Resort Information Bad Gastein, Salzburg The Gastein Valley is steeped in Austria s rich imperial past and is renowned for it s thermal spas much loved by Mozart s mother, the Romans, Paracelsus and even Kaiser Wilhelm. In the last 70 years this fabulous region has become one of Austria a most popular ski areas. The spectacular ski and spa resort of Bad Gastein lies within Austria s Salzburg province. Perched high on the mountainside in the Gastein Valley, the town has wonderful views, natural thermal waters and ornate architecture dating back to the Belle Epoque period. At it s heart is the original spa area, laid out in a horsehoe on the steep slopes. Vibrant coloured buildings flank the famous waterfall which plunges right through the centre of town, one of the many characteristic images of Bad Gastein that make it such a fascinating place to explore. Easy access to Salzburg This popular town attracts a lively scene during the ski season, and thanks to its rich history and magnificent architecture, Bad Gastein retains a real sense of romance. Plus of course, the valley has over 290km of snow-sure skiing; as well as forming part of the vast Amadé ski region with over 860km of pistes all on one pass. Bad Gastein is readily accessible, just 70 minutes from Salzburg Airport and has its own train station where regular direct trains run to Salzburg and Munich. It is even possible to take a train south to Italy.

Architecture & Spas The unique architecture of Bad Gastein was inspired by Emperor Franz Josef I who came to Bad Gastein for hunting and the natural, healing thermal waters. So inspired was he by the region that he instructed Italian architects to design the many beautiful buildings that you can see today; and with the construction of the Tauern Railway at the beginning of the 20th century, this spa resort became easily accessible to all. The town has a romantic feeling of faded grandeur and also houses the oldest casino in Austria - well worth a visit! Bad Gastein and Bad Hofgastein s spa facilities are fed by seventeen thermal springs. Both towns have a fabulous selection of swimming pools, saunas and steam rooms which are a great place to unwind after a day on the pistes.there are also themed pools with waterfalls, geysers and slides and for something a little bit differentthe mountain location provides many cave based saunas too. Property Information Wasserfall Apartments The Wasserfall Apartments are located high on the mountainside above the centre of Bad Gastein. The whole town is built in tiers into the mountainside and these traditional style apartments are just one tier above the town centre and all the shops, and just a two minute walk from the ski bus stop. This grand building comprises 30 apartments with one to three bedrooms. These spacious apartments all feature open-plan living, dining and kitchen areas plus ornate metal balconies with fantastic panoramic views. Each apartment includes a private individual locker for owners plus an underground car parking space. There is also a ski room with heated boot racks. The Wasserfall Apartments were constructed in 2009 and sold extremely well. These apartments have been successfully rented to holidaymakers and we now have several resale apartments available to buy. Fully Managed Rental As with most holiday homes in Austria these apartments are required to be rented out for part of the year. The benefit of this is that your apartment is earning in income for you when you are not using it. These apartments are sold at the net price (although there is no need to pay reclaim the VAT). These apartments make great year round rental opportunities and everything is organised for you to rent your apartment through a local tour operator who will meet and greet your guests and deal with the cleaning and laundering of the property when they have departed. Bank Finance Austrian banks will fund up to 70% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee. Purchase Costs Purchase costs for buying a property work out about 7.6% of the gross purchase price. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Winter & Skiing The Gastein ski area, one of Austria s largest, is separated into five ski areas, served by three resorts and several small additional lift bases. With over 290km of ski pistes, the Gastein valley offers a fantastic variety of slopes, with 107km blue runs, 167km red runs, and 20km black runs. At the start of the valley is Dorfgastein with 72km of family friendly skiing, including special children-only runs. Bad Gastein and Bad Hofgastein are linked via their ski system and have over 188km of exciting ski runs which include family-friendly hills, carving hills, deep-snow and moguls runs. Finally, Sport Gastein is a high altitude hidden gem with fantastic off-piste opportunities! The Amadé Ski Region Away from the slopes there are plenty of activities to keep you busy including floodlit tobogganing, ice skating, curling, ice climbing, horse drawn sleighs and winter hiking. Snowboarders are also very well catered for in the region, which has hosted world Cup boarding events. There are plenty of deep powder pistes for freeriders to enjoy and for freestyle enthusiasts, the Funpark Boarder s Paradise on the Dorfgastein - Grossarl link is well worth a visit! Both ski schools at nearby Bad Hofgastein have snowboarding classes for ages 6 and above and teach beginners and experts both park and piste technique. In addition to the skiing in the Gastein Valley, Bad Gastein forms part of the vast Ski Amadé ski region which allows for 860km of skiing on one pass. Brand new gondola The Gastein Valley has seen an impressive 45 million euro investment programme which has provided a new eight person gondola cable car (The Senderbahn II) and created superb new ski pistes. The state of the art Senderbahn II is 2.6 km long and will increase lift capacity from the current 2,375 people per hour to 2,800 people. Under this programme snowmaking facilities have also been improved, snow-grooming equipment has been updated and a new children s zone has also been completed. Europe s Highest Footbridge A special attraction in the Gastein ski resort is the new 140m long hanging footbridge which is being built from the summit station of the Stubnerkogel. This is Europe s highest suspension footbridge and is open year round. The transparent floor coverings allow those on foot to experience the lofty heights at 2,400m above sea level first hand and if this wasn t enough, the new Glocknerblick lookout platform is directly opposite giving panoramic views of the valley and beyond. Aprés-Ski Summer Information The Gastein Valley attracts a lively crowd during ski season and there is plenty to do in town after a long day on the slopes. The night life here is slightly more sophisticated than at most other resorts with theatre, concerts in the Kongresshaus and ballroom dancing on offer as well as almost 100 restaurants and lively bars to choose from. On the slopes there are also plenty of Alpine huts in which to enjoy a quick drink on your way down the piste. For the night owls looking to party into the early hours, The Silver Bullet Bar has the very best Aprés-Ski with live bands throughout the winter season, snacks and frothy beer, all in an American/Canadian styled hut spread over two floors! In the summer it is the meeting place - climbing gardens, slackline, badminton, table football and of course a sunny terrace with loungers. Alternatively, you can explore the elegant splendour of the 1930 s casino for a glamorous night out on the town. Bad Gastein s casino is renowned in the Austrian Alps for introducing class into the local social scene. Since it s grand opening in 1937, the casino has attracted visitors from around the world wanting to admire the classic art deco architecture whilst enjoying a great night out hitting the tables. Summer The Gastein Valley has plenty to offer in summer thanks to its location in the beautiful Hohe Tauern National Park. The area features 350km of marked hiking trails and numerous cycling routes and with cable cars remaining open throughout summer, you and your bike can be whisked to the tree tops in minutes! You can cycle down the mountainside, stopping at any of the 55 mountain inns and restaurants across the valley. As well as the Gastein Valley s many spas with indoor and outdoor pools, there are a range of other activities to keep you busy. There is an 18-hole golf course, plenty of horse riding, tennis, squash and volleyball. Or for the more adventurous, why not try paragliding for a great aerial view of this beautiful region! Golf The 18-hole Gastein Golf Club was founded in 1960 making it one of the oldest golf clubs in Austria. The par 71 course occupies a beautiful position between Bad Hofgastein and Bad Gastein, sitting at the foot of the Gastein Mountains. The course is full of picture perfect fairways which wind through the stunning Alpine landscape. The Gastein Golf Club also includes a driving range and putting green, which are located close to the clubhouse.
