PANTAI INDAH- BUMBANG BAY SOUTH LOMBOK The new beach experience Pantai Indah ( PI ) Pantai Indah (which translates to Beautiful Beach in Indonesian) is our exclusive 1.5 hectare direct beach front development. With 170m of direct private beach front, it is the first of its kind on the South Coast. Originally this was going to be branded as part of The Lobster Bay Villa & Residences, but as this will be open to the public, by rebranding it as a separate destination experience, and giving it an entirely new identity we will attract a broader group of clients (i.e. from other 4/5 star hotels and resorts in the area.) Currently the list of places to go for a day trip are limited, and we are sure this will become a mainstay for a day outside any existing hotels or Resorts.

Initial Planning Concept For the first five years of operation, PI will operate on a mix of internally managed businesses, turnover rent operations and independent businesses (qualified by ourselves). Leases will not be for any more than 5 years. Temporary image

Future (Exit strategy) Concept Any new resort owner will be able to re-develop the site; we assume that the high end facilities along the main beach would be retained, but the rear of the property could easily be re-developed as a 60-80 room three story hotel. We will in the future have early design concepts in place and all necessary planning approvals ahead of any potential sale. Business Reasoning We need absolute beach front to initially entice Resort Villa Purchasers; as will be discussed later, guests of our main resort will have special areas and access guaranteed. At the same time, from an ongoing marketing effort, the more people who come to the area, the more likely are our sales and overall reputation to grow. We have no plans to develop the rear of the property until the main resort is fully sold and operational with 70%+ annual occupancy. This may take 4-5 years, and as such it makes sense to do something that will both generate an income, and provide potential investors over the period. Timing We intend to quickly (first 6 months of construction) provide the basic elements of Pantai Indah. Business areas that we wish to operate will be completed, and other businesses will be built to shell level. Facilities and Services Beachfront The Deck Beach Club This is the main high end beach front restaurant. In all likelihood this will be internally operated, but for the right group we would consider this on a leasehold basis. It will have a GFA of approximately 300m2 accommodating 150 covers. The garden area behind it will be exclusively reserved for events (weddings, parties etc.) serviced by the Club The Pool Right of usage of the pool will be for guests of the Deck Beach Club, The Beach bar, and selected (i.e. dive shop training) patrons. The Beach Bar This will enjoy a direct beach access. Again, this will probably be operated internally.

Villa Pantai With 30m of private beach front, this two story villa will be for the exclusive rental of Lobster Bay Villa and Residence Guests. It is owned by Andrew Clarke the founder of the Group. L.I.F.E Center Situated next to our private jetty, the LIFE center will offer both guests and day visitors the multitude of activities (water, forest, cultural) that we will be offering. This is internally managed. Garden We envisage around 14 free standing structures. These include, but are not restricted to the following: 1) Dive Shop 2) Surf Shop 3) Lobster Bay Villa and Residence Sales Office 4) Beach and Resort Retail outlet 5) Artwork (paintings) 6) Local Products (Expensive) 7) Local Art (Expensive) 8) Indonesian food outlet* 9) Korean Food Outlet* 10) Thai Food Outlet* 11) Mexican Food Outlet* 12) Ice-cream/ Coffee Outlet* 13) Massage (across Pantai Indah) Mid Price *All share a common garden seating area External (back road) We envisage 10 fixed Structures (part of the rear wall, and would remain after potential redevelopment): 1) 7-11, Family Mart TBA internally managed. 2) Gas station connected to the convenience store internally managed. 3) Scooter Rental- Turnover rent 4) AVIS etc. Car rental 5) 4-6 local stands selling regional novelty items (keep the locals happy)

Access and charges After consideration, we have decided that it will be almost impossible to charge a day rate to enter. A heavy security presence, multiple cameras and the requirement to provide ID will put off most of the people we don t want there. First and foremost we will control the sale of alcohol: this will be centrally managed and strongly monitored. Prices will be on the high side. Pay for Services 1) Scooter Parking: with a number and a lock 2) All F&B- no external food or beverages will be allowed on the property- personal property will be searched before entering (for external guests). 3) Sun loungers/ Cabanas- beach front, pool side or garden will be chargeable 4) Towel and shower services will be chargeable. 5) An IDR 50,000 environment tax will be charged at the entrance to any day guests. This will put off locals. We will provide everyone will a colored band (that changes every day) that indicates to our staff that the ID check and Environmental charge has been paid.
