which lasts the whole month of August. During the shoulder season (1 June - 15 July and the month of September) weekly rates are between 10-42 per cent less than peak rates. 15- Sept Costa de Valencia 1 pppw. The Costa de Valencia has a similar climate to the neighbouring summer hotspot, Costa Blanca. Playa la Granadella, Javea. Similar to the Costa Calida, the Costa de Valencia has one of the shortest peak seasons, lasting only two weeks at the beginning of August. Families can get a good deal during the first three weeks of the school holidays (14th July - 4th August) with average rental rates up to 13 per cent less than peak rates. The Costa del Azahar, meaning the Orange Blossom Coast is another unsung stretch of Spanish coastline, nestled between the popular Costa Blanca and Costa Dorada but with far fewer tourists.
