THE OLD ART GALLERY Built in 1901 this former art gallery space occupies a superb location within the thriving town centre of Royal Leamington Spa. The dome room is without doubt a standout feature of the house, says Kim. During the day natural light just floods in and at night a ring of lights around the dome illuminates the whole structure. It s utterly stunning.

Accommodation summary Ground Floor An original wooden door takes you into a welcoming entrance hallway providing access to the open plan living space within the home. The large open plan space has been thoughtfully configured to provide a formal dining area, a lounge with signature glass dome roof above, a reading area and an impressively spacious kitchen diner with Silestone white work tops, Rangemaster stainless steel undermount sink & mixer tap, Caple Wine Cooler, 4 Caple stainless steel and black glass ovens including a microwave oven, a steam oven, and two fan ovens, two Caple warming drawers, Neff induction 5 zone hob, Caple extractor hood and a Caple integrated dishwasher and fridge/freezer. From the dining room, a staircase leads to the basement level of the property and offers another large space with an adjacent bathroom. This is currently used as a gym but could easily be converted to a fourth bedroom. Large windows, a glass dome and patio doors fill the entire property with natural light.

Seller Insight The house was not yet complete when we first came to view it, but the dome had been fully restored and was there in all its glory, says Kim. It s located right in the centre of the building and the impact of both it and the light that was streaming in was incredible; it s such an impressive and uniquely beautiful feature which made us fall in love with the property. The day we moved in was the first time we saw our home completed and when we first set eyes on the finished article our jaws just dropped. It had been converted to such a high standard, using top-of-the-range fixtures and fittings and the interior design is both classic and incredibly stylish. We loved how sympathetically the restoration was completed, allowing features such as the stunning dome and the amazing barrel ceilings to really stand out. The old and new blend beautifully. The layout is another feature that really appealed to us. It has a very open feel and the use of glass walls, huge floor-to-ceiling windows and a neutral colour palette means that the house is light, bright and airy everywhere. It s the most amazing house to entertain in, but still has a cosy feel when it s just us at home. We have two really nice outside spaces despite it being a town centre property continues Kim, one which faces east, so catches the morning sun and wraps right the way around to the downstairs bedroom, and another main space where we host our summer parties and is a gorgeous extension of the living space. The location of the house is fantastic, says Kim. The station is just a three minute walk from here, as is the centre of town, and the walk to town is through the beautiful wide-open green space of the Pump Room Gardens, with Jephson Gardens right next door. If we were staying in Leamington we wouldn t live anywhere else. This is the most incredible house to entertain in, says Kim. Whenever we have a party it feels like we ve hired the most amazing space. We host an annual Christmas get together with a large group of friends and our set up here allows us to cater for everyone and everything It s the location, the space and the wow factor that we ll miss most when we leave, says Kim. It s totally unique and we ll never find another home quite like it. First Floor The first of three double bedrooms is located above the kitchen diner, accessible by a feature spiral staircase it offers a separate dressing room and en-suite with bath, walk-in rain shower, wash basin and W.C. The east wing of the property contains the two further double bedrooms, one on the ground floor and the other above it accessible by another spiral staircase. Both of these bedrooms again offer separate dressing rooms and en-suite bathrooms. The east wing also contains a utility room and the plant room.

The second smaller outdoor space is to the east of the property providing sunlight in the morning. The property also offers gated off-street parking to the rear for two cars and there is also un-allocated parking to the front of the property which the current owners usually find free. Location The centre of Leamington with its quality High Street shopping, boutiques, restaurants, bars and theatres and of course its famous Victorian Spa and Jephson Gardens are just a few minutes walk as is Leamington railway station with fast services to London and Birmingham. Its central position makes it an ideal location for commuting to the rest of the UK with easy access to M40, M42, M1 and M6. Birmingham International Airport is just 15 miles away.

LEAMINGTON SPA In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside. After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors. The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. As a previous Britain in bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn. The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.
