Niedernsill, Salzburg Niedernsill is a quiet, authentic Austrian village located close to the country s tallest mountains in the Salzburg province. It sits halfway between the famous lakeside town of Zell am See and the glacier town of Kaprun 15 minutes to the east and the hiking and skiing destination of Mittersill to the west. The beautiful town of Kitzbühel and the renowned Saalbach-Hinterglemm ski region are also within easy reach. The village sits in a scenic valley position and is home to many pretty traditional chalets and shops, offering great views of the Hohe Tauern and Kitzbühel Alps mountain ranges. Austria s tallest mountain, the 3,798m high Grossglockner, is also just an hour away while the country s largest waterfalls, the Krimml waterfalls, are 35 minutes away. Niedernsill is located just 15 minutes from 130km of skiing (including glacier skiing in the Zell am See-Kaprun region and 170km of skiing in the Kitzbühel Alps). SKI, HIKE, RELAX...

Winter & Skiing 300km of groomed pistes.. Niedernsill is located close to Austria s tallest mountains and is just 15 minutes from the excellent skiing areas of Zell am See- Kaprun to the east and the Kitzbühel Alps to the west. The village has its own small ski slopes while the Kitzsteinhorn glacier which is home to year round skiing is just a short drive away. Overall the region benefits from over 250 cable cars and 870km of high quality pistes all around. With over 130km of pistes on the Kitzsteinhorn, Maiskogel and Schmittenhöhe mountains, the Zell am See-Kaprun ski region offers a wide range of blue, red and black pistes at altitudes up to 3,000m, providing great skiing for beginners and experienced skiers alike. The Zell am See-Kaprun area has a total of 52 chair lifts, cable cars, drag lifts and gondolas. Regular night skiing and boarding is also offered in Kaprun while heli-skiing is available through a few companies from the Schmittenhohebahn; and the more adventurous can try their hand at ice climbing!

The Kitzbuhel Alps Just to the west of Niedernsill the town of Mittersill offers direct access to the Kitzbühel Alps and its 170km of well groomed pistes. Skiing here is great for all ages and abilities and the region has over 50 modern ski lifts and 84 snow cannons to ensure fine conditions. The slopes comprise 67km of easy runs, 79km of intermediate and 24km of difficult runs. There are also many off-piste opportunities and with more than 50 charming alpine taverns to stop off at, there are plenty of refreshments on offer. There are numerous cross-country runs including the 160km Pinzga Loipe trail, the 3km Blizzard Trail and the 22km High Moors Trail which has reliable snow in winter. Niedernsill is also only 10 minutes away from Weisssee glacier world. This family friendly ski resort offers great skiing and snowboarding all the way until late spring. The area is also home to some great crosscountry skiing, snowshoeing, sledding, sleigh rides and hiking.

Summer Glacier Skiing THE PERFECT SUMMER RETREAT Niedernsill has warm summers and easy access to beautiful Lake Zell which is great for swimming and leisurely boat trips. The Kitzsteinhorn glacier which offers summer skiing is also just 15 minutes away. The village of Niedernsill sits in the centre of the Hohe Tauern national park which is home to a wide range of hiking options from gentle guided walks to multi-day mountain tours. 1,200 km of cycling trails There are also 1,200km of marked cycling and mountain biking trails across the region that enjoy spectacular views of over 30 3,000m+ mountains. Towards Mittersill there are another 200km of safe and well maintained mountain trails. The region additionally offers a wide range of other summer activities including tennis, horse riding, paragliding, rafting, rock climbing, caving, canyoning, kayaking, archery and sightseeing flights. Niedernsill itself also has its own bathing lake with beautiful mountain views while sister village Piesendorf benefits from an outdoor pool with slide and lovely warm water. Beach volleyball is also available too!

Tauern Spa - Kaprun Just 10 minutes away is the Tauern Spa, which is the second largest spa in Austria. With buildings spreading over 48,000m 2 and over 2,000m 2 of water in indoor and outdoor pools, the Tauern Spa is a great place to relax. The complex offers an activity pool with wave machine, a relaxation pool with grotto, a brine pool and a 25m sports pool, plus children s pools and waterslides. There is also a huge choice of saunas, with indoor and outdoor saunas available, including Finnish saunas, an oven sauna, a herbal sauna, bio sauna as well as salt and aroma steam baths. SECOND LAR GEST SPA IN AUSTRIA If you fancy something more active, there s always the panoramic fitness centre, where you can work up a sweat while enjoying the amazing views of this part of the Alps. Golf Just 10 minutes from Niedernsill is the Zell am See-Kaprun golf club, which is the largest golf course in the Austrian Alps with two 18- hole courses sat alongside each other. These par 72 and 73 courses sit in the middle of the sunny Salzach valley with amazing views of the Hohe Tauern national park. The 18-hole Mittersill-Stuhlfelden course is also within easy reach at only 10 minutes drive away. This course boasts rustic hay lofts, doglegs, ponds, a small stream and a par-3 island green.

Second Home Status The Niedernsill Chalet has permission to be sold as a Second Homes Property which means it is possible for you to buy with no obligation to rent. Of course if you would like to rent your property you are free to do so and if you choose to rent on a commercial basis there may be tax advantages as you can reclaim part or all of the VAT after purchase. To take advantage of claiming the VAT back you would need to initially pay the full gross (second home price) and then claim part or all of the VAT back. It is only possible to claim the maximum VAT back - the full 20% - if you rent you apartment commercially and do not use it yourself at all. If you declare in advance that you will be using the apartment partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. If you decide to claim part or all of the VAT back the developers have appointed tax advisors to help with the process. It usually takes about three months to reclaim VAT and it is possible to take a bridging loan for this purpose if required. You can choose a management company to make your bookings, receive your guests and check them in and out of your apartment. They would also provide laundry and cleaning services to deal with the change-over when your guests have departed. Purchase Costs Purchase costs for buying a property are (~6.6%) of the gross purchase price. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price plus VAT Court costs, administration fees approx. 150 euros 3% local agent fee payable Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 1.6-2% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.2% mortgage registration fee.
