Project Overview Craven Thirty is New Bern s newest mixed-use community located in the northeastern quadrant of US-70 and SR-43, positioned at the confluence of the Neuse and Trent Rivers, serving as the gateway to the beaches of the Crystal Coast of North Carolina. New Bern s geographic location and highway system allows it to serve a large regional trade area. The city has a hub relationship with six other metropolitan areas within an approximate 50 mile ring that include Craven, Pamlico, Jones, Lenoir, Greene, Onslow, Carteret, Pitt and Beaufort counties. Cities such as Morehead City, Jacksonville, Kinston, and Washington are only 30 miles away. Greenville and Goldsboro are a close 50 miles and less than an hour drive. Marine Corps Air Station Cherry Point, located 20 miles to the southeast in Havelock, is New Bern s single largest employer. Marine Corps personnel from Cherry Point along with personnel from the nearby military bases of Camp Lejeune and MCAS New River, located about 35 miles south, often choose to live in the New Bern area because of its extensive offering of better quality suburban-style living. Key area employers include the Cherry Point Marine Aviation Depot, Carolina East Health System, PCS Phosphate Mining, BSH Home Appliance (Bosch-Siemens), Moen, Hatteras Yachts, Weyerhaeuser Company, and Craven Community College. The location of Craven Thirty is excellent in that an estimated 2.5 million visitors come in and/or pass through the New Bern vicinity annually. The large majority (1.5 million) pass the Craven Thirty site on Highway US-70 travelling to coastal destinations. Tourism is seasonal with 45% visiting in the summer (89% visit in the spring, summer and fall months). The number of potential visitors to the New Bern area is considerably larger than the 2.5 million currently visiting. The State of North Carolina data indicates that the larger eastern coastal North Carolina area had approximately 9.5 million visitors in 2012 which equates to 2.7-3.1 million visitors in our New Bern hub area. The plans for Phase I of Craven Thirty encompass 540 acres and call for a mixed-use development that includes retail, single and multi-family residential sites, townhomes, om a medical park, office and institutional space, restaurants, hotels and a light industrial site. The 75 acre retail area is shovel ready with utilities and paved entrance, e, inclusive of permitted signalized access onto SR-43. Craven Thirty and its roads are annexed into the City of New Bern.
