These include: A market assessment f the Ttal Trade Area based n evlutin f the RTC as a Principal Activity Centre A market assessment and Trade Area definitin th t fcuses primarily n the supermarket ptential in stage ne f the develpment Lcatin IQ has defined a trade area fr supermarkets within 3-6km and 10-15min drive time frm the RTC. At present there are n supermarkets within this area shwn in the diagram belw: POPULATION OF TRADE AREA Lcatin IQ has reviewed a number f ppulatin prjectins frm gvernment and private surces and prvides a lw and high grwth scenari fr ppulatin in the trade area. Even the lw grwth scenari indicates a frecast ppulatin f 6,340 persns by 2016 with an annual grwth f 2,500 persns by this time; indicating that it is wrthwhile investigating establishment f supermarket facilities in the shrt term.
