Situation The Croft is situated in a delightful rural location on the very edge of Lower Ashton, a popular village in the Teign Valley, just outside the Dartmoor National Park. M Communication links to the area are excellent, with the A38 Devon Expressway providing dual carriageway links to the M5 Motorway at Exeter to the north, and Plymouth and Cornwall to the south. There are regular rail services from Exeter St Davids station to London Paddington and the fastest trains arrive in circa 2 hours. Exeter Airport offers a variety of flights to national and international destinations including a daily flight to London City Airport. S Lower Ashton has a parish church, The Manor Inn (restaurant & pub) and a post office/village store. The bustling town of Bovey Tracey is nearby (known locally as the gateway to the moor) where there is an excellent range of local amenities and facilities. These include a health centre, several restaurants and public houses, post office and a bank. The market town of Newton Abbot (10 miles) offers more comprehensive shopping and a mainline railway station (London Paddington approximately 2.5 hours). E There are primary schools in nearby Christow, Doddiscombsleigh and Chudleigh, while Exeter has a fine selection of state and private schools including Exeter School and the Maynard School. W The Croft sits just outside the boundary of the Dartmoor National Park which is renowned for its spectacular scenery and its many thousands of acres of unspoilt moorland countryside in which to enjoy a range of outdoor pursuits including walking, riding, cycling and fishing. There is golf at the Teign Valley Golf Club nearby. There are also excellent walks in the nearby woods on Haldon Hill, where there is also Exeter Racecourse. The property is within easy reach of the beautiful South Devon coast with its beaches and estuaries.

Description The Croft was built in 2007 and is a wonderful family home of just under 5,000sq.ft. The house sits in a very peaceful location on the banks of the River Teign and yet walking distance to the centre of the village. The principal elevation has stone mullioned windows and stone sills whilst to the rear there is an impressive green oak framed bay. The entrance hall is designed as a cross passage hall and leads through to all the main reception rooms on the ground floor. The sitting room has a wood burner and is dual-aspect overlooking the front and rear of the house. There are French doors on to the rear gardens, enjoying wonderful views over the grounds and beyond. The kitchen/ breakfast room is over 35 in length with a woodburner and is the focal point of day-to-day life. The downstairs accommodation is completed by the dining room/study and the utility room. The first floor is accessed by an impressive oak staircase leading to a spacious landing with windows to the rear looking across the patio, the pond and surrounding paddocks. The large master bedroom has an en-suite dressing area and bathroom as well as a full height bay window to the rear. The first floor accommodation is completed by three further bedrooms (one en-suite) and a family bathroom. There are two additional bedrooms and a family shower room on the second floor. Gardens and Grounds The property is accessed through timber gates between granite pillars and the drive arrives in a large gravelled parking and turning area. A side drive leads to a large private rear garden providing access to the land beyond. Beyond the lawns is a pond adjacent to the mill leat and beyond this are two meadows which run alongside the River Teign, providing useful summer grazing and mowing grass. Overall the property amounts to about 6.72 acres.

External stone steps lead up to the potential annexe flat which has been adapted to create self-contained accommodation comprising a living room, kitchen, shower room and 2 bedrooms. On the other side of the drive is a green oak-framed triple car port which also has light and power.
