The site has full outline planning permission for a major leisure development, including 240 holiday log cabins (uplift to a potential 750), two 100 bed hotels (budget and luxury) 18 hole golf course, 140 houses/retirement homes (with possible uplift to 280), mountain biking opportunities, leisure complex and health spa. The site is also adjacent to a European award-winning national mountain biking facility, Afan Forest Park, which receives 60,000 visitors per year! A final phasing plan for the next five years has already been agreed and the first phase will comprise approximately 200 log cabins and a 100 bed budget hotel.. The Forestry Commission made this area a Forest Park 35 years ago because of its great walking potential. In this time they have created nine varied walks for visitors.
