Saas Fee (1800m) Switzerland Pearl of the Alps
1. Background In the next- door valley to the world famous Zermatt, just 9 miles away, Saas- Fee (1800m) is the main village in the Saastal (Saas Valley) municipality, in the district of Visp, in the canton of Valais, in Southern Switzerland. Sometimes overlooked (but not by the Swiss) in favour of it s more famous cousin Zermatt, Saas Fee is perfectly positioned on a natural shelf of pasture surrounded by an amphitheatre of thirteen stunning 4000m+ peaks. As such, it is known to the locals as Die Perle der Alpen The Pearl of the Alps. With over 50 bars and restaurants, Saas- Fee is charming and unspolit and yet offers world- class Summer and Winter sports, as well as off- slope activities, including classical music, a sports and leisure complex, cosy restaurants, and vibrant night- life. Perhaps because of its steep topography, Saas- Fee has not suffered from excessive development over the last 30 years. It is significantly undervalued relative to most other resorts of this altitude and with a strong capital investment program underway, property values are set to grow rapidly over the medium to long- term. 2. A Dynamic Marketplace A Swiss federal law was passed in March 2012 capping the ratio of second homes ( Zweitwohnung ) in all Swiss Communities to just 20%. As most Ski resorts rely exclusively on tourism, current
ratios are currently well above this (Saas Fee currently has 57% second homes). This law was introduced by the Green lobby to stop the excessive development of green- field land but, with the likelihood of most Alpine Communities ever getting down to 20% so slim, an immediate upward pressure on property prices is already evident. Since March 2012 price inflation has been assessed at circa 20%. A recent Swiss government study recently identified Saas Fee and Zermatt as one of three key regions set to experience this strong capital growth in property prices. Strong Capital Investment and a bright future In 2011, the community of Saas Fee voted overwhelming in favour of a plan to build a new cable car up to 3,990 metres. This would open up new areas of piste, increase the current lift system capacity, create the highest lift station in the Alps, and unlock uninterrupted views of the Matterhorn and the Italian lakes beyond. Construction is due to start in 2013. See map with the new lift plan in red. Completion is targeted for 2015/15. With such a high- speed and high- altitude system in place, it would then be possible for the resort to connect to either Zermatt or cross the Italian border to create to one of Europe s highest and most extensive ski areas. And for Saas Fee to take its rightful place as one the few true world- class ski resorts in the Alps.
4. Winter At 1800m, and with most of the skiing between 2,500m and 3,500m, Saas Fee visitors are almost guaranteed snow. 22 lifts, including 3 cable cars, 1 funicular railway (Metro Alpin), 5 gondolas (1 dedicated to walkers), 2 chairlifts, plus surface lifts quickly move skiers around the slopes with little queuing. On the snow, Saas Fee is perfect for all levels of skier with over 100 km of pistes (30 km beginner, 45 km intermediate, 25 km advanced). These include: a quiet nursery area close to the village for Beginners, an extensive mix of blue and red runs (even at high altitudes) for Intermediaries, and some dramatic off- piste skiing and ski touring for experts. Ski passes can also include a free days skiing in Zermatt in the next valley. Other activities include snowboarding (half- pipe and park), paragliding, hang gliding, and tobogganing. In fact, Saas Fee s fantastic snow- boarding facilities have made it one of Switzerland s top boarding destinations. Saas Fee also features the highest underground funicular railway in the world up to the skiing area and the highest revolving restaurant in the world at 3,600 m (11,500 feet). 5. Summer Saas Fee is a true year- round resort with all the usual summer facilities including tennis courts and even a small golf course.
There are plenty of hiking trails, a high ropes course, a roller coaster style luge and even the glaciers (Dom 4545m and Allalinhorn 4027m) are open for summer skiing. 6. Location Saas Fee is located between the international airports of Geneva, Zurich and Milan. Private planes also fly directly to the nearby airport at Sion. From any of these four airports, regular train services are available to Visp, followed by a regular Mountain Pass, bus service up and into the village of Saas Fee. From Geneva and Zurich airports, typical train times to VISP are around 2.5 hours followed by a 45 minutes by bus up the mountain to Saas Fee. By car, the drive time from Geneva airport is currently 2.45 3 hours. The existing motorway system in the valley is, however, currently being upgraded and expanded. Once this is opened, the drive time is expected to reduce to c.2.15hrs. 7. Conclusion Saas Fee really is the Pearl of the Alps: an unspoilt and charming, car- free Swiss alpine village set in the most stunning scenery. At 1800m, it is virtually snow- sure and offers a wealth of Winter and Summer activities (including Summer skiing on the glaciers).
