DESCRIPTION The first recording of a dwelling at Mottingsden was in 1322 and was associated with John de Motyn, however the present property has origins from 1643 with later additions. Now Listed Grade II, the house has charming exteriors of part tile hanging with refaced stucco under a steeply pitched tiled roof. Internally the property has been upgraded by the present owners who have carefully highlighted the period detailing whilst incorporating modern day requirements. A variety of window styles including sash windows and some leaded light ensure an abundance of natural light floods the house and frames the wonderful views over the gardens to the countryside beyond. There are some exposed oak timbers and a variety of fireplaces including a magnificent inglenook in the Drawing Room. The accommodation is laid out over two floors and includes gracious and characterful reception rooms. The Drawing Room is split level having a raised area and a large bay window, whilst the less formal Sitting Room has views over the topiary garden and has a door through to the Flower Room. The Kitchen/Breakfast Room opens to the Family Room and is therefore a marvellous, spacious family area. Kitchen cabinetry is hand painted wood with marble work surfaces with integrated appliances and an electric range cooker. From the Rear Hall/Boot Room a door leads through to the Office and from there in to the Garden Room, which has access to a very useful cellar. An easy rising oak staircase leads to the first floor landing from where there is access to the seven bedrooms. Each has a character all of its own, in particular the excellent Master Suite, which is a large room suffused with natural light with lovely views over the gardens and opens through to the Dressing Room and has steps down to a well-appointed En-Suite Shower Room. There are six further bedrooms and three further bathrooms.

OUTSIDE Mottynsden Manor is approached via a private access lane, on to a private drive with beech hedging leading to a parking area. The extensive formal gardens are peppered with tall, mature trees and many varieties of colourful shrubs. Topiary hedging, well stocked herbaceous borders, sweeping lawns, an orchard of fruit and cob nut trees, croquet lawn and a woodland garden with azaleas and rhododendrons ensure for year round interest. Adjoining the house is a York stone terrace with two magnificent magnolia trees and an ornamental fish pond, whilst the croquet lawn enjoys the benefit of a Studio which commands is positioned to enjoy the fine view. The heated outdoor swimming pool is within a part walled area with surrounding terrace and a Summer House. Steps lead to a further terrace ideal for outdoor entertaining. The all-weather tennis court has stunning views of the surrounding countryside with the remainder of the land being divided in to four paddocks each with post and rail fencing. OUTBUILDINGS A detached office/workshop which is divided in to a large open plan room, stable, work shop, log store and WC, previously had planning to convert to a one bedroom annex. There is a small Studio alongside the croquet lawn and enjoys the benefit of the lovely views. Beyond the tennis court is American style stabling with a concrete yard and loose boxes for seven horses, together with a potential staff room.
