Introduction PROJECT ESSENTIALS imall is a value shopping mall with a focus on value fashion and electronics. The property was developed by Nice Home Real Estate and opened to the public on 30 June 2016. The mall is located on Gernata Street, facing onto the main highway Al Etihad Street, in the Al Nahda area of Sharjah, close to the Dubai- Sharjah border. Key tenants at the mall include a Burger King / Texas Chicken QSR unit on the ground floor and a Joanna Department Store on the second and third floor. There is a small foodcourt and an FEC on the third floor. Site Analysis KEY FINDINGS imall is an existing and operational shopping mall located in the Al Nahda area on the E11 / S113 Al Etihad Street, one of the main arterial roads in Sharjah. The mall has a main customer vehicular entrance with covered parking to the west of mall and a paved uncovered parking area in front of the main entrance (north side). Accessing the mall s covered parking facility from the south via the E11 / S113 Al Etihad Street requires visitors to first pass the mall before proceeding to turn right on to 12 th Street and return along Gernata Street. Accessing the covered parking from the north via Al Taawun Street also requires visitors to first pass the mall along Al Nahda Street before turning around on Taliatel Street and returning along Bukhara Street. Therefore it must be noted that clear local road signage and directions along these routes will be a necessity as access is indirect. Direct access to the mall s covered parking via the E11 is possible but requires visitors to use an uneven dirt road, which is shared with the Burger King Drive-Thru. It must be noted that this can potentially create traffic congestion as there is no dedicated slip road off the E11 to access this parking entrance. This can also negatively influence visitors decisions to visit imall. With only one single lane entry point to the mall s covered parking at present, we suggest a traffic study is conducted in order to identify ways to optimise the visitor and servicing access and egress routes. The location of imall allows for excellent visibility from the E11, which can be beneficial for advertising and marketing purposes. 4

Site Analysis KEY FINDINGS The project is located in a rapidly growing neighbourhood surrounded by residential apartments. The local roads surrounding imall to the south, west and east are very narrow. As most outlets at ground level of neighbouring buildings are front loaded, delivery vans frequently clog up the traffic. There are several retail developments in close proximity to the site, including Sahara Centre and Ansar Mall. Details are explored in the Supply Analysis section.
