HATTON SHOPPING VILLAGE Hatton Country World Speciality Gift Shops Garden Centre - Restaurant Café Department-style Designer Outlet Farm Shop Antique Centre Adventure Farm Free Car Parking 5 mins J.15 M40
Introduction Hatton Country World has two elements and Hatton Adventure Farm The Shopping Village evolved out of Hatton Craft Centre which opened in 1983, shortly after it became possible to use redundant farm buildings for nonagricultural purposes. The Adventure Farm was started in 1991 and is regarded as one of the leading and most innovative countryside theme parks in the UK. The Shopping Village has recently undergone a refurbishment that has brought a thoroughly contemporary twist to the traditional farm buildings in which it is housed. The owners of the Hatton Estate which also comprise Hatton Technology Park and the Hatton Arms Public House now seek quality retailers to complement the upmarket speciality centre that the shopping village has become. Location is located off the A4177, 8 miles south of Solihull and 3 miles from Warwick. 5 mins J15 M40. There are approximately 1 million people living within an hour s driving time and 6 million people within an hour. Description The Victorian farm buildings in which is housed are particularly charming; they lie in rolling Warwickshire countryside and there is an especially tranquil atmosphere for customers to enjoy shopping as it should be.
A Garden Centre was opened 3 years ago and there is an Antique Centre established some 25 years ago; 15 independent unit shops and a department store style Designer Outlet complement the mix. Current uses include two jewellers, a cook shop, beauty salon, candles and soaps, sweet shop and toys. There is also a coffee shop, shoppers restaurant, ice cream parlour and during the summer, barbeque. Hatton Arms for fine dining is approximately 1 mile away. A number of the unit shops have been occupied by the same retailers for some 30 years. The Garden Centre is operated by the ex-manager of Notcutts on the M42 and he is well known as an expert plants-man. Regular gardening and craft demonstrations/talks are shortly to be introduced. There are 450 hard car parking spaces and car parking is FREE. The total covered area is approx. 38000 sq. ft. Whilst there is an entrance charge to the Adventure Farm, access to the Shopping Village is also FREE. Please see website for further details. The Refurbishment The Shopping Village makeover has been led by the architect who recently transformed Hatton Arms (ex-waterman) into one of the most highly regarded pubs in the county. Bold painting, signwriting that brings the old farm uses alive, quality planting and standardised signage has brought a thoroughly contemporary twist to these historic buildings. The scene has been set for the centre to establish itself as a very special shopping venue in an era of large retail sheds and High Streets dominated by uninspiring, hard pressed multiples.
Customer Flow Hatton Country World attracts around 500,000 customers a year, half of whom come purely to the Shopping Village and half of whom also visit the Adventure Farm. The Shopping Village is due to be re-launched in spring '14 and it is anticipated that visitor numbers will increase significantly. Adventure Farm visitors include some 12000 annual members who visit the site regularly (8 times a year on average) and represent a strong core of loyal customers. Ever since its early days as a Craft Centre, has had a reputation for unusual gifts and also attracts typical Garden Centre customers. Visitor flows during the year are relatively even, with the exception of January and the first half of February which is quiet. Christmas shopping in November and December are the strongest months but weekends, school holidays and half terms are busy throughout the year. Moreover, the Garden Centre represents an important anchor from April to June. There are numerous Special Events throughout the year both in the Shopping Village and Adventure Farm, and country walks across the Hatton Estate are a particular attraction. There is also an expanding coach trade (500 coaches in the last 12 months).
