The apartment has its own lockable storage area in the basement, which is ideal for keeping personal belongings and ski equipment. With large windows, wide oak flooring, woodcladding and overhanging roof, these apartments ooze character and quality. The apartments come with fully equipped modern kitchens, and includes everything you could possibly need right down to a coffee machine and cutlery. The furniture has an Alpine feel with a contemporary twist, combining warm natural materials with modern minimalist designs. All furniture and fittings are included in the purchase price of this apartment. 2

Rental Information Fully Managed Rental Most holiday homes in Austria are obliged to be rented when they are not being used by their owner. There are tax advantages to this as you can reclaim part or all of the VAT on your purchase; so the developer has teamed up with a top local tour operators to maximise the rental potential of your property. Owners can book as many weeks of their own personal usage in advance (there is no restriction for the winter or summer season), and the rest of the year your apartment will be rented out to earn an income. The tour operator will advertise your property, schedule your bookings, meet and greet your guests when they arrive, and deal with the laundering and cleaning of your property when they have departed. To reclaim the VAT, you would initially pay the gross price and then claim back all (or part) of the VAT. You are permitted to claim back all the VAT - the full 20% - if you rent your property commercially and do not use it yourself. If you declare in advance that you will be using the property partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 2% - 3% and five year or ten year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee. Purchase Costs No Agents Fees Purchase costs for buying a property work out about 6.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price plus VAT Court costs, administration fees approx. 150 euros No Agent s Fee 3

Solden, The Tyrol T: +44 (0)20 7935 5132 Sölden is located in the heart of the Tyrol and is the main village of the Ötztal Valley, just 70 minutes from Innsbruck and 2 hours 40 minutes from Munich and Salzburg airports. The resort has developed into an internationally renowned sports and training centre and is hugely popular thanks to its superb pistes and a lively après-ski scene. Solden is also just 15 minutes from Obergurgl, a world renowned resort famous for it s fantastic snow record and social scene in the charming Alpine huts that populate its pistes. Sölden sits in a pretty wooded valley surrounded by some of Austria s highest mountains. The town offers an exciting mix of modern and old plus a huge choice of shops, bars, restaurants and clubs. Sölden is snowsure with glacier skiing plus some serious vertical drops and long runs. How to get there Solden is very easily accessed as it is only 70 minutes from Innsbruck airport which means the town is perfect for weekend breaks. 8

WinteR and SkiinG T: +44 (0)20 7935 5132 Sölden is Austria s only ski area with three mountains above 3,000m which are all accessible by lifts or gondolas. Nestled between Gaislachkogl (3,058m),Tiefenbachkogl (3,250m), and Schwarze Schneide (3,340m) lies 151km of perfectly groomed slopes, state-of-the-art ski lifts and gondolas. Skiing here is great for all abilities with 67km of blue, 48km of red and 27km of black runs (144km of skiing in total) as well as numerous off-piste opportunities and 2km of freeride routes. Solden s ski season is also impressively lengthy, beginning in October and lasting until May. There are 15km of cross-country skiing, nightly floodlit tobogganing, ice skating, curling, ice climbing, horse drawn sleighs rides, paragliding and winter hiking to keep you busy! Reaching an altitude of over 3,250m, Sölden boasts glacier skiing and some serious vertical and long runs. It is even possible to ski from the top of the glacier 12km down to the bottom of town without the need for lifts. The two main gondolas are located at either end of town and have a total capacity of 69,000 people per hour, which keeps queues to a minimum. Sölden s signature ski journey is called the Big-3 Rally which is a circuit entailing 50km of skiing and 10,000m of vertical which encompasses three spectacular viewing platforms built over the valleys below. The route begins on the Giggijogh gondola and through the Golden Gate to the glaciers and takes approximately four hours for intermediate skiers to complete. obergurgl Sölden is also just 15 minutes drive from the resort of Obergurgl with its high altitude skiing which is superbly family friendly and excellent for beginners. Obergurgl offers 110km of pistes which includes 35km of blue runs, 55km of red runs and 20km of black runs. 9

The mountains are an internationally popular training base for climbers and free climbers, and there are also 300km of marked hiking and cycling trails with perfect routes to suit all abilities. Other sports include white water rafting, paragliding and summer glacier skiing and snowboarding on the Rettenbach and Tiefenbach Glaciers. The Area 47 adventure park is also in Sölden. Considered the ultimate outdoor playground, visitors can choose from a wide range of activities including river rafting, slide water park and bike and buggy off-roading. Just 15 minutes away from Sölden is the scenic village of Längenfeld, a picture-book landscape of outstanding natural beauty at 1,200m. Here you will find the famous Aqua Dome, the Tyrol s biggest wellness and spa area in the middle of the mountains. With its huge indoor and outdoor programme Aqua Dome offers a spa day with a wide selection of health and beauty treatments. The Ursprung Spa Dome features 34 C to 36 C warm waters, an activity pool with underwater fitness equipment and panoramic glass windows with a stunning Alpine backdrop. The Talfrische Outdoor Spa comprises three bowl-shaped pools which are truly unique.
