Plot of 165.000 sq.m., ideal for investment in Cyclades Cyclades and Crete are "champions in investments in the field of country houses and hotel business according to the official economic data of Greece. Technical characteristics of the plot Summary Plot for sale, complete and fit for building on, of 165.000 m 2 in area, at the location of Orkos, in the island of Kea, property of Antonios Athanassiadis, at the price of 3.300.000 euros. Above-ground buildings of 3.300 sq.m. can be built on it, as well as the respective basements. The buildings cannot be constructed in the small rocky area that appears outlined on the map of the Forest Administration. [1]. No part of the plot is characterized as forest land and the entire plot is not under protection of the archeological sites. According to the proposal on the Plan for the Spatial and Urban Organization of Open Cities submitted by the Municipality of Kea to the Hellenic Ministry for the Environment, Physical Planning and Public Works, at the area almost all the land uses are allowed. General information The plot for sale of 165.498m 2 in area consists of 2 adjacent plots of 25.726 sq.m. and 139.772 sq.m. that are separated by a stone wall. It is situated at the location Orkos, on the east side of the island of Kea. The entrance to the plot by car is possible by an earth agricultural road. The road distance of the plot from the capital of the island, Ioulida, is 5,3 kilometers, 1,6 of which is dirt road and 3,7 asphalt. The property title is a sales contract of rural real property that has been drawn up in 1995, by which the buyer Antonios Athanassiadis acquires the full ownership. The plot is free of charges, complete and fit for building on. Supervision by services The plot is not characterized as forest land and does not belong to any zone of protection of the archaeological service; therefore there is no prevention as regards its construction. Respectively: Α' Ephorate of Prehistoric and Classical Antiquities: The whole plot is located outside the Zone B of protection of the archaeological site in Orkos. [2] Forest Administration: The whole plot has never been supervised nor is it supervised now by the Forestry Department, in the framework of the forest regulation. [1] Proposal of the Municipality of Kea on the Land Use According the proposal on the Plan for the Spatial and Urban Organization of Open Cities, submitted by the Municipality of Kea to the Hellenic Ministry for the Environment, Physical Planning and Public Works, the plot for sale is a part of the zones 3 and 4 and almost all the land uses are allowed. General construction information The plot borders, according to the contracts, on an agricultural mules road for 431,08 meters, therefore it can be split in smaller plots fit for building on (prerequisite for a plot to be fit for building on is to border on a public road for at least 25 meters and to be at least 4.000m 2 in area). According to an engineer collaborator, if the plot IS NOT SPLIT about 3.300 sq.m. of it +basements can be built in order to create residencies and a hotel unit, without excluding other uses.
