The following information has been prepared by us to assist you settle into the Carmel by the Sea community. All the information within this information sheet is also available on our web site. As a new owner you will require a Login name and password to enter the Owner s Area of the site. The site has a wealth of information. To apply for access to the Owner s Area please email the site administrator at carmelbodycorporate@gmail.com nominating a password. We will promptly respond. You can use this email address to request other information that you may need from time to time. Community Living it s different If this is the first time you have owned a property in a strata title development you will find it quite different to a stand alone home or stand alone investment property. First, all owners are governed by the By-Laws of the property and by House Rules which limit what can be done without seeking approval. These rules are designed to protect your investment and that of other owners and ensure a safe and enjoyable environment for all. The By-Laws were established by the owners over time at a General Meetings and our House Rules have been developed by your Body Corporate Committee over the years. The By-Laws and House Rules are on the Carmel by the Sea web site in the Owner s Area. The House Rules are also displayed on the notice board in the main car park. In addition the Queensland government has laws for strata title or community titles schemes (the Body Corporate and Community Management Act and regulations.). For more information on community living refer to page 6 of this kit. Queensland law requires that a committee must be elected at each Annual General Meeting by the owners. The Committee consists of executive members (a chairperson, secretary and treasurer) and at Carmel by the Sea we have up to four ordinary members. The role of the committee and the names of current Committee members are listed on page 2 of this document and on the web site. Members of the Committee are not paid for the often considerable work that they undertake on behalf of all owners. The Committee meets formally four times a year and informally often. Owners receive notices of these meetings and receive minutes. Your Body Corporate Committee is responsible: For the day-to-day administration of the Body Corporate. To organise the maintenance of common property. To oversee good governance and maintenance of your complex. To convene the annual general meeting and committee meetings (committee welcome your attendance as an observer). Hold all Body Corporate records. Assist with the update of the Body Corporate roll, change of owner name/address,etc. Provide copies of building By-laws and House Rules as requested latest versions are available on the website within the Owners Area. Provide Renovations and Maintenance guidelines as requested by owners. Provide advice regarding the Body Corporate and Community Management Act 1997.

Page 7 Over Bonnett Storage Box If your car park spot does not have an over bonnet storage box you can apply for permission to install one. The form to apply is available under Forms in the Owner s Area of the web site. These boxes cost around $2,200 including GST. No storage is allowed on top of the storage box as per the photograph to the right. No flammable, smelly or otherwise offensive item/s is to be stored in the storage cabinet. NO Visitors Car Park Use We have a very good visitors car park at Carmel by the Sea. To ensure that this park has space for visitor use it is only to be used for short term car parking use by a casual visitor, while visiting a resident. Change of Contact Details It is most important that you notify our Body Corporate Manager (Peak) of a change of address otherwise levy notices will not be received. This may result in the late payment of a levy and as a consequence the loss of your 20% early payment discount. It is equally important to notify us of a change of telephone number and email address.
