History comes alive... The CHÂTEAU de MONBOUCHER has been the residence of noble and illustrious families since its construction in the 17th century. Tucked away in a 23-hectare park full of forests and meadows you ll find the charming main building ( Château ), the East and West Pavilion, the Coach House with its former stables for 40 horses, and a pool. The CHÂTEAU de MONBOUCHER still boasts some of its original gems, such as the salon, the library, the billiard room and the wine cellar. Wonderful airy rooms await the chance to be turned into stunning and unique apartments. The expansive park with its magnificent trees offers peace and tranquility. As soon as we discovered the potential of this fairy tale château, we made the decision to restore it to its former glory. We began to renovate it, in keeping with its history, for a lively, international community of owners who share not only a passion for beautiful cars, but also a penchant for the French way of life, culture and language. 5

Live and drive in style. CHÂTEAU de MONBOUCHER means savoir-vivre well off the beaten tourist track and beautiful cars. We expect that most co-owners will want to bring their own vehicles with them, for which there will be accommodation. The château s own fleet of classic cars is also at your disposal, however. Should you wish, our mechanic will take care of your prized motor car. This service includes optional regular maintenance and cleaning. Do you love tinkering with your car yourself? This wish can also be granted in your own workshop, working with our mechanic or other châtelains French for lord of the manor. There s much more to discover and not only for car lovers, as the Dordogne/Périgord region is considered to be one of France s most beautiful, offering a wealth of wonderful excursions far away from the motorways. Countless routes lead through vineyards and stunning landscapes to historic sites, quaint old villages, passionate winemakers, growers and chefs (more on the region from page 26). 7

This is what happened to us with the CHÂTEAU de MONBOUCHER. The living and usable space in the various buildings of approximately 2,500 sqm is being renovated with great care and sensitivity for the estate. We are creating around 15 individually adapted apartments, which can be designed precisely according to your own wishes. Then there are the extensive communal areas, some already in existence and some to be created, and of course the magnificent park for a relaxed countryside château life. Space will be available for cars and other passions, but the prime objective is your personal well-being, whether solo or with a partner, family or friends. Enjoy your own wine and superlative food. The region around Bergerac is renowned for its beautiful vineyards and excellent wines. There are 13 Appellations d Origine Contrôlées (AOC) for red, white and rosé wines. Wines from Bergerac are somewhat lighter than those from Bordeaux to the west. The CHÂTEAU de MONBOUCHER is right at the heart of this wine country the nearest vines are just a few steps away. The local wine growers will be delighted to accommodate your interest, whether you want to simply enjoy their creations, know more about the cultivation and pressing of wine, or even try your own hand at it. We have already found a partner for the château s own wine. This makes Monboucher a perfect place to enjoy french delicacies such as foie gras, oysters, black truffles or walnut cake with a glass of good wine. The choice is yours! For fine dining, the Michelin star restaurants La Tour de Vents and Les Fresques are just 6 and 20 kilometres away from the château respectively. All the apartments are being created whilst respecting the existing structure and incorporating as many original features and details as possible. Each apartment has its own fireplace, for example. The technical facilities for electricity, water, heating and telecommunications are being installed based on the latest expertise and at the highest standards of craftsmanship as we restore and renovate. The solid oak parquet floor has been laid on multiple layers of sound insulation and all the walls have been soundproofed and insulated. Custom-made wooden win- dows, true to the style of their historic forebears, ensure a pleasant atmosphere inside, keeping the cold out in winter and the heat out in summer. Alongside the renovated shutters, they ensure the highest level of visual continuity. The interior layout is unique, no space is the same as another. The fittings for the bathrooms, kitchens and sanitary facilities will be designed entirely as you wish. Currently, these rooms are similar to an author s blank sheet of paper before beginning a novel. Périgord beautiful and... History: Living in the Périgord means being surrounded by châteaux, castles, historical sites, parks and museums. Ancient caves such as those at Lascaux are the reason why this part of France is also called the birthplace of human civilisation. Bergerac: The charming little town of Bergerac lies around 8km east of the Château. Situated on the banks of the Dordogne River, it is surrounded by vineyards, tobacco plantations and fields of wheat and corn. The old town centre has been extensively restored and boasts beautiful buildings from the 15th and 16th centuries built of honey-coloured sandstone. Trade along the Dordogne once caused this town to flourish today Bergerac boasts great shopping and excellent food. Bordeaux: The world s wine capital, is simultaneously a tourist attraction and a modern metropolis with historical buildings, museums, restaurants and shops. The Old Town, which is on the World Heritage list, has been extensively restored in recent years.
