Nacala Business Campus Mozambique August 2013

ZAMBIA CHIPATA MALAWI TANZANIA Niassa Cabo Delgado PEMBA Gas Nacala is rapidly moving towards its watershed moment; either it will expand into one of the largest trade cities along the East Coast of Africa or it will remain the village it is today. The discovery of gas, oil and coal in Northern Mozambique is proving to be a catalyst for a new internationally business-orientated Mozambique. However, the real development associated with these resources will pass by the regional cities if they do not entice business Tete LILONGWE NACALA CORRIDOR BLANTYRE Container Port (Dry Dock) Nampula NACALA Containers Oil Refinery New Coal Terminal New International Harbour & Airport MOZAMBIQUE ISLANDS to boom and provide the facilities for business to operate comfortably. Through various studies of trade routes, railway lines and mineral harvesting throughout the middle of Africa, it is obvious that Nacala has become a pivotal town in which these elements are transported from Africa to the rest of the world. With the largest Deep Sea Port ZIMBABWE Manica MOZAMBIQUE Sofala Zambezia along Africa s East Coast, Nacala offers a natural and effective method of trade and communication. Due to this, the current airport is being upgraded to an international airport, fit for the accommodation of all new aircraft. With these 2 main factors in mind, most trade routes throughout the whole of the mid-south belt of Africa culminate at the Nacala port. And as such, The Nacala Corridor has been established. Due to this vast development within the trading realm, it is essential that Nacala grow and adapt in order to accommodate these changes. BEIRA Coal It is envisioned as such, that the new Nacala is seen as a business and investment power-house; a city that provides the environment for optimal trade and business-orientated strategies. developments, it is crucial that a base is established from which these opportunities and links can grow. The philosophy behind the Nacala Business Campus Development is thus to mix the rhythms and vibrancy of Mozambique with the requirements of international business. The Nacala Business Campus Development mixes the best of what 517 Southern Africa has to offer on a regional scale, placing Nacala firmly on the map as a business destination of the north. Timed to knit-in with the commissioning of the railway from Tete to Nacala and the opening of the International Nacala Airport, the Campus Development will facilitate business travellers as well as local opportunists. ENB Hotels, office parks and shopping centres will provide significant facilities to both jet setters and the local community, thus weaving the Nacala NACALA AIRPORT Campus Development into the character and heritage of Nacala. The main objective here being to raise the profile of Nacala to an internationally 517 recognised city, while still keeping its African and local flavour. It is time that Nacala places themselves firmly in the minds of the business environment and through the establishment of the Nacala Campus CONCRETE MANUFACTURING FACILITY NEW COAL TERMINAL SITE ENB Development, these facilities will encouraged to grow and expand in the new Business Centre of East Africa. 517 514 514 517 NEW NACALA RESIDENTIAL PORT - Containers - Coal - Oil Refinery NEW CONTAINER TER- MINAL ENB NACALA MARKET CBD ENB ENB Trade Routes through Mozambique ENB Locality

Theming Convenience Centre

Nacala Retail Centre The design philosophy behind the Nacala Campus Retail Centre is to create an environment that will achieve two desired outcomes; the first will be to build facilities that will provide the public and retailers the environment to obtain necessary goods and services from food stuffs and hardware to banks, ATMs and fuel. The second objective is to create an environment where local and foreign people will want to interact, communicate and mingle with each other. The first objective is achieved by building standard retails space and environments which will attract the correct profile tenants and create a great tenant mix that will attract feet to the centre while the second is achieved by the use of a food court concept. Plan Convenience Centre & Filling Station

Theming Commercial Warehousing and Retail

Nacala Warehouses The Warehouses are to function as a different version of the retail found in the convenience centre. With greater floor areas and a simplified design, these facilities provide the opportunity for larger products to be show-cased and sold. Show rooms can help to market the tenant in the smaller front sections, with the larger warehouse behind to provide storage, etc. Each warehouse site also has its own delivery yard to increase productivity and deliveries. Plan Commercial Warehousing and Retail

Theming Offices

Nacala Office Complex The Offices are a perfect opportunity to upgrade the Nacala business offerings. As Nacala moves to become a major port along the African East Coast many businesses will be looking to route themselves close to the port. This port serves to act as the loading destination for inland coal and service boats to the potential oil rigs proposed to operate off the Mozambique Coast. Nacala has a multiberth port, compared to the city of Pemba which has a single berth port, and has the perfect opportunity to create a large marine service industry servicing all along the coast between Beira and Daar-es-Salaam. Plan Offices

Theming Hotel

Nacala Hotel and Serviced Apartments These would be focused as business hotels serving business travel to and from the area of Northern Mozambique. The hotel would be a one hundred room facility with restaurants and small conference areas. The hotel would range from 2500m² to 3500m² in a double storey building, with a pool deck, outside drinks area, restaurant, terrace and gardens. Serviced apartments can later be added in order to enable longer-term travel stays. These apartments will be linked to the hotel and the functions and facilities shared. Plan Hotel
