MarketWatch Strong net take-up of office space The economic indicators show that the Singapore economy is likely to grow at a more moderate but steady pace in 2011 on the back of external macroeconomic conditions which are likely to remain supportive of growth and the boost in intra-regional trade in Asia. In the latest business expectations survey conducted by the Department of Statistics (DOS), firms in the services sector, including the financial and business services industries, are upbeat about the business outlook for the first half of 2011. They also expect both the revenue and employment levels to rise for the first quarter of 2011 over the preceding quarter. Therefore, demand for office space is expected to continue to be buoyed by a healthy GDP forecast of 4 to 6 per cent for 2011 coupled with the continuous expansion of the services sector. Vacancy has reduced prior to new supply entering the market Going forward, there will be around 4.3 million sq ft of CBD office space slated to be completed between 2011 and 2012. Taking into account the six-month lag after TOP, the adjusted supply will surge to 5.5 million sq ft. This, together with a considerable amount of secondary stock returning the market may make the vacancy in CBD to be volatile. However, it is important to note that a number of buildings are likely to be demolished or refurbished, and that, about 58% of the 4.3 million future CBD supply have been pre-committed. Savills has identified an inflection point appearing late 2011 when the return of secondary stock will hit the market as the primary supply nears the end of their leaseup program. Factoring in the six-month lag, Savills s vacancy rate of CBD Grade A offices is 4.2 per cent by end 2010 as a result of strong take-up driven by a board-based business expansion coupled with limited supply from MBFC Tower One with tenants moving in.
