Location: Hay Creek Ranch is located in Park County near Lake George, Colorado, in a beautiful valley in the majestic Tarryall Mountains. The ranch is a 2-hour drive from the Denver International Airport and 1 1/2 hours to the Colorado Springs Airport. The ranch feels remote and tucked away from a modern day, fast-paced lifestyle. Situated in the center of the state, the ranch is an hour from many of Colorado s great attractions, such as Pikes Peak, Breckenridge Ski Resort, the Royal Gorge Bridge and Park, and the Arkansas River, with some of the best whitewater rafting in the state. Hay Creek Ranch LOCATION & acreage Acreage: Comprised of 167 acres with 127 deeded and an additional 40 acres of wilderness that is fenced within the properties boundary. The acreage encompasses pristine woodlands, dramatic red rock formations, brome pastures and lush green meadows sub-irrigated by three year-round forks of the Hay Creek and several natural springs. An additional 200 acres of hay ground is currently leased and could be continued by an incoming owner. The ranch has numerous springs surrounding the sub-irrigated meadow. The meadow produces quality horse hay primarily consisting of approximately 85% native brome, 10% timothy and 5% red clover. In a average year, production is between 1,000 and 1,200 seventy-pound bales of hay. In a year high precipitation, production levels will be closer to 1,500 bales.

Equestrian Improvements: The equestrian or outdoorsman can enjoy miles of scenic trails on the ranch in addition to many more miles of backcountry trails for the outdoor sportsman in the Lost Creek Wilderness and Pikes Peak National Forest. The roomy, 6,600 sqft, custom-built, 8-stall barn is fully-equipped with power, automatic waterers, runs, heated wash bay, paddocks, ample tack room, grain room, storage areas, heated bay and a forced air wood-burning furnace to provide heat to the stalls. The barn also houses a meeting room with a kitchen, an office, a ¾-bathroom and laundry facilities. The interior of the barn and living area have been updated and refurbished along with home-milled pine and aspen. The barn was roofed with propanol material, and is engineered with the same strength and integrity as the ranch house. The 90 x 120 insulated indoor arena with two wood burning stoves and was designed structurally for multi purpose use. Adjoining the indoor arena is a 100 x 200 foot outdoor arena. The hay shed holds 1,200-1,500 bales of hay that is produced onsite. For the cutting cow horse enthusiast, there is a stock pen with built in feeders for cattle. A second 3-stall barn is partially enclosed and has an attached 16 x 36 shop that is currently a woodworking shop used to build carriages and more.

hay creek ranch Improvements Improvements: The 1,500 sqft ranch house was custom-built in 2000 with 3 bedrooms, 1 ¾ bathrooms, and features tongue and groove aspen throughout. Other amenities include a country kitchen, a large utility/mud room, two pantries, Jacuzzi tub off in the master bathroom, and a roomy wrap-around, covered redwood deck accented by wellestablished perennial and wildflower garden beds. There is also an attached 3,500 sqft garage, with wall-to-wall shelving, which is currently being used as a shop. The house and garage were built to allow for easy expansion of the house if more square footage is desired and with 100- year trusses engineered supporting 105 pounds of snow or ice. The second residence on the ranch, a quaint 1,400 sqft home, was first used by the owners before the ranch house was built, and now is used as tenant labor housing. It features cedar siding, aspen and pine throughout the interior, a kitchen, mud room, 2 bedrooms and den. Ranch House Bunkhouse In addition to the 2 residences and the living area in the barn, the ranch has a 16 x 24 greenhouse with cedar siding, custom-made trusses, water, electricity and thermostat heat. The greenhouse was built to code and it can easily be converted to a studio or guest cabin. Wildlife: Wildlife is abundant with sustainable populations of elk, deer and Bighorn sheep. Hundreds of elk are on the property in the fall and spring. The ranch is a breeding ground, not only for the rutting elk, but also for the sheep, and is the home of Colorado s designated state herd of Bighorn sheep. Both golden and bald eagles are prominent in the sky. The ranch also is visited by many species of waterfowl, moose, bear, and cougar who also share the surrounding habitat.

Hunting: This property has all the amenities of in a secluded hunting property. The lush subirrigated meadow and water sources are a tremendous game attraction for the trophy elk, Bighorn sheep and countless deer that call the ranch home. The area also offers bear and mountain lion hunting in addition to a newly-introduced cow moose season due to the increasing moose population in the area. Situated between the Hay Creek Ranch and a neighboring private ranch, is approximately 25 square miles of National Forest that is virtually unreachable by the public hunter. Live Water: Water is abundant on the ranch. There are two live streams, Hay Creek and the South Fork of Hay Creek, that run through the property yearround. The creeks are not fisheries; however they benefit horses and wildlife. Two spring-fed ponds are onsite and one is 18-feet deep, fed by three springs and holds trout throughout the winter. Nearby Live Water: For the fly fishing enthusiast hungry for more, the nearby South Park area provides public access to miles of premier trout water, as well as several notable reservoirs teeming with massive resident trout. South Park is renowned for its productive trout water, more than 50 miles of public streams have been designated Gold Medal trout fisheries by the Colorado Division of Wildlife. The most noteworthy of the nearby live water fisheries is the heavily trafficked stretch of the South Platte between Spinney Mountain Reservoir and Elevenmile Reservoir, often referred to as the Dream Stream for its numerous large fish that move into the system out of Elevenmile. Each fall, nymphs drift through deep pockets producing 10-plus-pound browns during the late season spawning runs. The South Platte River above the reservoirs is accessed in the Tomahawk State Wildlife Area and offers excellent fishing for wary resident brown trout that spend mornings and evenings feeding aggressively, and seeking shelter and respite in the deep undercut banks by day. For the stillwater angling enthusiast, Spinney Mountain Reservoir, Elevenmile Reservoir and nearby Antero Reservoir offer excellent wade fishing, and boat and float tube access for trophy trout. Spinney is the prominent fly fisherman s target because of the excellent aquatic insect population, the massive brown trout and the pods of rainbows well over 20 inches that cruise next to the face of the dam.

In 1980, the 105,000-acre Lost Creek Wilderness was created under the Colorado Wilderness Act of 1980. Approximately 14,700 additional acres were later added to the west end of the Wilderness under the Colorado Wilderness Act of 1993. Lost Creek has the beautiful Tarryall landscape behind it and is known for its history and scenic beauty. Area History: In 600 AD, the Ute Tribes inhabited this area they referred to as Bubbling Waters. The native tribes considered the eruption of bubbles in the mineral water the breath of the Great Spirit Manitou, which we know as Manitou Springs. The Utes said it had great medicinal qualities. Nearby Manitou Springs has been the quintessential tourist town since the 1870s, when visitors discovered the healing waters the Ute Indians had been drinking for years. Many of the town s mineral springs still function today and the water is free. During the gold rush era, several nearby areas turned into pick & shovel camps. The first camp that surrounded Hay Creek Ranch was named Tarry-All meaning for all abundance of making life easier. In addition, there was a second camp that the settlers thought should be named Grab-All. When World War II ended, many people went West in search of a new start. Families came from the east in search of gold and to start a new life in the mountains. It was estimated that as many as 3000-6000 people established a new start in Manitou Springs. Climate: Hay Creek Ranch lies in a protected valley that lends itself to relatively mild Colorado mountain weather. Average snowfall is approximately 30 inches, half of which comes in March and April. The snow typically does not accumulate during the winter, which allows for year-round horseback riding and outdoor activities.
