SITE NEWS Since the last Re:Build newsletter, there has been a great deal of activity on the first phase of Elephant Park known as South Gardens. Works to the foundations of the buildings have been carried out, while the bulk dig of the basement that lies underneath South Gardens has also been completed. Perhaps the most obvious sign of progress at South Gardens is that five tower cranes have now been installed, as well as the fact that the concrete frames of the buildings have started to come out of the ground. Residents will see the buildings rise at a steady pace, with the tallest building at South Gardens a 16 storey building set to reach its highest point by January next year. With the progress made on the concrete frames of the buildings, residents will also start to notice scaffolding being installed around the perimeters of the buildings. All this activity makes South Gardens our busiest site for operatives at the moment, with over 350 workers on site each day. Looking beyond South Gardens, a lot of other activity is now taking place on the Elephant Park site. A team is now in place for the next phase known as West Grove with construction set to begin by the end of the year. This phase involves 2 plots either side of Heygate Street and bordering Walworth Road, and will deliver 593 new homes in total. Also later this year, works will commence on the installation of utility services underneath Heygate Street and Rodney Road. These works will require roadworks to install infrastructure and we will communicate the measures we will put in place to mittigate disruption later in the year. LOOKING AHEAD October: Infrastructure works underneath Heygate Street and Rodney Road commence November: The internal fit-out of the new homes at South Gardens begins December: Construction starts on the second phase of Elephant Park West Grove HOURS OF WORK Weekdays: 8am 6pm Saturday: 8am 1pm Sunday: Closed RESIDENT MEETINGS As well as keeping you up-to-date with the construction in these newsletters, we also host regular residents meetings. In total, eight types of bricks are used across Trafalgar Place, which have been chosen to reflect with neighbouring buildings SITE NEWS Trafalgar Place is in the final stages of completion with well over 80% of the 235 homes now occupied by residents. The construction team have now moved out of their offices on-site, and this space will become a new retail unit on the corner of Rodney Road and Balfour Street. There is still some work to complete on the playground space on Victory Place, as the construction team move closer to the final completion. JOBS SUCCESS Over the duration of the project Trafalgar Place achieved great success by exceeding its jobs obligations and providing work for 32 previously unemployed Southwark residents. This ensures that local benefits are delivered beyond the finished homes and supports the overall amount of over 400 local people who have been employed on the regeneration so far. Trafalgar Place provides some fantastic open spaces for all the local community to enjoy. These include New Paragon Walk, which creates a new link from Henshaw Street to Rodney Road RETAIL OPPORTUNITY AT TRAFALGAR PLACE Trafalgar Place will include a new community retail unit at the bottom of Mansfield Point, on the corner of Rodney Road and Balfour Street. New planting has been key to the designs at Trafalgar Place. In total, on top on the 25 existing trees that were retained on site, over 100 new trees will be planted at Trafalgar Place and the surrounding areas. The unit will comprise 2,196 sq ft community retail/leisure space and must be let to a local Southwark business. Please get in touch if this is of interest. 6 7
LOOKING AHEAD September: All cladding to the tower complete December: Tower crane and hoist to be removed Spring 2015: First residents move into One The Elephant Kitchens and bathrooms are now being installed The Castle Centre is set to open by the end of this year SITE NEWS One The Elephant continues to be on track to open in spring next year. Cladding to the building is now 90% complete with the team expecting the 37-storey tower to be completely watertight by the end of September. Local neighbours will also have noticed that balconies are now being installed at a regular rate. On average, three balconies are being installed each day. Inside the building, works are progressing well with the fitting out process for the new homes extending all the way up to level 26 of the tower. The site accommodation will be removed in the first half of September, allowing the team to start landscaping works from October. With the site accommodation about to be moved, the team have moved to the first floor of the tower building. The new Elephant Park Experience Suite was opened in the pavilion building in May. Tenants are now being sought for the other retail units.
