1 TRENDS IN REAL ESTATE HUGE RESPONSE TO MCHI CREDAI 21ST REALTY EXPO The MCHI CREDAI 21st realty expo was held at the MMRDA grounds, BKC from 11th to 14th April. The exhibition showcased over 15,000 properties by 102 developers across Mumbai Metropolitan region (MMR), Thane, Navi Mumbai, Pune, Bangalore, Ahmedabad, Hyderabad, Chennai and several other locations. The expo titled Mumbai makes me Happy ; where dreams come true witnessed 90,000 potential buyers. LOCAL BODY TAX The Maharashtra government has formally abolished Octroi in Thane, Navi Mumbai, Nagpur, Pune and Pimpri Chinchwad municipal corporations from April 1st replacing it with Local Body Tax (LBT). The government also announced that LBT would be introduced in Mumbai's civic body where the annual Octroi duty collection is about 7000 crores from October 1. LBT has already been introduced in 20 out of Maharashtra's 26 civic bodies. -Business Standard MMR CLUSTER REDEVELOPMENT TO HAVE FSI OF 4 All layouts of 4000 sqm or one acre will now be able to avail four times the total build up space currently permissible. Chief minister Prithviraj Chavan formally declared in state legislature of government's decision to offer a floor space index (FSI) of 4 for all cluster redevelopment projects in the Mumbai metropolitan region. The region includes residential hubs such as Thane, Kalyan Dombivli, Ulhasnagar, Navi Mumbai, Vasai Virar and Ulhasnagar. -DNA REDEVELOPMENT IN MUMBAI SHOULD BE PUSHED With availability of land in Mumbai drying up, real estate experts believe redevelopment is the only way forward for the megapolis. Availability of land is scarce. Due to sky rocketing land prices and limited expansion possibilities, redevelopment has become need for hour says Nikhil Bhatia, head of real estate consutant CB Richar Ellis. Some say the RR rates are low when compared to the market rates while the other view the RR rates are quite high which further lead to rise in property price He said that department panel will look into the issue and suggest a new process which could take effect from next year. -Business standard DEMAND UP FOR 1-BHK HOMES Single working individuals and newly-married couples, trapped in an environment of rising property prices, uncertain job market and a gloomy macro-economic scenario, are reconsidering the option of buying the more affordable one-bedroom apartments in Mumbai.. Property developers, who too stayed away from this segment due to lower margins, have sensed a change in mood and have spotted an opportunity in this unfancied one-bedroom category. -Economic Times

For the fourth consecutive year, Sanghvi Group of Companies won the 5th Annual MCHI Thane Cricket Tournament held at Dadaji Kondev stadium in Thane held recently. The event commenced with the toss in the presence of Founder President MCHI Thane - Mr.Mukesh Savla, and Secretary of MCHI Thane - Mr.Jitendra Mehta Sanghvi Group moved ahead for finals with Mittal Group after victorious matches with Times of India, Acme Group and Marathon Group. Commenting on their victory, Mr. Rakesh Sanghvi, Team Captain and Director Sanghvi Group of Companies said, We are overwhelmed with the fourth victory in line and I thank all my players for their fighting spirit. Apart from entertainment, this event also serves to foster good will and better relationship among the teams. The event was very well organized by MCHI Thane. 6 JITO BYCULLA CHAPTER INAUGURATED WITH A HUGE SUCCESS AND TURN OUT New committee of JITO Byculla chapter Byculla Chapter of the Jain International Trade organisation (JITO) was launched on 24th March.The inauguration ceremony took place at Yogi Sabhagrah Dadar in the presence of JITO Apex committee, Founder cheif patrons, Shri Rakesh Sanghvi, Chief Secretary of the new committee speaking at the event. members of JITO and people from Jain community at large. The chief guests at this event, Shri Jayantikumar Banthia IAS Chief secretary, Govt. of Maharashtra, Shri Justice K.K.Tated High court judge and Shri P.K.Jain (IPS) Addl. DG SPL. Operation inaugurated the new chapter by lighting a lamp. Speeches were given by the eminent personalities and the newly formed committee took oath in the presence of members. Shri Sankalchand Sanghvi, Chairman Sanghvi Group and Founder member of JITO was appointed as Vice chairman and Shri Rakesh Sanghvi, Director Sanghvi Group and patron member of JITO was appointed as Chief Secretary of the new committee of Byculla. 7 JITO MUMBAI ZONE WINS LAKSHYA CORPORATE SUPER 8 CRICKET TOURNAMENT CHALLENGE CUP JITO Mumbai zone has won the corporate super 8 cricket tournament challenge cup organized by Lakshya (a not profit organization) in collaboration with Cricket club of India (CCI) held on 9th March 2013 at one of the most distinguished venue The Brabourne stadium, Mumbai under the able stewardship of famous former cricketer Mr.Kiran More. Chief guest at this event was the famous cricketer Mr.Irfan Pathan. In all 9 coporate teams participated under 3 groups. Team JITO in their 2 league matches, semi-finals and finals lost only 2 wickets (4 matches).the opponent teams Morgans Stanley, Reliance Capital, GVP Killers and host Cricket Club of India (CCI) lost almost all wickets. The team was led by Mr.Nitin Shah with support of other JITO members Shri Ajay Jain (CA), Shri Alkesh Shah, Shri Rachit Jogani, Shri Uday Shah and Shri Vishal Kothari (Wicket keeper). Mr. Ankit Chopra, left handed opening batsman was declared not only Man of the Match but Man of the Series for his tremendous overall performance and received these awards at the hands of famous Cricketer Mr. Irfan Pathan. Shri Shailesh Sanghvi Director Sanghvi Group and patron member of JITO was also a part of the winning team. The whole tournament was cheered by JITO members. The event also offered fun games for women and children testing their skills in cricket and a few fun activities by Club Mahindra. THE WINNING TEAM
