FibraHotel ( FibraHotel ), the first real estate investment trust specialized in business-class hotels in Mexico, announces its financial results and distribution corresponding to the second quarter of 2015. Mexico City, July 22 nd, 2015 --- FibraHotel (BMV: FIHO 12), the first real estate investment trust specialized in business-class hotels in Mexico, announces its results and distribution corresponding to the second quarter of 2015. Except where noted, all figures included herein were prepared in accordance with IFRS and are stated in nominal Mexican pesos. 2 nd Quarter 2015 Highlights FibraHotel ended the second quarter of 2015 with 71 hotels and 9,721 rooms, including 57 hotels in operation (7,777 rooms), 14 hotels in different stages of development (1,905 rooms) and one hotel under expansion (39 rooms). During the quarter, FibraHotel announced the development of the One Durango hotel, adding 126 rooms in development. On a comparable property basis of 47 hotels 1, the average daily rate ( ADR ) was Ps. $944, representing an increase of 1.7% versus the second quarter of 2014, the occupancy rate was 64.7%, representing an increase of 344bp versus the second quarter of 2014 and the revenue per available room ( RevPAR ) was Ps. $611, representing an increase of 7.4% versus the second quarter of 2014. For the Total FibraHotel Portfolio of 57 properties, the average daily rate was Ps. $940, the occupancy rate was 62.8%, and the revenue per available room was Ps. $590. Total revenues for the quarter were Ps. $501 million. Lodging contribution 2 for the quarter was Ps. $162 million. Adjusted funds from operations ( AFFO ) 3 for the quarter were Ps. $107 million. FibraHotel will pay a distribution of Ps. $109 million, equivalent to 22.04 cents (Ps. $0.2204) per CBFI 4. As of June 30 th 2015, FibraHotel had a net cash position of Ps. $1,465 million, or Ps. $1,672 million including the reimbursement of VAT and no debt. 1 Includes 43 stabilized properties as of the December 31 st, 2014 plus the Fiesta Inn Cuernavaca, One Guadalajara Tapatío, Real Inn Morelia and Fairfield Inn Los Cabos hotels. 2 Lodging contribution equals total revenues (room rental, food and beverage, leasing and other) minus costs and general expenses directly related to the hotel operation, excluding real estate expenses and FibraHotel s administration expenses. As of June 30 th 2015, total owner s equity of Ps. $9,691 million. Additional portfolio information: FibraHotel achieved a change in the Trebol Monterrey project that will add 24 luxury hotel rooms to our Live Aqua hotel. The Trebol Monterrey project, set to open by the end of 2015, now includes 250 rooms in two hotels, the 180 room full service Fiesta Americana Grand, and the 70 room luxury Live Aqua hotel. These hotels will be positioned as the top hotels in the Monterrey market, and have a budget of Ps. 710 million. FibraHotel is temporarily eliminating the Toluca Tollocan hotel from its development portfolio until we have higher visibility for the development of the hotel. FibraHotel will continue monitoring the market and will reincorporate the hotel once FibraHotel decides to go ahead with the development. During the second quarter of 2015 we continued seeing a very dynamic environment in our stabilized operating portfolio with a RevPAR growth of 7.4% year-on-year for the quarter and 6.7% for the first half of 2015. These results continue demonstrating the potential for organic growth in our portfolio, which alongside the development of new hotels and the acquisition of stabilized properties, represent a sustainable high-growth period for FibraHotel in the following years. We continue focused on investing the available resources to increase the dividend per certificate and in that sense we are pleased with the opening of the One Perisur hotel during the first days of July. This opening represents an important milestone as we execute an aggressive pipeline of hotel openings representing 10 hotels with over 1,400 rooms by December of this year. Additionally, we continue working on building a clear pipeline of attractive properties and as such, we are happy with the GICSA agreement to develop hotels in their premium mixed-use projects over the next few years. Recent events after June 30 th, 2015 - On July 9 th, 2015, FibraHotel announced an agreement with Grupo GICSA to acquire at least six locations to develop business class hotels inside GICSA s leading shopping centers and mixed use projects. Each location will be closed subject to obtaining permits and licenses among other closing conditions. This agreement will add six hotels with ~882 rooms to FibraHotel and can represent a total investment of over Ps. 900 million. - On July 16 th, 2015, FibraHotel announced the opening of the hotel One Perisur hotel, adding 144 limited-service rooms in Mexico City to our operating portfolio. http://www.fibrahotel.com 3 @FibraHotel

The structure, facade, masonry and MEP (mechanical, electrical and plumbing) are done and the hotel is currently in the process of finishing works and equipment. The hotels are planned start pre-operation during August and open to the public in mid-september 2015. - Fairfield Inn & Suites Villahermosa: The 134-room limited-service Fairfield Inn & Suites hotel will be operated by Marriott International and is located inside the Plaza Sendero shopping center in Villahermosa. The structure is complete and hotel has 80% progress in masonry, MEP (mechanical, electrical and plumbing) and facade. - Fairfield Inn & Suites Juriquilla: The 134-room limited-service Fairfield Inn & Suites hotel will be operated by Marriott International and is located inside the Uptown Juriquilla shopping center in Queretaro. The structure is complete and hotel has 70% progress in masonry, MEP (mechanical, electrical and plumbing) and facade. The hotel is planned to start pre-operation during September and open to the public by the end of October 2015. - One Durango: The 126-room limited-service One Durango hotel will be operated by Grupo Posadas and is located inside the Paseo Durango shopping center in Durango. The project is in the structure stage with three of nine concrete slabs completed. The opening of the hotel is planned for December 2015. - AC Torre Américas 1500 Guadalajara: The 188-room select-service AC by Marriott hotel will be operated by Marriott International and is located in the Torre Americas 1500 mixed use project. The structure of hotel component of the building is finished (with a facade progress of 90%), and the hotel is currently in the masonry and MEP (mechanical, electrical and plumbing) phase with 40% of progress. The office part of the building is in structure phase. The hotel opening is planned for the end of November of 2015. - Trebol Monterrey (Fiesta Americana Grand y Live Aqua): The 180-room full-service Fiesta Americana Grand and the 70-room luxury Live Aqua hotels will be operated by Grupo Posadas and are located inside the Trebol Monterrey mixed use project. The structure of the hotel tower is completed with 75% of progress in the facade. Both hotels are in masonry and MEP (mechanical, electrical and plumbing) stage, with an advance of 70% in the Fiesta Americana Grand and 50% on the Live Aqua hotel. The opening of the Fiesta Americana Grand hotel is planned for late November 2015, and the opening for the Live Aqua hotel is planned for December 2015. The office and shopping component of the project are still in process and we expect them to open after the hotels. - AC Antea Querétaro: The 175-room select-service AC by Marriott hotel will be operated by Marriott International and is located in the the Antea Queretaro mixed-use project. The structure of the hotel is finished, and it is currently starting the masonry and MEP (mechanical, electrical and plumbing) phase. - Fiesta Inn Los Mochis: The 125-room select-service Fiesta Inn hotel will be operated by Grupo Posadas and is located inside the Paseo Los Mochis shopping center. The hotel is currently in the foundations phase. The hotel opening is planned for the first half of 2016. - Via Vallejo (Courtyard y Fairfield Inn & Suites Vallejo): The 121-room select-service Courtyard hotel and the 125-room limited service Fairfield Inn & Suites hotels will be operated by Marriott International, and will be located in the Via Vallejo mixed use project. The structure of the project is under construction, and the opening of the hotels is planned during 2016. - Courtyard Toreo: The 130-room select-service Courtyard hotel will be operated by Marriott International and is located in Mexico City. The project continues in the permits and license stage and we currently expect the hotel opening in the second half of 2016. - Fairfield Inn & Suites Saltillo expansion: The first stage of the hotel with 103 limited-service rooms opened March 30 th, 2015. Results for the second quarter of 2015 FibraHotel started and ended the quarter with 57 hotels in operation. Total Revenues During this period, FibraHotel s total revenues were Ps. $501 million: Ps. $385 million of room rentals (76.9% of total revenues). Ps. $93.1 million of food and beverage (18.6% of total revenues). Ps. $19.7 million for the lease of (i) three hotels 6 y (ii) retail and other leases in hotel properties (combined, 3.9% of total revenues). Ps. $3.0 million (0.6% of total revenues) corresponded to other revenues. Compared with the second quarter of 2014, total revenues increased by 32.1%. Costs and General Expenses During this period, FibraHotel s costs and general expenses were Ps. $339 million: Ps. $211 million of administrative costs and expenses including the payment of the operators fees (62.1% of costs and general expenses). Ps. $71.8 million of room expenses (21.1% of costs and general expenses). Ps. $56.7 million of food and beverage expenses (16.7% of costs and general expenses). Lodging Contribution Lodging contribution was Ps. $162 million, representing 32.4% of total revenues: Ps. $143 million corresponded to the managed hotels (the margin was 29.7%, versus 31.4% for the second quarter of the year 2014, because we had a larger number of hotels in ramp-up period during the second quarter of the year 2015). Ps. $19 million corresponded to leases (100% margin). Compared with the second quarter of 2014, lodging contribution increased by 23.2%. Operating Profit Other operating expenses of Ps. $90.2 million consisted of: (i) real estate expenses of Ps. $7.0 million; (ii) administrative expenses of Ps. $9.5 million; (iii) advisory fee of Ps. $25.8 million; and (iv) depreciation of Ps. $47.9 million. Compared with the second quarter of 2014, operating profit increased by 30.4%. Adjusted Operating Profit During the second quarter, FibraHotel had Ps. $7.0 million of non-operating expenses, which corresponded mainly to one-time expenses related to hotel acquisitions and developments, including transaction taxes, appraisals and technical audits, among others. The adjusted operating profit was Ps. $65.1 million. Comprehensive Financial Cost FibraHotel closed the quarter with a cash position of Ps. $1,465 million and interests earned during the period of Ps. $11.9 million. The cash position was fully invested in Mexican Federal Government issued debt securities. Consolidated Net Income The consolidated net income was Ps. $76.9 million. For FibraHotel, the estimated obligations correspond to: (i) debt service (principal and interests); (ii) capital expenditures (maintenance capex in hotels); y (iii) non-discretionary capital expenditures (developments), and available resources correspond to: (i) cash and cash equivalents (excluding restricted cash); (ii) VAT receivable; (iii) Operating result after distribution payment (including depreciation and interest income); and (iv) available credit facilities. Capital Expenditures ( CapEx ) As of June 30 th, 2015, the available maintenance capital expenditures reserve amounted to Ps. $47.0 million compared with Ps. $42.6 million as of March 31 st, 2015. The capital expenditure reserve is generated to maintain the standards of our hotels in operation and is constituted on a monthly basis based on percentage of total revenues. During the second quarter of 2015, FibraHotel had the following relevant capital expenditures: Maintenance CapEx: Ps. $20.8 million. CapEx investment in hotel repositioning: FibraHotel constantly analyzes opportunities to make capital investments in hotels which have an opportunity to increase cash flows. During the quarter, FibraHotel invested Ps. $43.9 million in renovation and repositioning CapEx. Distribution corresponding to the second quarter of 2015 8 FibraHotel looks to generate value for its certificate holders, and therefore on July 21 st, 2015, FibraHotel s Technical Committee approved a distribution of Ps. $109 million, equivalent to 22.04 cents (Ps. $0.2204) per CBFI, calculated based on the outstanding CBFIs excluding the CBFIs which currently do not have economic rights. This distribution is based on the results and operations of FibraHotel between April 1 st and June 30 th, 2015. The distribution will be paid on August 7 th, 2015.
