Lodge History: Gateway Inn/Lodge opened in 200 when Jenkins family, chose Grand Lake as the ideal location to ease into their retirement years and selected the prominent site overlooking the town of Grand Lake. With a career as a commercial contractor, Tom set about harvesting the site of its natural pine, and befitting the best in natural resource conservation, treated and incorporated much of the site timber to build the Lodge, including structural beams of the main Lodge. The project became a labor of love that evolved into a time tested property of high quality construction and sustainable profitability. It has a fully equipped restaurant, cocktail lounge, spa, banquet/function space including outdoor deck, and 31 uniquely decorated guest units all with log furniture. A freestanding family cabin with 4 bedrooms, three bath and kitchen completes the variety of bedrooms. Classic rustic lodge room décor creates the mountain Lodge experience befitting the majesty of the surrounding Rockies. Guest rooms have been kept up to date with timely soft good updates, coordinated to the lodge ambience. Owners currently operate the cocktail Lounge with a limited snack menu and seasonal live music entertainment. Outside caterer provides a selection of custom food menus for weddings and special events. Facilities/Improvements: 31 units include a variety of bed types: 15 rooms with 2 Full beds some with balconies and or fireplaces. 14 Kings with balconies and or fireplaces. They have 2 rooms with bunk beds one that sleeps 5. A fully appointed 2 bedroom 2 bath + loft Owner/Manager apartment with a murphy bed completes the guest rooms. A 7 vehicle walkout garage (2 deep) provide ample storage for equipment. The Main Lodge building is two stories plus walkout basement level that includes banquet/ function space, commercial kitchen, commercial laundry, spa, sauna, fitness room with support storage areas and 7 door vehicle garage stalls that 6 x 48 feet deep. Family Cabin unit is freestanding. Paved parking area partially shared with adjacent parcel which has common

ownership, but separate plat/deed and is available for Lodge guest use via lease or may be purchased separately. The fully equipped restaurant and lounge have seating for 75. An additional 120 seats on the deck provide al fresco dining and live entertainment. This property has 5 additional building envelopes that can be developed. They have been approved thru the PUD zoning with the Town of Grand Lake. HVAC: Public spaces heated and cooled with central system. Guest units have thru wall PTAC type units. FIRE/SAFETY: Great Lodge has fully sprinkled wet pipe system. PERSONAL PROPERTY: In-house laundry is equipped with commercial quality washer and dryer to process linens. Landscaping equipment used in normal operations are part of personal property (any Exclusions will be listed). Restaurant and banquet facilities are fully equipped for normal variety of menus and events. Guest rooms/cabins are fully equipped with cable TV and typical lodge amenities.
