640 Acres of pristine land surrounded by BLM property Next to Coral Pink Sand Dune Area Southern Utah PROPERTY DESCRIPTION Nestled within one of Southern Utah s picturesque red cliff valleys, with spectacular views of Zion National Park, the Elephant Butte Parcel lies just one hour northeast of St. George, Utah just off Highway 59 (to the South) and Highway 89 (to the East). It is just 30 minutes from Kanab, and lies within the Grand Circle with easy and quick access to Coral Pink Sand Dunes, Zion, Bryce Canyon, Lake Powell, Grand Canyon and many additional points of tourism. This premium 640 acre parcel of land in Kane County, Utah is surrounded by BLM and State owned lands and includes approximately 30 square miles of contiguous grazing rights. The parcel sits at the south end of the Elephant Butte Plateau, just minutes south of the Coral Pink Sand Dune Recreational Area. It is accessible both from Highway 59 via Cane Bed Road (just East of Colorado City) and Highway 89 via Coral Pink Sand Dune Road (just North of Kanab). The immediate access road off of the paved Coral Pink Sand Dune road is Whitney Road, which extends several miles north to a recently developed sub-division called Coral Mtn Village. Underground power lines run within a mile of the NE boarder of the property.

640 Acres of pristine land surrounded by BLM property PURCHASE SUMMARY Priced at $2,500,000 $3,906 per acre includes Water Rights The purchase price for the land parcel represents just over $3,906 dollars per acre. There are 4 natural springs that provide a base amount of State allocated water rights to the property. There may be additional water rights available at time of purchase. The property has only been used for agricultural and grazing rights. The Sellers are looking for a simple cash transaction and have priced this parcel accordingly. This parcel, surrounded by BLM and State controlled lands, also comes with approximately 30 square miles of additional grazing rights in the area. The entire area is connected through BLM trails and roads into the very popular Coral Pink Sand Dunes recreational area and provides miles of OHV and ATV roads and trails in the area. The nearby development, Coral Mountain Village, shows the ability to change the zoning and use of the property through the County s Economic Development Department. This development also brings underground power lines to within a mile of the property. The Sellers own additional land which abuts this parcel to the west (approximately 320 acres).

PROPERTY DISCRIPTION AND PROJECT VISION This 640 acre property consists of relatively level sandstone and sand terrain and includes 4 natural springs and potentially additional water rights by closing. This property also includes over 30 square miles of grazing rights in contiguous BLM lands. The majority of this parcel is buildable with only a few areas that would be too steep or rocky to accommodate building. The initial vision for this parcel could include a private ranch/retreat, Recreational RV Park, or could be master planned into a combination recreational village and destination resort. It is our understanding that the current BLM managed roads can be modified to circumvent the current property and to limit access from the general public. The property is not currently fenced, but does have fencing around most of the springs and fences that control the grazing on the property and surrounding BLM land which is included under the current grazing rights that are attached to the property. This is a pristine and unique parcel of land that is ideally located to provide central and close proximity to the many parks and recreation areas within the Southern Utah and Northern Arizona regions. This parcel affords both project residents and visitors alike the opportunity to golf, star-gaze, swim, boat, water-ski, fish, sail, ride horses, ride ATV's, hike and mountain bike, all either within minutes or, at a maximum, an hour or two, from their home, RV site, or resort room.

640 Acres of pristine land surrounded by BLM property Next to Coral Pink Sand Dune Area Southern Utah SOUTHERN UTAH MARKET OVERVIEW The years 2005 and 2006 will be remembered as the years Southern Utah was discovered. Over these two years there were numerous articles identifying the Southern Utah area as one of the top growth areas in the nation. More recently, in 2015, it has once again been identified as one of the premier and most desirable locations in the country for residency. During the recession years of 2008 through 2013, development activity slowed significantly within the Southern Utah region. Beginning in 2014 and continuing through September of 2015, Southern Utah maintained and even accentuated its position as the #1 growth area in Utah and one of the top growth areas in the country. This area, which includes Washington County, Iron County and Kane County, continues to be the primary commercial center for Southern Utah, Northwestern Arizona, and Southeastern Nevada and their surrounding communities. Similar to peak growth periods over the last three decades, the year 2015 showed once more the area s population and commercial growth breaking published projections and records. Because of the accelerated growth in Washington County, we have seen significant shifts in development activity to areas like Apple Valley, Hilldale, Kanab and various other locations within region. Population Statistics for the Southern Utah area show the population growing from around 200,000 in 2015 to over 600,000 by 2050. The Washington county region, which includes the St. George area, is looking at a 242% increase in population by the year 2050. Iron county is looking at a 129% increase and Kane County is looking at a 115% increase by the same date. In 2014, the St. George City planning department showed projections in residences over the next 5 years of more than 15,000 units. The Hurricane area planning department showed more than 17,000 residences planned for development within its city limits over the next 5 years. In addition, we have seen significant new development in Virgin (20 Miles North) and in the Kanab area (30 miles East). We believe, because of the extraordinary quality of the location of this Property and its proximity to these high growth areas, that the future potential project s value and/or pricing for lots and cabins will be comparable to similar land parcels within Springdale, Kanab, Virgin, and the areas around Johnson Canyon and Hilldale.
