The second phase of Elephant Park, West Grove, has now received planning permission and will begin construction by the end of the year. It will deliver 593 homes, as well as Walworth Square and new shops and restaurants SITE NEWS Construction on the first phase of Elephant Park known as South Gardens has now started. This phase will deliver 360 new homes by 2017. The main focus at the beginning of construction is on the foundations of the buildings, and part of this process involves the installation of 17-metre long concrete piles into the ground. The installation of these piles is now complete, with 520 being installed in total. Other works the development has been focussing on include the installation of underground services, such as drainage and power into the site. Residents may have noticed that some temporary roadworks have been in place on Heygate Foundation works have been the main focus at South Gardens Street, and this is due to the installation of these services. These works will continue into the summer. The site has also now transferred onto a permanent power supply, which means that generators are no longer required to provide power for all the construction activity. Furthermore, the power that is now being provided to the site is from a 100% renewable energy source. The site currently has approximately 100 workers on site each day. By the middle of 2016 this will have increased to around 750. SITE NEWS Trafalgar Place is almost complete, with the first residents set to move in during the second half of April. The site is therefore putting the final touches to the insides of the new homes and, in particular, focussing on a process that is commonly referred to as snagging. This is a colloquial term used in the construction industry that involves the inspection and correction of any minor issues with the new homes, so that they are ready for residents to move in. Trafalgar Place will create some great new publically accessible spaces for local people to enjoy, and the site is working to complete the landscaping works on these areas. One of them is New Paragon Walk (see photo to the right), which will provide a brand new route right through the middle of the site, connecting Henshaw Street to Rodney Road and eventually into the new Elephant Park site. These landscaping works, including other areas such as Victory Place, will continue into the summer and will be complete by the end of June. MOVE-IN PROCESS New residents will move in over a four month period between April and July. In order to ensure as little disruption as possible during this time, residents will be asked to book slots for moving into their properties. This will mean they have access to a designated parking space where they can park and unload, furthermore traffic marshals will then be on hand to direct residents to ensure the process is managed safely and efficiently. LOOKING AHEAD May: New marketing suite opens in Pavilion building Summer 2015: Tower crane is removed from site Summer 2015: Site accommodation will move from current location into Pavilion building, allowing landscaping works to continue in that area SITE NEWS One The Elephant is progressing well, and residents will have noticed that the cladding to the building is now rising upwards quickly. The site is currently installing cladding at one floor per week, with all cladding works set to be complete by this summer. A lot of the landscaping works have now commenced. For example, paving and trees are now in place in front of the pavilion building, and the hoarding has started to be removed in order to allow these works. The site is also making good progress inside the buildings. Lifts have been installed in the pavilion building, and we re close to having installed all kitchens and bathrooms in the same building. We have also commenced works on our new sales and marketing suite, which will move from its current location at Artworks to the ground floor of the pavilion building from May. 8 The cladding on One The Elephant will be complete by summer this year THE CASTLE LEISURE CENTRE The external parts of the building are now substantially completed. The commissioning process, which ensures building services such as the plumbing and ventilation are in good working order has also commenced, while the fit-out of the café and reception is due to begin in May. Externally, the construction team is working with Lend Lease on a progressive withdrawal from the shared haul road. Finally, the team has arranged for the revenue generated from scrap recycling to be presented to a children s charity. Emma McCreery Breen, Assistant Project Manager Emma first worked for Lend Lease on an undergraduate placement scheme while studying Project Management, and has now joined permanently on the graduate scheme. Emma is responsible for planning and programming various works across Elephant Park, including the new site for Mobile Gardeners. Stephen Preston, Assistant Commercial Manager Stephen works in a team that manages Lend Lease s commercial relationships with its supply chain. After finishing his A Levels last year, Stephen has joined on a scheme that allows him to study Commercial Management at London South Bank University one day a week, and then spend the rest of the week in work at Elephant Park. Taylor Weekes, Office Junior Taylor joined the project through Be Onsite back in December last year. Taylor lives in Borough and, having attended Harris Academy Bermondsey, this is her first full-time job. Taylor is working up to being a personal assistant in future.
