Glacier Apartments, Kaprun - Austria Glacier Apartments The Glacier Apartments are a collection of 12 traditional residences located in a sunny position just outside the charming centre of Kaprun, and just 250m from the ski piste. Each of these traditionally styled one to three bedroom apartments is complete with its own spacious balcony or terrace so that owners can enjoy the stunning mountain scenery. Resort Information Kaprun, Salzburg The historic glacier town of Kaprun partners with Zell am See to form the Europa-Sportregion which is one of Austria s prime ski and summertime destinations. Located in the Salzburg Province, this traditional village has plenty of charm with lovely boutique shops and restaurants, as well as boasting one of the largest aprèsski clubs in the Alps - the Schnaps-Hans Alm Bar. Kaprun also features a new state of the art spa and wellness centre, the Tauern Spa, completed in 2011. Here you will find an oasis of calm with fabulous wellbeing treatments and superb swimming pools, solariums, steam baths, saunas and aroma grottoes. skiing which makes this resort the perfect dual season destination. There are also over 130km of groomed pistes in the region and only five minutes away is Zell am See with its crystal clear lake which is fantastic for swimming and leisurely boating trips in summer and even skating in the winter! Kaprun is easily accessible, only 85 minutes from Salzburg airport, 2 hours from Innsbruck airport and 2 hours 30 minutes from Munich airport. It is also possible to travel directly to Zell am See by train. Kaprun sits at the foot of the Kitzsteinhorn glacier. At a height of 3,200m, the glacier provides guaranteed snow - in winter or summer - for sublime year round

Property Information Glacier Apartments The fantastic Glacier Apartments are situated just a few minutes walk from the centre of Kaprun and its variety of shops and restaurants. The development is just over 300m from the ski lift, whilst there is a ski bus stop just in front of the apartments which will take owners directly to the glacier. These 11 Glacier Apartments range in size from 31m 2 to 111m 2, all with spacious and open plan living/dining and kitchen areas. The traditional Alpine style interiors allow for exposed wooden beams, large windows and stone floors, creating a rustic feel - ideal for cosying up in the winter months. Each of the apartments also has its own private balcony or terrace, from where it is possible to enjoy the stunning panoramic views of the surrounding mountain scenery. The Glacier Apartments also include a welcoming reception where owners and their guests can collect their keys, post etc. These apartments were completed in 2008 and kept by the developer as a rental investment whilst being managed to a high level. This means that all the apartments are fully furnished; including a fully fitted kitchen, flat-screen television, DVD player and traditional furnishings. There is also full internet access throughout the apartments. The Glacier Apartments are already completed and so as soon as the keys are handed over they are ready to be moved into. In the development, there is a fantastic wellness area, complete with sauna, for the private use of owners and their guests. Other communal areas include a launderette and garage where each apartment has its own parking space - all of which are serviced by an elevator.

Purchase Information Rental Guarantee Option: There are two income options you can choose from, either a guaranteed income or a variable income. It is also possible to swap options every three years, giving complete flexibility. For further information on guaranteed and estimated income and outgoing figures please contact us. Fully Managed Rental Most holiday homes in Austria are obliged to be rented when they are not being used by their owner. There are tax advantages to this as you can reclaim part or all of the VAT on your purchase; so the developer has teamed up with top tour operators to maximise the rental potential of your property. The tour operator will advertise your property, schedule your bookings, meet and greet your guests when they arrive, and deal with the laundering and cleaning of your property when they have departed. To reclaim the VAT, you would initially pay the gross price and then claim back all (or part) of the VAT. You are permitted to claim back all the VAT - the full 20% - if you rent your property commercially and do not use it yourself. If you declare in advance that you will be using the property partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. The developers have appointed tax advisors to help with the process, which usually takes about three months to reclaim, and it is even possible to take a bridging loan for this purpose if required. Purchase Costs Purchase costs for buying a property work out about 6.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price inc. VAT Court costs, administration fees approx. 150 euros No Agent s Fee Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.1% mortgage registration fee.

Winter Activities Skiing The Kitzsteinhorn ski area offers 41km of skiing on the doorstep with 13km of blue runs, 25km of red runs and 3km of black runs. In addition to this, the Europa- Sportregion has over 130km of groomed pistes on offer with plenty of great runs for skiers and snowboarders of all abilities. With 51km of blue runs, 58km of red runs and 29km of black runs there are lots of scenic pistes for you to explore. Skiing down through the beautiful snow-capped trees, you can enjoy the fantastic views over Lake Zell. There are many welcoming Alpine huts dotted across the mountainsides offering traditional table service and great hearty food. Sit back on one of the sunny terraces and enjoy the glorious views and Austrian hospitality. The ski season lasts up to 10 months due to the snow covered slopes of the Kitzsteinhorn glacier, at altitudes over 3,000m. Thanks to its location this is also an extremely popular cross-country skiing destination with 200km of trails. activities can all be found here. For those seeking an adrenaline rush you could always try heli-skiing or even ice climbing. The ski bus runs from Kaprun to the Kitzsteinhorn glacier every 15 minutes and from the bus station in the valley you can take the Glacier Jet, cable cars or chair lifts directly to the summit. Après-Ski With more than 40 lively ski huts and bars and five discos, Kaprun and Zell am See both have an excellent après-ski scene. For gourmet cuisine there is a fantastic selection of restaurants and hotels to choose from serving everything from modern European to Asian cuisines. Summer Activities Summer glacier skiing With a glacier, mountains and the lake to enjoy, Zell am See-Kaprun is one of the Alps best loved summer destinations. The beautiful dual season resort of Kaprun lies just below the majestic 3,203m Kitzsteinhorn peak while Zell am See reaches down from the mountains to the very edge of the lake, with spectacular views over the crystal clear waters. For snowsport fans who can t wait for the next ski season to get their fix, Kaprun offers summer skiing on its famous glacier. There are also guided tours to the summit of Kitzsteinhorn Mountain where you can experience the phenomenal views from Austria s tallest peaks. The region is also great for hiking and cycling with cable cars taking you up the mountainsides in summer so you can walk or freewheel back down whilst stopping off for refreshments at one of the many Alpine huts. Zell am See is perfect for Alpine summers as you can swim in the warm lake, take leisurely boat trips and enjoy plenty of other water activities including diving, fishing and water skiing. There are two 18-hole championship golf courses nearby, the Par-72 Zell am See course and a Par-73 course in Kaprun. Both are located in the sunny Salzach Valley with amazing mountain views of the Hohe Tauern National Park.
