Nearly 5% of all global duty free sales are done at Dubai International airport. Dubai was ranked as the world s eighth most attractive tourist destination. 5

INTERNATIONAL FINANCIAL CENTRE The Dubai International Financial Centre (DIFC) is the world s fastest growing international financial centre, bridging the time gaps and the geographical distances between the major capital markets of New York and London in the West and Hong Kong in the East. Firms operating in the DIFC are physically located onshore but are operated as if offshore and are eligible for benefits such as a zero tax rate on profits, 100% foreign ownership, no restrictions on foreign exchange or repatriation of capital, operational support and business continuity facilities. DIFC is also home to 18 of the top 25 global banks, six of the 10 largest insurers, six out of the 10 top law firms and eight of the top asset managers in the world. SITE ANALYSIS This prime land parcel is located between Interchange 4, which heads towards Mall of the Emirates, Gold & Diamond Park, Madinat Jumeirah and Burj Al Arab and Interchange 5, which leads towards Dubai Marina, Emirates Hills, Dubai Media City and Dubai Internet City. The entrance to the land parcel is through Exit 35, adjacent to Gloria Hotel. This land parcel (open on three sides) overlooks the busy Sheikh Zayed Road and has some reputable institutions within a two kilometer radius. Universities and educational institutions like American University Dubai, Dubai College, University of Wollongong Dubai, Manchester Business College and Eton College are in close proximity. The site is located amongst several, significant community developments in Dubai. Media City is well known as a thriving business community housing global and regional media companies. Knowledge Village, on the other hand, positions itself as the world s only free zone area that is dedicated to the management of human resources and excellence in learning. Internet City has developed into the region s largest information and communication technology business park. These three developments located on the northern side of Sheikh Zayed Road were established between 2000 and 2003, and are thriving, well established communities in Dubai.
