Sunshine Ranch Pagosa Springs, Colorado Sunshine Ranch is a beautiful and meticulously cared for 35-acre equestrian property located in a private gated community. There is a newly built 2,743 SF, 3 bedroom, 2.5 bath home with a lovely open light-filled floor plan, master on the main level, and beautiful views of the Pagosa Peaks to the north and high mountain parks to the west. The property has a 5-stall barn with heated tack room, separate hay barn with equipment storage, loafing shed, and two separate 10-acre pastures. 1

Sunshine Ranch Location and Area The ranch is located in Chris Mountain Ranches, 1½ miles from Pagosa Springs, conveniently off of Highway 160 in Archuleta County. This gated community consists of nine parcels from 35 to 59 acres, with city water and electric. There are homes on six of the nine tracks and three were built in the last few years. The house, stable and hay barn were completed in December 2006. Some of the other horse amenities were completed in 2007 and 2008. The sub-division sits in a large relatively flat valley approximately 7,500 feet in elevation surrounded by the San Juan Mountains and attaches to a large canyon, which is National Forest. This part of the valley is horse country with most ranches being from 7 to 10 acres with the exception of our gated community. The property is five minutes from City Market, fuel, restaurants and various other necessities. The ranch has the privacy of 35 acres and the remaining 300 plus acres in the sub division. Far from any big cities, Pagosa Springs is the Ute Indian word for healing waters. This town is well known for its refreshing and rejuvenating natural, hot mineral springs and riverside hot pools. Two city parks straddle the San Juan River, and encompass a river walk and picnic areas. The area is also known for its world-class fishing rivers. Archuleta County s Stevens Field Airport in Pagosa Springs with FBO, supports large private jet aircraft. The Creed Repertoire Theater, a renowned legitimate summer theater, offers plays and musicals for the whole family and is located in a nearby historical mining town. The entire four-corners area provides endless activities for the outdoor sports enthusiast. The area offers comfortable summer temperatures reaching the upper 80s, while the autumn days are clear, cool and full of vibrant foliage colors. The crisp and sunny winter days often feature abundant, light powdery snow. The historic 2 downtown area of Durango is located just 55 miles to the west. Durango has numerous big city conveniences, including a state-of-the-art new hospital, fine restaurants, hotels, shopping, a four-year college, and many cultural activities. Also, La Plata County Airport in Durango runs daily commercial air service to Denver, Albuquerque and Phoenix, with seasonal service to Houston and Dallas, and includes facilities for full service general aviation. The regional population is 45,000. The property is 230 miles from Grand Junction, 210 miles from Albuquerque, 150 miles from Santa Fe, about 285 miles from Denver and Colorado Springs and 475 miles from Phoenix.

GROUNDS AND GENERAL INFORMATION The ranch consists of a home with a walk out basement and three garages (two up and one down). The home is built on a ridge with the hay barn and stable along the same ridge, close enough to walk to, but not too close. The land is generally flat open pasture with large ponderosa pines. The back of the property is completely fenced. Almost half of the 35-acres is fenced and cross-fenced into two 10-acre pastures, both of which have gates into the paddock and stable area. FENCING: All fencing in the ranch consists of 50-inch high posts generally set in concrete with 5 strands of fencing. The 3 top strand and the third strand are electrified from the hay barn with 110 AC power through a controller. The other strands are extruded poly, which can withstand a charging horse and yet give to keep from injuring the animal. This type of fencing is also very friendly for the wildlife that passes through the pastures.

PADDOCK AREAS: The paddock area consists of about two acres including two different paddocks. One surrounds the stable and another attaches to the stable area. The second paddock includes a large turnout structure with walls on three sides. In addition to the two structures, there are ponderosa pines in both paddocks for additional shade. Both pastures can access the paddock areas through gates and obtain hay and water at the stable. STABLE: Five stalls (12 X 12) with a 12-ft wide walkway in the middle with sliding doors on both ends. The walkway and three stalls are fitted with interlocking rubber mats. All stalls have divided doors to the outside paddock and one drop down door to the walkway. The stall dividers and walls to the walkway include stainless steel bars half way up for an open, bright stable. There are three windows in the stall areas with bars and a clear plastic cover to be used during the winter to keep the barn warm. The footprint of the barn is 66 X 40 with a 20-foot overhang area in the front and a 10-foot overhang in the back to provide shade for the horses. The barn is situated to block the prevailing winds. The barn includes a large heated tack room with a window and a sink including hot and cold water. The stable is insulated with a ceiling rather than being open to the roof, which keeps the temperature inside about 12 degrees better than the outside 4 temperatures. All electrical in the stable is run through conduit to protect against damage by rodents. There is a fire alarm system in the stable. There are lights inside the barn, in the tack room, on all four comers and in the front and back porch areas. The four comer lights can be turned on and off from the house, as well as in the stable itself. There are two freeze proof water outlets in the stable. HAY BARN: The hay barn is 40 X 25 and includes a closed-in storage area with a covered shelter down one side for tractor and trailer protection. The part used for hay storage has screen ventilation under the overhang to protect against heat buildup.
