Overview Eden Marina is a vibrant new project which is at the heart of a multi-faceted tourist complex set for imminent development. Situated on the shores of Twofold Bay at Cattle Bay, Eden NSW the project when completed, will comprise World class floating marina with 154 berths, protected by a wave attenuator International deluxe Resort Hotel with Restaurant, Bar and Outdoor Terrace overlooking the Marina, Conference & Function Room facilities and 70-100 units (1 and 2 bedroom Serviced Apartments) Residential development with 60 dwellings and Retirement living (close to downtown Eden) Precinct E 01 01

Many years in the making the complete project has local government, state and federal permits in hand ready to progress through to the detailed design stage and then construction phase. Eden as a destination is on the cusp of an exceptional boom. Eden and Twofold bay have a broad range of tourist and recreational attractions already in place. Being equidistant from Sydney and Melbourne but in close proximity to Canberra, the region is now well placed to tap into national and international tourist markets. The appeal of Eden has been recognised by the cruise ship industry. Following the wharf extension between 20 to 50 vessels annually, will be calling into the Port Of Eden. The public funding (announced April 2014) which will make Snug Cove safe for moorings is welcome and will create essential protection. With no public mooring buoys in Twofold Bay, latent regional demand for quality marina facilities for non-trailerable vessels and an influx of cruise ship tourists about to descend on Eden, the case for the Eden Marina development in Cattle Bay is indisputable. 02

Regional Benefits The construction of Eden Marina and subsequent commercial trading will bring a plethora of economic, social and community benefits. Employment During the construction phase of Eden Marina, approximately 150 jobs will be created locally. Once operating, Eden Marina will create on-going work for 85 people both at the marina itself and associated businesses on-site. Economic Benefits The construction of the Eden Marina comprises Wave Attenuator approx $5m Floating marina system approx $2m Wharf upgrade and land facilities approx $1m Annual taxable revenue is estimated to be $1.5 million Community Hand back foreshore area to Council for public access. Creation of children s playground. Connect waterfront with Eden town center. Create marine tourism facilities. Provide destination & activities for cruise ship passengers. Provide casual visitor berthing. 06

The Wave Attenuator Like most marina projects, the capital investment required to create a marina basin is significant. Regional developments similar to Eden rely on Government support to assist in the capital costs of the long term, core infrastructure, such as wave protection or the creation of the marina basin. In the case of Eden Marina, the site is exposed and wave attenuation is required to satisfy the Australian Standard AS3962-2001 for an acceptable wave climate within the marina. The concrete slab wave attenuator has been designed to accommodate the severe wave conditions experienced in Cattle Bay due to ocean storms and strong winds from south/south-south-west. The wave attenuator is an essential element of the Eden Marina project. Without the wave attenuator, the marina cannot be constructed. Representation has been made to Bega Shire Council, NSW Government and Australian Government to provide essential funding for the construction of the wave attenuator and associated core capital works at Cattle Bay. 07

Why the Wave Attenuator is Vital The wave attenuator is the single element at the Eden Marina which ties the project together. Elsewhere in NSW there are numerous examples of marinas which have been developed behind breakwaters and capital works. The capital contribution of Governments of all persuasions and at all levels have driven regional growth and facilitated prosperity. 09

Approved & Validated The proposed Eden Marina and Eden Resort Hotel developments provide significant community benefit in the form of public access, infrastructure, employment and recreational opportunities. The economic benefits both short and long term are outstanding. The project will deliver essential and sorely needed safe boating infrastructure for local and visiting boaters. With an extensive list of approvals in place and all of the essential specialist reports commissioned and lodged, the Eden Marina project is ready to commence final design and then construction, once public sector funding is assured. Eden Marina was granted development consent on 1 December 2015 by the NSW Government s Southern Joint Regional Planning Panel. The tourist facility development (hotel, serviced apartments, conference facility) is the subject of a Concept Plan Approval granted by the NSW Minister for Planning in August 2008. The residential development is the subject of a Concept Plan Approval granted by the NSW Minister for Planning in August 2008. Bega Valley Shire Council approved the Eden Marina development 1 December 2015. 11

The Team Henri Ruiz de Roxas Henry is a Director of Eden Cattle Bay Marina Pty Ltd and Eden Resort Hotel Pty Ltd. He has worked tirelessly to create the vision at Cattle Bay and leads the team to bring this stunning development to life. Michael Jarvin Michael is one of the most knowledgeable and talented authorities on marina development and management in Australia. As the owner of Advanced Marina Management, Michael has been involved in marina developments throughout Australia, but principally in NSW and Queensland. Michael oversees the development as the Project Development Manager. Bob Carter Bob heads up our marketing and communications effort. With a career spanning over four decades in marine marketing, Bob is a rare marine-media and marketing specialist. His business Connexion PR is driving the public face of the Eden Marina development. Andrew Wilson Andrew is a noted and highly respected Town Planner. Andrew created and achieved Concept Plan approval for the land-based tourist development and is now applying his planning expertise to the marina at Cattle Bay. Through his business, AW Planning, Andrew oversees a number of large projects, with Eden Cattle Bay being prominent. Greg Britton Greg is a Director of Maritime and Waterways of Royal Haskoning DHV. He has worked on all related matters of Eden Cattle Bay Marina and is also involved in the Cruise Ship Terminal and Safe Harbour attenuator project in the Port of Eden. Greg is one of the most proficient professionals in his field and consults on maritime projects all over the world. Mike Skitt Mike is our man on the ground in Eden. He is a highly respected and prominent local identity who has diligently represented Eden Marina to the local Eden community and the Bega Valley Shire Council. Mike is a former Councillor, inaugural President of the Eden Whale Festival and past President of the Eden Chamber of Commerce. Diane Kuhl Di has over three decades of experience in the marina industry, with hands on involvement with marinas in NSW, Queensland, Victoria and South Australia. Her expertise lies in marina administration and enhancing the customer experience. There are few if any in the marina industry who have as much knowledge and breadth of experience as Di. 13

E ndorsements Bega Valley Shire Council supports the intentions of the proponents of the Eden Marina and Eden Resort Hotel to achieve their projects which will contribute to the community of Eden and the surrounding region. Council has a commitment to the future of Eden, the economic growth of the town and region, and advocating and realising the opportunities that will flow from the growing importance and relevance of the Port of Eden as a major asset of the visitor economy. The Eden Marina and Eden Resort Hotel proposal fits within the framework of the Council and NSW endorsed Snug Cove masterplan. The Council initiated masterplan highlighted possible developments that will bring vibrancy, commercial activity and visitation to the town of Eden, with sustainable improvements and benefits to the recognition, reputation and economy of the town, region and the State of New South Wales. Leanne Barnes General Manager Bega Valley Shire Council The Eden Chamber of Commerce greeted the news that the Eden Resort Hotel and Marina development has been granted approval for its development from both the Bega Valley Shire Council and the State Government Southern Joint Regional Planning Panel with great enthusiasm. This is a significant breakthrough on this long and detailed process and the Chamber is hopeful that it will result in the creation of new jobs and opportunities for many. Community members are now eagerly following progress with great anticipation of works beginning in the near future. It will provide secure mooring, great facilities for visiting recreational boaters and a boost for the boating and tourist industries. Last year s approval of the Development Application means that the Eden Marina can be constructed. A sensible partnership with government now needs to follow.
