We would like to start this off with a note of apology over the delays we experienced in the completion of our projects, Victoria House and Midland Mills. As a new developer in town, we do admit that we ran into some unexpected issues that we did not anticipate, which put a dent on our timescale and completion plans. And we are sincerely grateful to all our valuable clients for the patience and understanding that you have given to us. THANK YOU! As you may have seen from the recent news, Britain has exited from the European Union. The current UK Prime Minister, David Cameron, has announced he will resign by October 2016. The British Pound has been hit quite severely, dropping to 30 year lows against US Dollar. So, how does this affect the overseas investors who are investing in the UK Property Market? Well, our analysis shows that, this is perhaps one of the best times to buy properties in the United Kingdom. The British Pound is at a considerable low rate against most overseas currencies, which means overseas investors will get a huge discount when funds are transferred from outside of the UK. Business is as usual in the UK. Renters still rent. Buyers still buy. Employees still go to work. So, as far as UK property market is concerned, there is no immediate effect as a result of Brexit. GSD advises all clients, who wish to transfer funds to the UK, to do so now, by taking advantage of the low exchange rate. And for those clients who wish to invest in a UK property, GSD advises to do so now before the British Pounds bounds back up. VICTORIA HOUSE CONSTRUCTION UPDATES Victoria House was scheduled to complete by end of April 2016. As mentioned in the keynote by the founders, GSD experienced some unexpected and unanticipated delays with the construction due to some abnormalities on the site. However, GSD would like to assure all clients that construction is well progressing at the moment, and we will have the site completed by end of July 2016. You will see from the photos attached below that several units have been completed, and are just waiting for furniture to be brought in. The furniture are only brought in at the end of all the remaining construction process and after thorough site cleaning is carried out. This is to avoid damages to the furniture. Once again, GSD apologises for the delay and inconveniences caused to all the clients who purchased units in VH. We are now at the final stage of completion. MIDLAND MILLS CONSTRUCTION UPDATES As for Midland Mills, the contractors will be back on site on 1st of August 2016, as soon as Victoria House is completed. We are fully focussing to finish Victoria House site by end of July 2016, so that we can move all the workers to Midland Mills on 1st of August 2016 for a fully focussed construction work on the site. Block A has 8 to 10 weeks worth of construction to be completed. Once we are back on site in August, we expect Block A to be fully completed by end of September or early October. Block B, C and D construction will start simultaneously after that. Block B and C will be refurbished to the plans provided, and Block D will have the ground broken. While it is usual to have abnormals on a site as big as this, we have done thorough studies and feasibility reports so that we do not experience any more drastic delays with Block B, C & D. Our Project Manager has completed the feasibility study, and has prepared a full schedule of construction program for the site. As you are aware, there is an existing structure of shop houses occupying half of the site, which needs to be demolished. We have scheduled the demolition work to start on 1st of August 2016. The demolition and site clearance will take approximately 4 weeks. A brand new construction team will be in place to build the Platinum One project. GSD expects the construction of this project to be smooth, without too many abnormals.

Sheffield has been in the limelight quite frequently during these days. Work has started on a 65 Million Chinatown development close to Sheffield City Center, and 12 minutes walking distance from the Royal Riverside site. According to www.thestar.co.uk, the project is backed entirely by funding from China. On another news, a 42 Million plan has been unveiled to expand the Sheffield Parkway to three lanes instead of two lanes, to ease congestion. All these activities show the current growth and the expected future growth of Sheffield.
