FIELD OF SERVICES RENDERED AS PROJECT MANAGERS 1. SCOPE OF SERVICES A. Pre-Design Phase - During this phase, Project Manager shall : 1. Meet with Client and its representatives to assist in organizing the Project team and resources required to facilitate information gathering and decision making processes. 2. Assist Client in developing a comprehensive Project scope (cost, schedule, quality and resource requirements and goals) and in preparing scope statement. 3. Assist in developing a comprehensive anticipated Project budget and Project schedule. 4. Assist Client and its representative in the evaluation, selection, negotiation and administration of contractual agreements with the architect, engineers, other consultants, construction manager and / or general contractor as required. 5. Assist Client and its representatives in the analysis and negotiation of Project related design and construction items. 6. Assist Client and its representatives in identifying necessary governmental or other regulatory approvals needed or procedures to be followed in connection with the Project. 7. Assist Client and its representatives in establishing and maintaining the Project administration procedures. 8. Assist Client and its representatives in establishing and maintaining the Project cost accounting and control system. 9. Chair all Project co-ordination meetings and verify that minutes are distributed by and to the appropriate parties. B. Design Development Phase - During this phase, Project Manager shall : 1. Monitor design development and recommend adjustments as necessary to maintain the Architect s, Engineers and other consultants adherence to Client s budget, schedule, and quality goals. 2. Identify opportunities for cost savings and schedule improvement, including alternative materials and systems.

3. If required by Client, recommend construction and/or design and adjustments to meet Project schedule and budget requirements. 4. Negotiate on behalf of Client to obtain proper economic credits upon modification of plans and / or specifications. 5. Identify long lead items which may require pre-ordering. 6. Assist Client in the areas of Construction bid prepared by the Architect / Consultants, bidding procedures approvals, contractor and subcontractor pre-qualifications and selections. 7. Confirm that all bid packages prepared by the Architects / Consultants to be submitted are complete. 8. Evaluate bids prepared by the Architects / Consultants and assist in the negotiation of contractual agreements with contractors and suppliers as required. 9. Meet with Client s Architect, Engineers, other Consultants, Contractors and Suppliers on an weekly basis to review Project status, performance and Project changes. 10. Attend weekly Project development meetings and construction coordination meetings and provide Project Manager s input and response for these meeting to expedite the Project and / or to reduce costs; ensure that minutes are distributed by and to the appropriate parties. 11. Provide on-going monitoring of the Project budget and Project schedule, updating them as required. 12. Keep apprised of all key issues and correspondence relating to design activities. C. Construction Phase - During this phase, Project Manager shall : 1. Chair weekly and miscellaneous construction coordination meetings, and ensure that minutes are distributed to the appropriate parties. 2. Assist Client in coordinating the work of the architect, engineers and other consultants for Project with the work of contractors and suppliers. 3. Advise Client performance standards for individual contractors and suppliers as necessary, and assist Client in establishing on going quality control procedures. Project Manager shall review the work performed by contractor, materials shall be required to be new and of the highest quality, unless otherwise approved by Client, in writing, in advance of any installation. 4. Review and monitor construction schedule with contractors.

5. Monitor construction progress and quality of work through shop visits (as necessary) and daily job site observation. Project manager shall (a) determine in general that the work of each contractor is being performed in accordance with the requirements of the contract documents, (b) endeavor to guard Client against defects and efficiencies in the work, (c) make recommendations to the Architect regarding special inspection or testing of work that may not be in accordance with the provisions of the contract documents whether or not such work is then fabricated, installed or completed, and (d) assist Client and its representatives in monitoring any necessary remedial work. 6. Assist Client in the resolution of field problems and make recommendations regarding any disputes or claims; assist as mediator when required. 7. Evaluate all bid pricing reviews, change order requests (value and time impacts), contingency reallocations, estimates and cost breakdowns, delay requests, and trade cost recaps; recommend appropriate action and negotiate change orders. 8. Keep apprised of all key issues and related correspondence relating to construction activities. 9. Issue all payment certificates of the Contractors, including waivers as required, and recommended to Client appropriate action; keep unpated records of each payment with detailed change order log and back-up cost information. 10. Immediately inform Client of any construction problems or deficiencies of which Project Manager becomes aware through its involvement in Project development and construction activity, including any noncompliance by contractors or vendors with applicable law, Client s lease, or the plans and specifications. 11. Assist Client in enforcing contract rights, including obtaining lien waivers and releases, correction of defects, and enforcement of warranties. 12. Assist the Architect in the determination of substantial completion of the Project, review architect s punch list, and assist the Architect in final inspection and job sign-offs; review architect s documents and monitor contractor follow-up. 13. Assist Client in Project turn-over and final close-out of Architect, Contractor, Suppliers, and consultant accounts, including obtaining all warranties and guarantees, as specified and furnished by Project suppliers and contractors. 14. Prepare and submit final Project summary report. 15. Assist Client and Architect with post occupancy review.
