CORE INVESTMENTS Downtown Red Bank Red Bank is a prime example of Metrovation s commitment to enhancing downtown environments. During the development of The Grove at Shrewsbury, we got to know Red Bank just one mile away. At that time, Red Bank was struggling with many vacancies, but we saw great potential for transformation. We began acquiring properties on Red Bank s main thoroughfare, Broad Street. Since our first acquisition, we have purchased and renovated four cornerstone properties. Three Metrovation properties have won Downtown New Jersey Excellence Awards. Metrovation continues to be a prime factor in the transformation. Our East Coast partner and company President, Chris Cole, has served as president of RiverCenter, the business improvement district formed by Red Bank merchants. Smithsonian magazine describes Red Bank as a New Jersey river town that has transformed itself into one of the hippest enclaves on the East Coast. Metrovation s current Red Bank projects include 21 East Front Street, a seven-story office building built in the early 1960s. While completely renovating this office tower, we restored the 1893 building located on the street in front and incorporated it into the project, along with a new threestory building which complements the scale of downtown Red Bank s streetscape. 12
CORE INVESTMENTS West Side Arts District Red Bank s Arts & Antique District is rich in culture and history. It includes the historic Count Basie Theater, the Molly Pitcher Inn, and the Galleria a collection of antique stores, upscale shops, restaurants and offices in a turnof-the-century brick factory building. Other Metrovation projects in the neighborhood include 25 Bridge Avenue and West Side Lofts, a state-of-the-art mixed-use development slated for completion in 2014. The West Side Lofts project will include 92 residential units and over 40,000 square feet of shops designed specifically as a cluster of specialty retail and restaurants to complement the character of the Arts & Antiques District of Red Bank The most recent addition to the District is the Two River Theater s spectacular new home and performance space. The Red Bank Train Station is at the center of the District. It is a landmark building, now thoroughly modernized, which is one of the busiest commuter stations between New Jersey and New York City. Close by, the New Jersey Transit Bus Depot and the Yellow Car Taxi Company make this District a transportation hub. CORE INVESTMENTS Properties East The Grove at Shrewsbury is the nation s first center called a lifestyle center. The mix of the best local specialty retailers and outstanding regional and national stores draws affluent shoppers from Monmouth County and beyond. From the first year of operation, the average sales for fashion retailers have increased each year. The Grove at Shrewsbury is Metrovation s premier property in Central New Jersey. It is the dominant center in the region, serving the high income households in the Monmouth County region and beyond. The 150,000 square foot lifestyle center is a magnet for upscale shoppers who enjoy its gardenfilled streetscape environment. The Grove s development and success led to Metrovation s involvement in nearby Red Bank. Here we have been a major factor in revitalization of the downtown with the development of several key properties on Broad Street and beyond. Metrovation developed another successful lifestyle center south of Red Bank in Sea Girt, New Jersey on Highway 35. Brook 35 Plaza has helped define a newly emerging region. 14

Hotel Healdsburg is the highly acclaimed jewel of Healdsburg, California that epitomizes the inviting sophistication of the North Sonoma Wine Country and is a key component of the downtown. Metrovation s 230 California Street is an historic building located at the foot of California Street in San Francisco s most prestigious business district. We are completing redevelopment, which includes an exciting new restaurant, sidewalk and lobby renovation, and redesigned offices. We are continually improving our properties in keeping with our belief that a property is never finished but always in the process of becoming. Metrovation s properties make up most of the Oakland Ironworks District in Oakland, California. Located near Jack London Square, The Ironworks District is a collection of repurposed industrial buildings set in a vibrant environment and filled with interesting tenants. The award-winning 200 Second Street, in the nearby Jack London District, was also developed by Metrovation. Two of our San Francisco office buildings are within the South of Market (SoMa) area in superior locations which offer multiple opportunities. At 650 Fifth Street in San Francisco, the area is building all around us. Our property is across from the Caltrain station which connects the City to Silicon Valley.
