April 2005 BOARD OF DIRCTORS REPORT Next Board Meeting: May 25, 2005-7:00 PM at Valencia Mgt Group 27644 Newhall Ranch Rd. Suite 45 The Board of Directors meets the 4 th Wednesday every other month at Old Orchard Clubhouse. Homeowner participation is strongly encouraged at these meetings. Please plan on participating and letting us know what s on your mind! Remaining meetings for 2005: July 27 th 7PM Annual Meeting / Elections: September 28 th 7PM WELCOME VALENCIA MGT GROUP! There has been a changing of the guard at Vista Ridge!! As of May 1 st 2005 the Vista Ridge Homeowners Association will be under new management. As an effort to continually improve the efficiency of our Home Owners Association and enhance communication with homeowners, the board of directors recently put management services out to bid. Numerous responses were received and the board interviewed various management companies. The board is pleased to announce the selection of the Valencia Management Group as our new management company and looks forward to a good working relationship. Dues slips may continue to be sent in to Crown Management, per the pre-printed coupons. Crown Management will be working with Valencia Management to ensure a smooth transition over the next few months. It is our goal that this be a seamless transition for our association. THANKS TO OUR VOLUNTEERS! A special Shout Out is due for the tireless volunteers in the neighborhood that keep things moving on our committees, for the association itself and assisting with neighborhood events. THANK YOU to Melissa Lee for putting together another wonderful Easter Egg Hunt! and a hearty thanks to the following individuals, who have stepped up during the first quarter this year! SOCIAL COMMITEE REPORT Easter Egg Hunt & Vista Ridge RAP On March 26th, we sponsored our Annual Easter Egg Hunt for the neighborhood children. NEIGHBORHOOD WATCH REPORT The Sheriff is Coming! The 2005 Neighborhood Watch Committee is pleased to announce our first neighborhood wide Neighborhood Watch Meeting! A deputy sheriff will be on hand to discuss the Neighborhood Watch Program with the Neighborhood Watch Committee and all interested homeowners. Neighborhood Watch Meeting Thursday May 12 th @ 7PM All homeowners are encouraged to participate! We also combined the ever popular Vista Ridge RAP with the event, to allow neighbors to congregate and get better acquainted. Mark your calendars and come out to the common/pool area to hear the dos and don ts regarding Neighborhood Watch. It s up to all of us to work together to protect our homes and loved ones from crime. Learn how we can all work together to make our neighborhood a safer place. Keys Still Looking for Home! Jumpers were provided to keep the kiddies busy, following the hunt, while mom & dad had some refreshments and got to know their neighbors better. We had a great turn out and look forward to our next event. I still have in my possession, a set of misplaced car keys. Have you lost any recently? This set of keys, along with a clicker, appear to belong to a Chevrolet. If you think they re yours, drop me a line at wits4golf@yahoo.com & I ll get them back to you. If I don t hear from anyone this month, they ll wind up in the trash The VR RAP is April 30 th @ 9AM!! Upcoming Social Events With the exception of the Vista Ridge RAP, there are no currently scheduled social events prior to our annual garage sale and BBQ. Please email suggestions to Melissa Lee at wearefamilee@sbcglobal.net 2 ARCHITECTURAL COMMITTEE REPORT Reminder: Architectural requests are needed for any home improvements, including: paint, roofing, landscape, hardscape, remodels, windows, garage doors etc Please get Architectural Committee involvement and approval before you start any work. They have your best interests in mind, as well as a responsibility to ensure neighborhood harmony.

SLOPE COMMITTEE REPORT The Slope Committee has recently completed an inventory of our slope areas, including ground cover and trees. They have updated the original slope maps and are building a sustainable database for the short-term and long-term slope maintenance. The slope committee benefits from member Jesse Nunez, who is a certified arborist and they have sought guidance from Chris Keogh, of Newhall Land and Farm. Windows Anyone? Neighbor Cal Nordhagen has some windows for sale. It seems he purchased replacement windows with the same dimensions, but has since gone with a different design. He s now stuck with the ones he purchased and they could be a good deal if the price is right! Your hard working 2005 Slope Committee By now you should have all noticed that some trees have been tagged with spray paint. These trees have been tagged for future removal, pending board of directors and architectural committee approval. Note that where possible, view-blocking trees will be replaced by low growing equivalents. WHO S WHO IN VISTA RIDGE? We have another winner for Who s Who in Vista Ridge. Again Lisa Meegan identified Robbie Witkowski, riding up to Lone Mountain in Big Sky, MT and claimed this month s Starbucks Gift Certificate! Could it be she was house sitting for us and had a clear advantage?? Give her a hard time next time you see her and see if she ll buy you a cup of coffee!! For all of you who were at this year s Easter Egg Hunt & Vista Ridge RAP, this one should be easy! This little sleuth was seen chasing bunny eggs. Identify him and earn your own bragging rights! 1st correct reply to wits4golf@yahoo.com wins! 3 Swim Team Neighbor Mary Insua has begun a quest to see if the Swim League will allow Vista Ridge kids to join the Valencia Hills Swim Team!
