City bills us, we meter water to each home and bill back tenants monthly. Tenant on lot #8 reads meters, mows, etc. Who pays trash? It s included in the lot rent which was just raised from $195 to $210 in 2016. We have one 4 yard dumpster that s picked up 1 time weekly, and two carts for recycle. the bill is around $109 monthly. Underground water lines: Brand new 2 and 1 black poly with fused fittings April 2015. Electric: some new/updated service. Some on wooden posts. Some on pedestals. No current issues/problems. RV sites just had new service installed. Average size of homes 12x60-65 Possible to pull in larger units? :Yes
There are many line items that are 1 time expenses. We made a lot of improvements in 2015 in preparation for management from out of state. We have been running this park from Florida for a year now, and from about two hours away prior to that. Who pays all utilities including water, sewer, gas, electric, trash, cable, etc...mobile home tenants pay all bills except trash; RV lots include utilities. Current staffing list including position, wages, job descriptions. Husband and wife owners, and one camp host living on site. $100 per month rent credit for reading meters, mowing lawns, leasing RV lots etc. handling small problems. Dates and amounts of the last 3 rent increases: January 01, 2016 raised to $210, it had never been raised before that. We had never raised lot rents because we used to own all the trailers. Once we sold the homes we began charging $195, then raised it to $210 in 2016. Signed rules and leases for each resident once under contract. We installed new underground waterlines in the park in 2015 which was very expensive hence the lack of cash flow. A large
water leak underground ran up a huge utility bill as well. All lines are new now and water consumption has been stable ever since. Why are you selling? My wife has severe Multiple Sclerosis, she still helps me run our business, but we are downsizing to relieve some stress and make it easier for me to care for her. We also run a business in Florida, and manage our mobile home park in KS from there. This park is set up to be managed from a distance. Maintenance: All mobile home owners are responsible for their own repairs to their homes. RV campers as well. We are responsible for infrastructure which was largely updated or replaced a year ago. Water lines are new. Sewer lines have not given us any real problems, just a clogged drain on lot 6. We cleaned out the line, dug it up and replaced a large portion of the drain with 4 PVC. Several of the electrical lines are new and underground. Most are old and on poles in 3 locations at the back of the park. All are working. We have an occasional breaker failure, one or two in the last 5 years. Gas lines are fine and handled by KS Gas. Driveways need to have a little gravel from time to time, and trees need to be trimmed which Ron at lot 8 does; he has a boom truck. Rent collection: Rents are paid with checks mostly, some money order, and several with PayPal. We use Paypal as a merchant account. It is free to transfer money with Paypal if you know how. We have a business account locally, and on occasion, a tenant will deposit money into our business account directly. Late rents: We used to charge a $25 late fee, but we are changing it to $5.00 per day.
