BOULDER AREA The Boulder Area Micro Market Report (MMR), prepared by LIV Sotheby s International Realty, compares 2015 year-end statistics (January through December), to that of 2014, for single family homes and attached dwellings. The average sales price of single family and attached dwellings combined rose 11.8% in Boulder County, resulting in an average price of $505,991. In the City of Boulder, the average price rose 15.5% for single family homes and attached dwellings, resulting in an average price of $673,789. New listings are down 3.4% in the county and down 8.8% in the city. At the same time, the number of properties sold has increased 5.6% in the county and 1.8% in the city, meaning inventory has dropped substantially. As a result of this strong demand and limited supply, we are continuing to see upward pressure on prices, less time on the market, and higher sell price/list price ratios nearly across the board. We are in the midst of a very competitive and fast-moving market, with many positive economic variables that indicate there will be continued strong demand. Boulder and its surrounding communities are consistently rated as the best places to live in America, and with near 100% employment, Boulder real estate is sought after for both lifestyle and investment reasons. Buyers are frequently frustrated by missed opportunities resulting from the prevalence of competitive bidding situations. The hottest neighborhoods leading in terms of dollars per square foot are located in the core of Boulder the Historic District, Downtown, and University Hill. Nearly all of the cities of the eastern Boulder County plains are also appreciating quickly, with average price increases of at least 10%. January-December Highlights: Louisville s average price is $515,789 up 9.2% Foothills Communities of Boulder County s average price is $758,887 up 16.0% University Hill s average price is $1,073,049 up 21.3% Central Boulder and Historic District s average price is $1,147,700 up 8.9% 4,914 homes sold for an average of $505,991 or, $2,486,440,112 total dollar volume sold.
