In no case, may a member cast more than one vote by proxy in addition to his/her vote. The proxy holder must not be more than 30 days delinquent in housing charges to the Cooperative based on the books and records of the Cooperative. Any proxy must be filed with the Secretary before the appointed time of each meeting.

3 March 2016 MANAGEMENT NEWS INTEREST AND TAX WORK SHEET This year, real estate taxes made up 7.99% of expenses at Hanover Grove. Therefore, each member who lived here the entire year of 2015 is eligible to claim 7.99% of their total carrying charges paid as a deduction to their income taxes. The following formula is used to determine the amount of the deduction, but on the bottom half of this page the deduction is listed for each bedroom type. Carrying Charges * Times a Amount of You paid in 2015 factor of deduction Real Estate Taxes = $ X.0799 = $ *Carrying charges you paid in 2015 are defined by the IRS as only carrying charge payments. Do not include membership fees, late charges, and repair charges. Section 8 or MSHDA payments made on your behalf are not counted. Only use the portion you pay each month. Our members should use the chart below. Find your unit type to see what the total amount of your carrying charges were for 2015 as well as the applicable tax deduction. TOTAL CARRYING CHARGES TAX DEDUCTION 1 BEDROOM $5,922.00 $473.17 2 BEDROOM $6,524.00 $521.27 3 BEDROOM $7,438.00 $594.30 If filing for the Homestead Property Tax Credit on your Michigan State Income Tax Return please use the Taxable Value shown below that corresponds to your unit type. Do not use these amounts if you are receiving assistance payments from Section 8 or MSHDA. 1 BEDROOM $ 8,731 2 BEDROOM $ 11,205 3 BEDROOM $ 12,490

Any amount owing as of the 11th of the month will be considered as a late carrying charge and you will be assessed a late fee of $25.00 unless you have made a prior payment arrangement with the Management. ATTENTION RESIDENTS Members are not permitted to use drop-in type toilet bowl cleaners. Any damage resulting from this type of cleaner will be the Member s responsibility. Any family who is interested in receiving extra food can come by the new garage on Saturdays of commodity pick-up between 12:30 pm and 1:00 pm This Is Per Family Only!! RECIPE PAGE 8 March 2016 IRISH BEEF STEW with GUINNESS BEER Ingredients: 2 T olive oil 1 onion, chopped 3 cloves garlic, minced 1 tsp salt 1/2 tsp ground black pepper Ingredients: 2 pounds beef stew meat, cubed 3 cups stout beer (Guinness) 2 potatoes, peeled and sliced 2 potatoes, peeled and quartered salt and ground pepper to taste Directions: Prep time: 20 minutes Cook time: 2 h 10 minutes Total Time: 2 h 30 minutes Servings: 4-5 From allrecipes.com 1. Heat the olive oil in a large pot over medium heat. Stir in the onion, garlic, salt and pepper. Cook and stir until the onion has softened and turned translucent, about 5 minutes. 2. Stir in the beef, beer, slice potatoes, and quartered potatoes. Bring to a boil over high heat, the reduce heat to medium-low, cover, and simmer until the beef is tender, about 2 hours. Season to taste with salt and pepper before serving. AMAZINGLY EASY IRISH SODA BREAD Ingredients: 4 cups all-purpose flour 4 T white sugar 1 tsp baking soda 1 T baking powder 1/2 tsp salt Ingredients: 1/2 cup margarine, softened 1 cup buttermilk 1 egg 1/4 cup butter, melted 1/4 cup buttermilk Directions: Prep time: 15 minutes Cook time: 50 minutes Total time: 1 hr 5 minutes Servings: 4-5 From allrecipes.com 1. Preheat oven to 375. Lightly grease a large baking sheet. 2. In a large bowl, mix together flour, sugar, baking soda, baking powder, salt and margarine. Stir in 1 cup of buttermilk and egg. Turn dough out onto a lightly floured surface and knead slightly. Form dough into a round and place on prepared baking sheet. In a small bowl, combine melted butter with 1/4 cup buttermilk; brush loaf with this mixture. Use a sharp knife to cut an X into the top of the loaf. 3. Bake in preheated oven until a toothpick inserted into the center of the loaf comes out clean, 45 to 50 minutes. Check for doneness after 30 minutes. You may continue to brush the loaf with the butter mixture while it bakes.
