MINUTES OF MEETING OF THE ARCHITECTURAL AND HISTORIC REVIEW BOARD OF THE VILLAGE OF SAGAPONACK IN THE TOWN OF SOUTHAMPTON, COUNTY OF SUFFOLK AND STATE OF NEW YORK A regular monthly meeting of the Architectural and Historic Review Board of the Village of Sagaponack was held at 3:30 p.m. on Friday, February 17, 2012 at 3175 Montauk Highway, Sagaponack, N.Y. The meeting was called to order by Chairperson Sandford with a flag salute. Present were Board Members Vice Chairperson Tom White, Sean Selfe, Barbara Slifka and alternate member Robert Barandes. Also present were Village Building Inspector John Woudsma and Pat Arancio-Remkus, secretary. Absent were Gideon Mendelson and Village Attorney Anthony Tohill. I. APPROVAL OF MINUTES MONTHLY MEETING A motion to approve the minutes from the January 20, 2012 AHRB meeting was offered by Barbara Slifka and seconded by Sean Selfe. It was unanimously approved. II. SOLAR PANELS/GATES/SIGNS 1. ARF 17 Montauk Highway 908-1-3-13 Applicant proposes a sign Barbara Slifka recused herself from this application. Jaime Berger of ARF represented the applicant. She stated that ARF has recently updated its logo and is proposing to refurbish the existing sign at the thrift shop to include the new logo. She presented a photo of the existing logo and color samples and photos of the updated logo. 1

Chairperson Sandford asked if the Board had any comments or questions. There were none. Chairperson Sandford asked for a motion to approve the application for a sign. The motion was offered by Robert Barandes and seconded by Sean Selfe. It was unanimously approved. III. OLD BUSINESS A. Additions/Renovations 1. Beach Breeze LLC 53 Fairfield Pond Lane 908-6-2-26 Applicant proposes to construct two story single family residence with attached 2 car garage The applicant has requested that this application be postponed indefinitely. 2. Michael Frank 603 Town Line Road 908-7-2-4 Applicant proposes relocation and renovation to an existing farm house and construction of a two story, single family dwelling with attached 2-car garage, covered porches and a detached pool house with pergola Michael Frank presented the application. He noted that this application had been approved last month and there were a handful of changes he would like to run through. He stated that at the AHRB s request he made the shutters and barn door operable, reduced the width of the columns on the front and the rear from 24 down to 16, reduced the 8 wide windows on the second floor at the front center of the new house to 6 wide with a transoms on top of each, removed the transoms from the mudroom window on the north elevation and the kitchen windows on the west elevation and reduced the width of the metal roof to coincide with the column widths. Mr. Frank continued that the last thing that was discussed last month was the front door of the old farm house. He stated that the Board indicated that the design seemed too bulky so he simplified the design and it now only projects 3. Chairperson Sandford noted that he had not mocked up a simplified version to which Mr. Frank responded that this actually is, that there had been more to it. He stated that they can simplify it more if the AHRB would like to which Chairperson Sandford responded yes and suggested he remove the balusters. 2

Tom White noted that what they were talking about last month was to not have it project out so much. He noted that what the AHRB was basing that off of was the 3D photo. He noted that he does not feel this new revision is out of the ordinary. Chairperson Sandford stated that it is a lot of trim. Sean Selfe suggested that it be simpler and that the trim be taken down more. Chairperson Sandford suggested that he take out some of the levels to which Mr. Frank stated that he will present another simplified version. Tom White asked about the series of windows to which Mr. Frank stated that they are in a 15 high family room. Tom White asked if the family room was on a slab like a green house to which Mr. Frank responded no. Chairperson Sandford asked why they did not take out the mullions above the windows as it looks top heavy to have bigger panes above smaller panes to which Mr. Frank asked if she meant that the squares are larger than that of the window because the window has a larger trim. Chairperson Sandford responded yes and stated that they would solve that by taking the mullions out to which Mr. Frank asked if she means taking them out completely to which Chairperson Sandford responded yes. Mr. Frank stated that he prefers to have the whole thing and noted that it has more to do with how the measurements of the doors are coming out rather than with the different sizes of the windows. Sean Selfe noted that most of the windows are aligned and then you have two windows that are completely different. Mr. Frank reminded the AHRB that he had six windows that were aligned and he was asked to remove the transoms and to reduce the six windows to three windows. He noted that this is at the rear of the house, there are three separate rooms and it will not matter if they are aligned. Chairperson Sandford asked for a rendition of further simplification of the front door of the 1850s farm house. Chairperson Sanford asked for a motion to approve the revisions as per the previous request of the AHRB subject to further revision of the front door of the 1850 s farm 3

house. A motion was offered by Barbara Slifka and seconded by Sean Selfe. It was unanimously approved. B. New Construction 1. 235 Hedges Lane LLC 235 Hedges Lane 908-10-1-2.2 Applicant proposes to construction of a two-story, single family dwelling with attached 2-car garage, covered porches, pergola and detached pool house Dan Guzewicz, builder, represented the applicant. He showed samples of the Marvin windows they are proposing to use, which is a white aluminum clad Marvin unit with a flat casing and a basic sub sill. He noted that they will be using red cedar not white cedar as was stated at last month s meeting. He showed samples and photos of a house with the same windows, red cedar and the same mid span freeze board to show that it is not as drastic as the plans make it out to be. The Board agreed. Mr. Guzewicz noted that the applicant will change the chimney from stone to brick and he showed photos of the brick chimney design. Chairperson Sandford stated that the main concern of the AHRB was the extensive use of white to which Mr. Guzewicz responded that one of the things they will change is the whole front door unit, which includes the door, the casings and the sidelights. He noted that it will be mahogany with a natural finish, which will soften the look. He showed a photo of the unit with a nautral finish. Chairperson Sandford asked if there are windows on the front door to which Mr. Guzewicz responded that the panels are solid. Chairperson Sandford asked if the panels will be glass or mahogany and noted that she would prefer mahogany. Mr. Guzewicz responded that the door will be all solid mahogany. Chairperson Sandford asked about the mid span freeze board noting that it looks as if it was two stages. Mr. Guzewicz responded that if you look at the photograph.to which Chairperson Sandford noted that the photo shows a simpler one. Mr. Guzewicz responded that they are pretty much the same. He stated that there is a flat freeze with a small molding at the top and the shingles sit on top of that. He noted that in the drawings it looks heavier, but in practicality it looks like the photo. He noted that the top shingles curve out and sit on top to give it a drip edge. 4

Mr. Guzewicz noted that the AHRB had questions about the rear patio. He stated that the patio will be blue stone pavers with brick risers on the steps. He showed a photo of a patio that is under construction and noted that there will also be a blue stone walkway. Mr. Guzewicz stated that he will provide updated drawings to reflect all of the changes discussed today. He noted that he read the minutes from last month s meeting, gathered the information and wanted to present it first, submit photos for the file and then have the architect adjust the drawings accordingly. The revised plans will show the chimneys, risers and facing as brick, the garage door change and the front door change to a solid panel mahogany door. He showed a photo of the mahogany front door on the owner s house. He presented a catalog for the garage doors and stated that for the garage door, they will use a more traditional square top door. He noted that they had previously presented a cross angled door and they are now proposing a more traditional square top door. Chairperson Sandford noted that the AHRB talked about the abundance of trim on the house, the detail of the siding with the bands and the window sills with a little skirt. Mr. Guzewicz stated that all he noticed was that some of the windows had a little crown. He asked if the AHRB would like that removed to which Chairperson Sandford responded yes. Mr. Guzewicz responded that they will remove the crown from seven windows in the front and two windows in the rear. Tom White noted that there are photos of two different styles of chimney caps and asked which cap they will be using to which Mr. Guzewicz stated that chimney caps are usually an after thought, after they build the house and find they have a problem. If there is moisture down the chimney or a bird or rodent problem they add them. They are not usually put on with construction. Chairperson Sandford asked about the barn door to which Mr. Guzewicz noted that is the garage door and it is a Cabriolet style garage door from the catalog. He stated that he got the impression that the AHRB wanted a natural finished garage door and not a painted garage door, which they will do. Mr. Guzewicz stated that he has met the issues the AHRB had. He asked if it would be ready for permit release so that he can proceed with excavation to which Chairperson Sandford responded that the AHRB approved that last month. Mr. Guzewicz stated that the Village Building Inspector said to wait to which Village Building Inspector John Woudsma responded that with all of the outstanding issues it was better to wait. He stated that if the AHRB wanted to allow them to proceed with putting a foundation in the ground, they would have to pull a separate foundation permit and then have the main plan approved. 5

Chairperson Sandford noted that after looking at the minutes, the AHRB gave preliminary approval last month and that still stands because we have not reversed that decision, but she understands Village Building Inspector John Woudsma s point. She will table the final approval until the next meeting. Mr. Guzewicz stated that if he can start the foundation, in the next week, he will have the architect adjust the drawings. He asked if he would just submit them to the Building Dept. or does he have to come back before the Board again to which Chairperson Sandford responded that the plans will have to be reviewed at the next AHRB meeting. Mr. Guzewicz asked if it will be necessary to have someone at the meeting to represent those changes to which Chairperson Sandford responded yes. Mr. Guzewicz was advised to apply for a separate foundation permit. Chairperson Sandford asked for a motion to table the final approval. A motion was offered by Tom White and seconded by Robert Barandes. It was unanimously approved. NONE C. Demolitions IV. NEW BUSINESS A. Amendments NONE B. Additions/Renovations 1. Jeffrey & Susan Goldenberg 62 Parsonage Pond Lane 908-4-3-8 Applicant proposes construction of a covered porch, gazebo and deck Zac Clanahan from Eric Woodward Architects presented the application. He stated that they are proposing a covered terrace in the rear with a fireplace and a gazebo. He noted they will also add blue stone terrace to the existing terrace and remove two columns from the existing pergola and re-enforce the beam to open up that space. He stated that the gazebo will match the existing covered porch. It will be shingled and will match the same color, the same trim and the same column detail. He noted that it is 14 x 22 and will be used as exercise space as well. 6

He stated that with the covered terrace they are going to continue the lines of the existing roof and continue it out. They are proposing a cathedral ceiling and an outdoor fireplace on center with the axis of the existing covered area. He provided a photo of the stacked bluestone they are proposing to use on the fireplace and noted that they will be using the same details on the beams and columns and the same color trim as shown in the photo. Chairperson Sandford asked if this was a Woodward designed house to which Mr. Clanahan responded yes, but that someone else had made alterations to it at one point. Chairperson Sandford asked for a motion to approve the construction of a covered porch, gazebo and deck. A motion was offered by Barbara Slifka and seconded by Robert Barandes. It was unanimously approved. C. Demolitions 1. Judah Klausner 108 Fairfield Pond Lane 908-6-2-11 Applicant proposes demolition of a two story, single family dwelling Todd Nagy, architect presented the applicants. John Bennett, Esq., and Chantelle & Judah Klausner were also present. Mr. Nagy stated that they are proposing to demolish the existing contemporary house and to construct a new home. He noted that there have been problems with the house. The owners have spent $50,000.00 on mold remediation and the mold keeps coming back. Contemporary homes are known for detailing that lets water in. He showed photos showing where the water is coming in under the doors and rotting the floors and the mullions on the windows and the doors are rotting. Barbara Slifka asked when the house was built to which Mr. Nagy responded 1985. He noted that the siding was butted. There is no tongue and groove behind the siding and it just lets water in. He stated that sky lights and flat roofs are also not a good idea. Chairperson Sandford asked what the square footage of the house was to which Mr. Nagy responded that the existing house is 4,000 sq. ft. Chairperson Sandford asked for a motion to approve the demolition of a two story, single family dwelling. A motion was offered by Robert Barandes and seconded by Barbara Slifka. It was unanimously approved. 7

D. New Construction 1. Judah Klausner 108 Fairfield Pond Lane 908-6-2-11 Applicant proposes construction of a two story, single family dwelling, attached two car garage, covered porch, unroofed decks, detached pool house and pergola Todd Nagy Architect presented the plans. He stated that Fairfield Pond Lane connects Hedges to Daniels and this lot lies on the west side of Fairfield Pond Lane. He showed photos of the farther lot, which is heavily landscaped. He noted that what the photo shows mirrors what the front of the house looks like for all intents and purposes. He showed a photo from the existing house pointed towards the road and Mr. Klausner added that is 27 years of landscaping. Mr. Nagy stated that it is actually that way on all four sides of the property and you really can not see the neighbors and they can not see you. Tom White asked how big the new house was to which Mr. Nagy responded it will be 6,000 sq. ft. Chairperson Sandford asked Mr. Nagy to walk through the plans noting that the AHRB is more concerned with the exterior elements. Mr. Nagy showed the front elevation that is facing Fairfield Pond Lane and stated that he pressed the owners not to have handrails on the front of the house. He noted that there is a deck on the front of the house, but when you look at it you just see the roof shingles go up and stop. There will be a cap rail and the same with the side deck. Mr. Nagy stated that there is a gorgeous house on Lily Pond Lane in East Hampton that is all shingles. He stated that it has a very English look and has no visible handrails on the front. The concept of our house is to keep the handrails and the trim off of the front of the house and to use mostly shingle. The roof will be red cedar shingle and the siding will be red cedar shingle left to weather. The windows will be Lepage, which are very similar to Marvin. They have the clear pieces of pine that do not need to be cut and joined. They also do 2 ¼ thick exterior doors as a standard and Marvin does that as an up charge. He noted that Lepage is a little lower priced because they do not have the advertising and the 1,000 page manual as Marvin does. Chairperson Sandford asked what color the trim would be to which Mr. Nagy responded that any trim will be white and the roof and siding will be cedar. Chairperson Sandford asked what color the mullions will be to which Mr. Nagy responded that they will be white. He noted that the windows will be wood painted 8

white. The client does not like clad. He had discussed that with his client. The problem with the clad is that you see the hairlines where they joined the two pieces and glued them together and it is not authentic. His client is very sensitive to the details. He did discuss the maintenance of wood windows with his clients and if you can maintain them, this is preferable. Mr. Nagy stated that the chimneys will be Danish blend brick, which is a soft, red brick. He noted that he does the brick for the AHRB, but he prefers stone. The grey stone goes well with the blue stone. Once you have a red brick and a blue stone together you have a warm and cold and where they meet is not the ideal look. My client likes red brick and he knows the AHRB likes red brick, so that is what they used. Chairperson Sandford said that reds are more subtle and there are bricks in many colors and variations of red to which Mr. Nagy responded that this is subtle, not like a fire brick. It is muted and slightly mottled and not every brick is exactly the same and they are a little bit rougher on the edges than normal. It is soft. Chairperson Sandford stated that we just heard the last applicant talk about topping off the chimneys. She asked Mr. Nagy what his plan was to which Mr. Nagy responded that the previous applicant was very knowledgeable. He explained that back in the day when you looked in the attic, chimneys were staggered. Water would come in and trickle down inside, but would not make it down to the base. Mr. Nagy stated that what Mr. Guzewicz said about people doing that as an after thought is realistic. You don t know what is going to happen inside the chimney. The mason may make his flu in a way that you are not going to have a problem. If you do have a problem, then you come back and remedy it. It is not usually designed in from the get go. Tom White asked about the ¾ staircase which can be seen from the side of the house to which Mr. Nagy explained that from the front of the house, which is the part that faces the road, it is completely invisible. He noted that where you are going to see it is from the neighbors side, but there is a big hedge in the way which will shield it from the neighbors. Mr. Nagy noted that the staircase is a NYS requirement. Village Building Inspector John Woudsma noted that their internal access to the roof deck is via an elevator and they needed to provide another way off of that roof in case of a fire. Chairperson Sandford asked what the risers on the staircase were to which Mr. Nagy responded that they are mahogany. Chairperson Sandford asked what color the balustrades are to which Mr. Nagy responded that they are white. Chairperson Sandford asked that they make the balustrades mahogany too. 9

Mr. Nagy stated that when his client first built the house, he had a view of the ocean and that was 27 years ago. Now he has a view of Ira Rennert s chimneys. He stated that his client wants to restore that view, but there is no way to do that from the 1 st or 2 nd Floor. They actually rented a cherry picker and at that 29 you can get that view back. Chairperson Sandford asked to see the staircase again. Mr. Nagy stated that it is tucked in, but can be seen from the north. Chairperson Sandford stated that she does not understand why the balustrades need to be white and suggested they be mahogany so they blend in to which Mr. Klausner agreed to make it mahogany or make it the color of wood shingles. Mr. Nagy asked if it is alright for the stair to be metal as long as it is the color of the mahogany to which Chairperson Sandford asked what the white was going to be made out of. Mr. Nagy responded that it was going to be stainless steel so that it will hold up to the salt water. Chairperson Sandford suggested that they make it a dark color to which Mr. Klausner agreed. Chairperson Sandford asked for a motion to approve the construction of a two story, single family dwelling, attached two car garage, covered porch, unroofed decks, detached pool house and pergola subject to the outdoor staircase being made a dark color. A motion was offered by Barbara Slifka and seconded by Robert Barandes. It was unanimously approved. 2. Kenneth Schwenk 3491 Montauk Highway 908-4-1-26 Applicant proposes construction of an agricultural storage barn Kenneth Schwenk presented the application. He stated that he is proposing a new building to replace the building that burned down. He showed the plan and the profile and noted that the new building will be oriented and shaped the same as the original barn and the dimensions of the new barn are 35 x 40. He stated that on the north side there will be 28 x 24 thermal pane, vinyl clad awning windows, which will be low maintenance. He noted that there are no doors on this side. He continued that on the west side there will be a walk-in door and two garage doors. 10

He continued to explain that on the east side there will be four 36 x 24 awning windows, a double hung window above for access to the loft and a walk in door. He noted that the space will be double height to allow for a loft for storage purposes. He stated that on the south side there is a walk-in door, two 20 x 24 awning windows and a 9 h x 12 w sliding door. Chairperson Sandford asked Mr. Schwenk to talk about the materials to which he responded that it will be all steel trusses - no wood. He stated that he was given a choice of a ribbed style or a flatter style and he chose the flatter style. He noted that it is going to be insulated and will have the same materials on the inside. He explained that the walls will be grey and the roof will be a burnish slate. He noted that the gutters and the down spouts and anything that is vertical will also be grey.grey doors and grey walls. Chairperson Sandford noted that it looks like a modern barn. Chairperson Sandford asked if there is an internal wall to which Mr. Schwenk responded no. He said any time you put in a wall, there is two feet of junk piled on either side of it. Without the wall the stuff will be tucked into the shadow of the trusses and effectively there will be more space. Mr. Schwenk noted that it will be built on a 6 concrete slab with rebar on the sides. Jonathan Snow 255 Narrow Lane East 908-2-2-25 Applicant proposes construction of a two story greenhouse/studio with covered porch and deck Jonathan Snow presented the application. He provided a sample of the 5/16 polycarbonate panels he is proposing and stated that the 5/16 polycarbonate panels will be between 6 x 6s. He also showed a photo of a greenhouse currently at Marders, which shows the material he is proposing to use. 11

He stated that the panels would be installed vertically on the front facade. He explained that everything else will be rough sawn pine stained grey and the roof is galvanized, corrugated steel. Chairperson Sanford asked how it will weather to which Mr. Snow showed photos of a two year old roof to which Tom White noted that it is pretty shiny. Mr. Snow showed the south view which is all rough sawn pine with a deck that comes off of the south side. He noted that the structure has a simple slant shed roof. Barbara Slifka asked if this is a greenhouse to which Mr. Snow responded that it is a studio and a greenhouse. He explained that the whole one side is polycarbonate glass and the studio is built up on the upper level of the south side and the other 400 sq. ft. is for growing things. He stated that he runs the agricultural Program at the Hayground School and he is the artist in residence and this combines both of his passions. He needs a greenhouse he can manage at home as well as at school. Chairperson Sandford asked if there is an exterior staircase to which Mr. Snow responded yes. Mr. Snow showed the front and the rear garden and what was his swimming pool. He noted that he filled in the pool and kept it 4 below grade to make what will hopefully be his greenhouse and studio. Chairperson Sandford asked what is behind his property to which Mr. Snow responded that his house is way back on the south side of his property. He noted that to the east is a 5 acre protected wooded area, to the south is the Loeffler property and to the west is the Wolffer property, which is all open pasture. Tom White asked if that is a fascia board holding down the plastic panels to which Mr. Snow responded yes, they are lag bolted in with a washer. Chairperson Sandford asked how it will be heated to which Mr. Snow replied that there will be a wood stove and there will be a lot of passive solar. He noted there is a 9 h x 16 w mahogany sliding door that has screens so that it can be open most of the time. Robert Barandes asked what the house in front of this looks like to which Mr. Snow responded that the house has a mansour roof - all cedar shingles and was built in 1987. Sean Selfe asked why Mr. Snow did not want a full wall of glass to which Mr. Snow responded that he had purchased the sliding doors at a discount and he really wanted to 12

use them. He noted that they are an easy way for him to get his work in and out of the space. Tom White asked if the roof could be made less shiny to which Mr. Snow agreed that the roof material will be more muted and less shiny. Chairperson Sandford asked for a motion to table the application for the construction of a two story greenhouse/studio with covered porch and deck subject to the roof material being less shiny. LZ, LLC 68 Crestview Lane Applicant proposes construction of a two story, single family dwelling with attached two-car garage, 1 st Fl & 2 nd Fl covered porches, roof deck, detached pool house, pergola and residential driveway gates Todd Howard and Bill Loose from Bohlin Cywinski Jackson Architects presented the application. Mr. Howard presented the site plan and stated that the meandering driveway leads to the carport. The main house is a two story dwelling with 8 bedrooms, 8 bathrooms, a roof deck, tennis and a pool house. He explained that the house looks to take advantage of a lot of environmental aspects.solar screening, large overhangs so that it mitigates sun, but is also well positioned to allow winter sun. It is modern architecture. Mr. Howard stated that the principal materials will be weathered cedar, the chimneys are corsite stone and the roof will be a revere freedom grey copper that is pre-patina. The majority of the roof will be a flat seam soldered roof. The majority of the roof on the main house and the accessory structure will have green roofs to which Chairperson Sanford noted that this will probably be the first in Sagaponack. Mr. Howard noted that it will retain 30 40% of the water runoff. He stated that most of the decks are epai which will be left to weather to gray. There will be limited foundation exposures and they will be concrete. Where there is exposed structure it will be painted steel. Mr. Loose noted that their thought for the house was, since it is sitting in a wonderful meadow, that the house would have a horizontal flavor to it. It takes advantage of the views based upon the orientation of the house on the property. The building is in the meadow and is also part of the meadow and that is the reason for the roof shape which 13

deflects upward slightly through the bedroom wing through the living space to the master bedroom wing. You get a little more lift on that and you get a better view, but you can just imagine that you see the green plain slightly rise up. Sean Selfe asked if there is a slight pitch to the roof to which Mr. Loose responded yes. Chairperson Sandford noted that it also helps keep heat in the house. Robert Barandes asked what the detail at the end of the building was to which Mr. Loose responded that the end of the building has a slight arc and that is going to be the same weathered cedar. It is a beveled siding with a reveal in it. It was a way to finish the building up at that end. It was important to blend the building in with the landscape and this gives it a much softer shape. Barbara Slifka asked if that arc is a bathroom to which Mr. Loose responded yes. Chairperson Sanford asked about the chimney exterior to which Mr. Loose responded that it will be corsite which is a subtle grey tone. Chairperson Sandford asked if they will use that stone anywhere else on the house to which Mr. Howard responded no. He noted that the patio will be blue stone. Chairperson Sanford asked if there is glass on the other side of the entranceway to which Mr. Loose responded yes. Mr. Loose noted that there are generous overhangs and they are doing shading with latticework. He stated that they will use high performance glass without a mirror quality. Chairperson Sandford asked if they will be using any solar elements to which Mr. Howard responded that they have done solar studies on the house. He noted that the floors are going to be blue stone, a darker stone that will absorb heat and the house will be passive solar. We studied it with computer models and that is why they tailored the overhangs so that in the summer it blocks the sun out and in the winter it maximizes the sun exposure. Chairperson Sanford asked what the lot size was to which Mr. Loos responded that it is 2+ acres. Chairperson Sandford asked if their thinking was to keep the landscape in the front low noting that there is not a 20 hedge to which Mr. Howard responded that the thinking is to keep the site as natural to the area as possible. Mr. Loose noted that it is overgrown now, but they plan to have just a veiled screen. 14

Sean Selfe stated that he would like to see the house from the road. Chairperson Sandford commented that she noticed the photograph of the view towards the ocean and the house has a nice feel to it. Chairperson Sandford asked how many square feet the house was to which responded 6700 sq. ft+ Chairperson Sandford asked if the house was two stories to which Mr. Loose responded yes. Windemere Trust 444 Parsonage Lane 908-4-3-37 Applicant proposes replacement of all windows on the main house Greg D Angelo of Greg D Angelo Construction represented the applicant. He noted that they are proposing to install Marvin replacement windows, which leave the interior and exterior casings of the windows in tact. He noted that currently there are old sashes with single paned glass. He showed windows samples and photos of some of the windows that have already been replaced. He noted that the new windows have true mutton bars with thermal pane energy glass. Chairperson Sandford asked if all of the windows are two over two windows to which Mr. D Angelo responded yes and they will be replaced in kind. He noted that they have already done repairs on the building and all of the work has been identical replacement. Chairperson Sandford asked if there were any questions or comments to which there were none. Chairperson Sandford asked for a motion to approve the replacement window system.
