Joliet remained a very busy place over the past four years (2011-2014). The Building Department issued 21,066 building permits for a total construction value of $590,334,996.00.
Of particular interest is the industrial and commercial development that has blessed this city and fostered continued job growth. During the previous four years, there have been 872 building permits issued for commercial construction, commercial remodel and commercial building additions. This construction value was $385,371,190.00 That makes the average for a commercial permit at almost one half million dollars ($441,939.00).
The top projects in the private sector commercial category for the last four years were: 1. The Home Depot warehouse campus at 2950 CenterPoint Way and 2551 Logistics Drive for $78.6 million. 2. The CenterPoint Properties developments at Laraway Road and CenterPoint Way (Patterson Road) for $58.6 million. 3. HD/Clarius Park Warehouse at Youngs/Amoco Roads for $23.0 million. 4. Dollar Tree Warehouse remodel and expansion at 300 Dollar Tree Lane for $22.0 million. 5. Navistar Warehouse remodel and expansion at 2700 Haven Avenue for $12.6 million.

Interstate Warehouse expansion at 2500 McDonough Street for $7.7 million. 8. Falken Tire Warehouse at 1515 Rock Creek Blvd. for $7.7 million. 9. Conway Freight Terminal at 1950 Terminal Court for $7.5 million. 10. CN Intermodal Yard at 785 Draper Avenue for $7.5 million.

Central Grocers Warehouse expansion at 2600 Haven Avenue for $4.0 million. 13. Jeff/Cat Commercial Plaza at 2601-2617 W. Jefferson Street (including Aldi, Potbelly, Chipotle) for $3.6 million. 14. Harrah s Casino remodels at 151 N. Joliet Street for $2.6 million. 15. H & M Store remodel at 3340 Mall Loop Drive for $2.3 million.
The top projects in the public, institutional, notfor-profit category were: 1. County of Will including Sunny Hill Nursing Home for $16.6 million. 2. Presence/St. Joseph Hospital & Nursing Home at 333 N. Madison and 210 Springfield for $11.9 million. 3. City of Joliet Utilities at 1021 McKinley Avenue for $11.3 million. 4. Aunt Martha s Health Facility at 1200 Eagle Street for $5.9 million. 5. University of St. Francis including 16-18 W. Van Buren Street for $2.73 million.

Ottawa Street for $2.4 million. 8. Prayer Tower Church at 500 Stryker Avenue for $2.3 million. 9. City of Joliet Transportation Center at 55 E. Marion Street for $1.8 million. 10. Goddard School at 5005 Theodore Street for $1.6 million.
The top projects in the public, institutional, notfor-profit category were: 11. New Covenant Church at 1995 Mills Road for $1.6 million. 12. Cross Roads Church expansion at 1451 Black Road for $1.2 million. 13. Will County replacement parking lot development at 63 S. Ottawa Street for $1.2 million. 14. St. Paul the Apostle Remodel, 130 Woodlawn Avenue for $720,000. 15. Westminster Presbyterian Church addition at 1015 Winthrop Avenue for $640,000.
As previously shown, the Building Department issued 21,006 building permits for a total construction value of $590,334,996.00. For years 2011, 2012, 2013 and 2014 that is an average of $28,103.00 per permit. Those 21,006 permits yielded $11,556,409.00 in permit, impact and tap-on fees, or $551.00 per permit.
