SERVICE CHARGES To ensure the highest quality and security of the premises, BEAULIEUBOX will introduce: A manager of the center (a Supervisor) in charge of the maintenance, employed under permanent contract, (see Management of the Center for more information) A local security company to provide remote monitoring 24/7. Day and night monitoring of the premises, in the absence of the manager. All of the below mentioned services will be included in service charges (due quarterly). Presence of the center manager 35 hours per week (salaried) Housekeeping (to keep BEAULIEUBOX in best conditions for rent) Elevator maintenance Electronic maintenance: opening/closing of the firewall door All the necessary commodities (electricity, water, etc.) 24/7 video surveillance Syndicate fees Co-ownership insurance Small repairs (bulbs, door hinge) Phone and website. The service charges are estimated at 100 000 /year for the entire BEAULIEUBOX co-ownership, amounting to 1,6 m²/month. The property tax is estimated at 3,5 m²/year. MANAGEMENT OF THE CENTER To ensure the highest quality and security of the premises, BEAULIEUBOX will introduce a management service for the center (a Supervisor). The manager will be employed under permanent contract and will be in charge of the maintenance (his salary will be included in operating expenses of 1,6 /m²/ month (see Co-ownership Service Charges for more information). BEAULIEUBOX will be accessible 24/7. The administrator of the center will be present 35 hours per week to ensure the management services described below: - Receiving clients and merchandise; - Guaranteeing the security (entrance/exit) of everyone on site; - Ensuring the operating reliability of the premises (elevators, cameras, firewall door, electricity, electric cars, fire alarm, etc.); - Monitoring of the housekeeping; - Verifying the correct maintenance of the elevators, electric doors, etc. - Small repair work (changing light bulbs, oiling door hinges, etc.); - Constant phone contact with the video surveillance company; - Contact with the syndicate in case of malfunctioning of the center or complaints from the owners; - Phone management; - Website management; - Helping owners conduct visits of their storage space; - Assisting owners in renting their boxes. In addition to the management contract, which includes all of the above mentioned engagements as well as 35 hours per week presence on site, the manager at his own costs and at a price he judges correct will propose following services: - Sale of consumables (cardboard, glass boxes, cardboard glass boxes, cardboard cases, wardrobe organizers, duct tape, manila paper rolls, Clingfilm, covers, cutters, marker pens, etc.) - Utility vehicle rentals.
