MPC established the following policy objectives for hotel design standards update: 1. Increase Average Rates (ADR) o Citywide RevPAR in last two years: $55 to $80 (51 hotels) o EDO RevPAR in last two years : $70 to 105 (28 hotels) 2. Increase Average Building Quality o o Citywide Average Age: 24 years EDO Average Age: 25 years 3. Encourage Redevelopment of Blighted Areas o o o o 30% citywide are economy-scale & built as at least 30 years ago 18% in EDO are economy-scale & 40% were built 30 years ago Annual Fire Inspections for all hotels Annual Code inspections for extended-stay (motels) City of Arlington, Texas 4
1. Increase average rates Recommendation - Classify hotel types based on chain scale ratings published by STR, Inc. Hotel, luxury Hotel, upper upscale and upscale Hotel, upper midscale Hotel, midscale and economy Hotel, independent (min. cost per key equivalent to Upscale) Residence hotel (remains as is) Require a signed franchise agreement with the approved hotel brand, prior to building permit issuance.
