Eddington News A publication serving residents of Eddington Farms Fall, 2014 2014 Annual Property Owner Meeting You are all invited to the Annual Property Owner Association Meeting. When: Thursday, September 25 th Time: 7 pm Where: City Hall City Hall is located on Avon Road between Livernois and Old Perch Road. We are in need to fill multiple board positions, including secretary and at large members. We meet once a month and divide tasks among the board members. Any help would be appreciated. Street Noise Curious about the current state of road construction in the City of Rochester Hills? Is your street slated to be repaired? You can visit the city s web site http://ww3.rochesterhills.org/constructionmap/ to view the road construction projects for 2014 and 2015. Checking for our street I was surprised to see nothing slated although it had been listed in 2013. Emailing our Public Service Director Allan E. Schneck, P.E. I received the following reply: there are no plans to perform total concrete removal & replacement on Bembridge this year due to budget constraints. We do place contingent quantities within the project to address unforeseeable conditions and based upon what we have encountered thus far in the delivery of the 2014 project, we will not be able to work on Bembridge this year. The question is what can we as a community do to aid in the rise of our property values? I am so glad you asked. We can continue to Invest in our Property, Show Pride in Ownership, and help Care for our Neighbors who may need help with the little things. We don t necessarily need money to invest in our property, we can invest time. The time we take to clip the bushes, trees, grass or put in new flower beds reflects our pride or ownership creating a desire for new home owners to want to live in Eddington Farms while at the same time maintaining or even increasing values. Street Noise continued from page 1 we have yet to have an approved budget for the 2015 concrete rehabilitation program but both Bembridge & Pembroke are on our radar for 2015. As you may know, we have moved away from selective concrete slab replacements to total removal & replacement which is a better long term repair strategy for both Bembridge & Pembroke. Having our previously listed repairs slip through the cracks and evaporate caused me great concern. The old adage of the squeaky gear getting the grease certainly hold true. Both you and I need to voice our concerns and make our city aware of the need for repair of our streets. Please make it a point to tell the City of Rochester Hill (www.rochesterhills.org) that we need our streets fixed, so that our blip on the radar remains prominent and they hear our message loud and clear. 4 Lamp Post Is your lamp post in need of some work? Now is the time to do this maintenance before it gets cold. Here is a check list to help you out: 1. Light out? Why not replace your bulbs with CFL or LED bulbs so you don t have to change so often. 2. Needs painting? Fall is the perfect time to repaint your post and fixture. 3. Need a new sensor? Purchase a new sensor on Amazon, model Adjusta-Post 320 4. Cross post missing? Pick up a new one at Home Depot Schools Back in Sessionreminder the drivers in your house to drive 25MPH in the subdivision. Eddington Farms Values continued from page 1 I look back at when I grew up (in the dark ages) and it seems everyone in our neighborhood knew everyone else. The families may not have been close friends but I remember some adult always had an eye on us or a helpful hand for an elderly or temporarily disabled neighbor to help out. I can t help but ask myself when did that all change. I know we all have busy lives but are we really too busy to watch out for the neighbors kids or lend a helping hand where needed? One other thing to do is follow the Eddington Farms By-Laws especially keeping work vehicles off property. Making sure we don t park boats, campers, trailers in our driveways for more than 48 hours. We can make sure our trash cans are not visible from the street. Trash cans belong in our garages not on the side or front of our homes where they are readily visible. Believe it or not the trash can requirement is a City of Rochester Hills rule and I must say we have quit a few homes that could get fined if the city drove through Pride in Ownership. Our mailbox is an extension of our property. I realize this is something easily overlooked but if it is falling apart not only does the appearance take away from your property but the USPS can refuse to place mail inside until replaced Invest in our Property. Lamp Post lighting is a requirement of our by-laws as not only does the lighting improve the look of our property at night the lighting also helps cut down on crime. I truly fell blessed to be living in the Eddington Farms community. We have a beautiful property centrally located for shopping and interstate access with prominent signage creating our identity yet gently placed back in a wonderful quiet green space full of trees and nature. What brought you to Eddington Farms? Are you doing your part to make this an exceptional community to reside? Do you feel a Pride of Ownership when you drive home each day? Do you know your neighbors? Are you willing to invest in your property so when home buyers come through they say wow what a beautiful neighborhood, can we afford to live here?
