SITUATION Newport West Retail Park is situated on Docks Way, approximately 3.2 km (2 miles) east of J28 of the M4 and 1.6 km (1 mile) south of the town centre. Newport Railway Station is located approximately 3.2 km (2 miles) north of the retail park. The area is made up of mostly retail and residential uses including Mendalgief Retail Park (opposite) which is home to tenants including Next, Smyths Toys, and TKMaxx. NEARBY DEVELOPMENT The immediate area is an established retail residential location. Nearby developments will boost the local population and further improve the demographic. 1 Development has started at the former Whiteheads steelworks on a site comprising 39 acres just to the north east of Newport West Retail Park. The 75 million Tirion Homes development will deliver 498 homes, a primary school and a 50 bed residential care home. The first homes are projected to be available in Summer 2017. The homes will comprises a mix of 1,2,3 and 4 beds with a mix of rental and open market sale properties. The Whiteheads site is a brownfield area that was the former site of a steelworks in Newport. It is projected that the project will generate a total of up to 1,500 jobs and inject around 140 million into the local economy. 2 Monmouthshire Bank Sidings is an ongoing development adjacent to the Whiteheads Steelworks site. The development is being phased with planning consent for the development of 575 homes; up to now over 200 have been built.
