Update on Hilton Anchorage conditions since September 2016 report December 2016: Hilton Anchorage receives a 63.39% on its Quality Assurance report from Hilton Worldwide. 1 According to Kroll Bond Rating Agency, the Unacceptable rating was primarily related to guest satisfaction survey scores and guest room cleanliness. 2 December 12, 2016: Flood in the laundry room. (Appendix A) December 2016: Flood in the ballroom, caused by a hot water line that froze inside the wall and burst. (Appendix B, Page 4, Item 15) January 26, 2017: Housekeeping manager Ivan Tellis announced to the housekeeping department that Holland America Cruise line will not be using the Hilton Anchorage Hotel to lodge guests this summer. Holland America had been a regular customer of the hotel. February 1, 2017: Hilton VP Jonathan Wilson responded to me, punting my question about whether conditions at Hilton Anchorage complied with brand standards back to Columbia Sussex (Appendix C). February 5, 2017: Hotel s due date for $11,424.61 for Water Mitigation Services, purpose noted as Water extraction from the entire first floor from flood caused by frozen pipes. (Appendix D) February 17, 2017: The hotel conducted asbestos and lead analyses on Rooms 516, 640, 740, and 840. (Appendix E) o The hotel s lawyer wrote to us on August 23, 2017: The testing in Room 840 was conducted solely as a precaution occasioned by a leak in the 40 room series in the West Tower. Room 840 was tested when the Hotel was checking for the source of the leak. No leak or need for any repairs was discovered in Room 840. August 23, 2017: The hotel s attorney affirms that the Hotel has not implemented the Moisture Management Plan that was developed in conjunction with the Hotel s financing efforts. The plan that was developed did not appear to be geared towards or suitable for a Hotel property (as opposed to a longer term residence facility). The Hotel has not created a new Moisture Management plan and has chosen to address any moisture issues promptly and proactively as the documentation that has been provided demonstrates. This flange gasket was located on the cold water inlet side. Upon discovery of this leak at 8:00 AM Friday morning Bob Best shut the water supply off to the water heater and called Norcoast Mechanical out to do the repairs. By 10:00 Am repairs were made and the water was turned back on. 2) Testings Attached. 3) No photographs were taken. 4) No statements were taken on the incident. 5) Work Order from Norcoast Mechanical attached. 6) Bill Rosario in engineering discovered and reported the leak to Bob Best (Chief Engineer) and put a bucket underneath the leak to hold the water and Lealofi Fea ( lobby attendant) helped with water extraction Soham Bhattacharyya
